“Absolute Gem of a location, providing that you don't mind being a little out of town: beautiful views and a thoughtfully planted setting, with the sound of running water from the nearby tumbling stream.”

The accommodation was very clean throughout. Furniture was fine; a few incidentals were a little worn but still usable. Strong Wi-Fi. Some opening windows in need of maintenance. Many more positives than negatives. We would happily stay here again.

“We agree fully with everything in 3 previous reviews, we wouldn’t have booked the cottage had they been available at the time.”

After seeing them we got in touch with Sykes to express our concerns. They came back to us reassuring us that everything had been sorted. As soon as we walked through the door we could see the place hadn’t been cleaning properly. So we got in contact with the owner who lives next door. She came & did some cleaning of the kitchen for an hour before we could check in. Once we were in the property we discovered more & more issues with cleanliness & maintenance. The property is dingy & been neglected for a number of years. The next morning we got in touch with Skyes so see what could be done, they just passed our complaint back to the owner. We have rented through Skyes many times over the years & always found their properties to be to a high standard, that wasn’t the case here. After 2 nights we were so unhappy that we decided to abandon the holiday & vacate the property. The stunning views didn’t make up for what is inside the property. We later discovered reviews on other sites going back a number of years repeating the same issues with the property. The owner is clearly exploiting the setting knowing that most people will say nothing & put up with it. This property is neglected, poorly maintained & dirty inside & out

Thank you for your feedback — I’m always open to constructive comments. Your stay followed a standard turnover clean, which many guests have found perfectly comfortable. I personally addressed your minor concerns, and the request for a kitchen deep clean. During your visit you did not raise further issues. Your visit came just after Storm Florin, which did cause leaves and beach sand to the exterior. The routine, window cleaner and gardener were scheduled for the week. Repairs to the window locks are already in progress. Other issues, within previous reviews were addressed prior to your stay. Woodland Roost is a simple Grade 3 chalet bungalow, priced fairly by Sykes professional agents, to reflect its features and location. I do my best to employ professionals to maintain the property year-round, even with the limited time available under the new Welsh letting regulations. I truly appreciate the support and reviews from all our guests over the years; several return year on year. There are positive comments in the visitor's book not published on line. It was a lovely week, and the area has so much to offer. - Kind regards Property Owner

“This property has potential and could be a fantastic place to stay.”

However, there is a strong smell of damp throughout the entire property, the cleanliness is not what we would expect even at a basic level holiday cottage. There were cobwebs throughout in numerous places that hadn't just appeared, dead flies on the floors, the food waste bin was filthy and smelly. The cups, glasses and cutlery had to be washed before use. This place clearly needs some general maintenance and care as only one window out of 6 in the front conservatory opened and that had no catch so had to be pushed closed from outside. The kitchen, bathroom and lounge windows could not be opened at all. The wardrobe in the twin room could not be used for hanging clothes as it had a strong damp smell and what appeared to be mould on some of the hangers. The outside furniture had seen better days and was used with caution. This is the first cottage in over 20 years of cottage holidays that I felt the need to go out and buy new towels and duvet etc to use for our stay rather than use those provided. The only saving grace for us was the view and if the owner could invest in the property and perhaps stretch to a welcome pack, even if it was just a pint of milk that would go a long way. Maybe review the towels as good sized, soft towels are not really considered a luxury and are an easy fix. We expected dated furniture which is absolutely fine as everyone's taste is different but uncleanliness and a damp smell is not conducive for a relaxing break. We enjoyed Wales and Barmouth however we would not stay at this property again. We were disappointed with this property, we've booked cottages for many years and have never experienced a cottage that feels so neglected and uncared for.

I am sorry you were disappointed with the property. I did offer you larger bath sheets, rather than the provided bath towels. Any issue with cleanliness I could have addresses at the time, as I cleaned the property before your arrival. The food waste bin is used by all guests and after emptying by the council it is disinfected and left under the car port, small bags are provided in the property.. I did empty the dishwasher from previous guests, I apologise if I missed any other pots in the cupboard. Any issues can be resolved, the garden furniture is not damaged and safe to use. Due to its woodland location, the electrician replaced the extractor this year with a trickle vent extractor fan to circulate and remove air. The window locks require a key which is on the kitchen window cill. I did apologise and advised on the issue with the front conservatory window. The bedding is steam washed, and pressed after every visit. I do have a gardener, who unfortunately has missed a visit but during your stay the window cleaner did call and clean all windows.. Being in a woodland setting the property does attract insects. The front conservatory does seem to attract more, spiders being an issue. I did leave the door open to help keep the property cool before your arrival. As we spoke I assumed there no issues. Property Owner

“Superb location and stunning views.”

However, irrespective of Grade 3 listing, there are some basic shortcomings. To name a few......... *Only ONE window in the whole house opens. That's in the conservatory which also lacks any blinds. *Dishwasher is temperamental *2 chairs have wobbly legs *Outside lighting not working and trips the electricity supply to the whole house if switched on! Dangerous on steep steps. *Kitchen poorly equipped. Talked to the owner who I felt played lip service to my constructive comments and basically relies on the beautiful location to smooth over the issues. Despite the above, we thoroughly enjoyed our stay and had a wonderful holiday.

I spoke to this lady, as this couple were late, checkout is 9.30am the cleaning team van had arrived at 10.15. At this point she raised a few issues. After they had left I did check out her comments. In regard to the windows,the rear conservatory windows do open without a key, the others windows open with a key, which was in a bowl on the kitchen window cill. Yes, there is an issue with the front conservatory windows, to which I've been trying to find a solution. I also explained an electrician had been booked to replace the sensor. For safety reasons it had been turned off at the board within a cupboard. There is ample light from conservatory to illuminate the steps, had it been winter it would have been prioritised. I advised this work is booked for a Monday in June. Blinds in the conservatory for closing at night are a personal preference. There are curtains within the front bedroom. I also checked the legs on the chairs. The chairs dont have wobbly legs, the tiled floor opposite the rear door, isn't quite level. The table had been moved to the front conservatory and when moved back it was not in it's normal position. I was unaware of the slight uneven floor area in the rear conservatory. The shelves next to the cutlery drawer contain items, that this lady considered were missing, for example the potato peeler and grater. The dishwasher wasnt mentioned nor had any other guest complained about the dishwasher. I have been running my business for many years and I do take on board guests comments. Had these issues been brought to me earlier in their stay, with the exception of the front conservatory window the other minor points would have been resolved. Sadly, she was rather disgruntled that she was being asked to leave when the professional cleaning team arrived. Property Owner

I am sorry to read that you were disappointed. The property is accurately listed at grade 3, basic level. The photos clearly show the decor which may not be to everyone's liking. The property was professional deep cleaned in March by a local cleaning company. The clean also included all the carpets. This cleaning company professionally cleans at change over but due to the property's woodland location, sometimes cobwebs do quickly return. Curtains and bedroom lamps and pendant shades have recently been upgraded. A new trickle vent extractor has recently been installed in the bathroom. Last year the electric fire was changed for an Optiflame, as well an upgrade to a Duralit toaster. The front conservatory is old, and a major expense to replace as advised it does get very hot from time to time, The start of May this year being hotter than normal. Every effort is made to ensure an enjoyable holiday experience in a beautiful location. Property Owner
