    “Location is good, right near the beach and as described.”

    Initial impressions are that the staircase up to this third story apartment is badly lit and hasn’t been cleaned or hoovered in probably a year. Keep your shoes on. The apartment seems to have little thought to actually staying there. Bulbs missing from lamps, bedside lamp on one side doesnt reach the plug socket, provided towels are tiny, the hoover either was full or on its last legs as it smells bad when used so you need to air out the apartment, the dining table is really heavy and ...

    Initial impressions are that the staircase up to this third story apartment is badly lit and hasn’t been cleaned or hoovered in probably a year. Keep your shoes on. The apartment seems to have little thought to actually staying there. Bulbs missing from lamps, bedside lamp on one side doesnt reach the plug socket, provided towels are tiny, the hoover either was full or on its last legs as it smells bad when used so you need to air out the apartment, the dining table is really heavy and can’t be moved to access the other side without dislodging the glass top. There are old and dirty wall stains from water ingress, these look older than a seasons worth of wear. When using the shower, the sharp drain cover isn’t attached, and comes off while your showering, the drain doesnt let the water flow so your stood in the water with an exposed drain hole. Also the shower head pole is coming off the wall so you can’t adjust it properly. The booklet on arrival was not cleaned properly, it was old and felt dirty to use. The same as the laminated notes around the apartment asking you do do/not do certain things. The cleanliness really wasn’t acceptable, down the side of the bed, the frame was dirty, there was rubbish under the spare bed, the edges of the sofas had tissues down them, many of the flat surfaces and all mirrors in the apartment were dusty or had bits on them. Even the dining table wasn’t cleaned properly, was covered in smears. We understand that there will be issues in a holiday let, because it’s not easy to identify issues unless someone notifies the owner. But most of this was cleanliness. With a deep clean and some regular maintenance this place could be a whole lot better quite quickly. I had an issue that I wanted the owners help with during my stay but this didn’t happen. I was asked to look into it myself.

    Thank you for taking the time to leave a review. We wish you’d spoken to us about the issues you had whilst you were there as then they could have been addressed at the time. To start with the only issue you did raise to our attention and that was your last paragraph regarding the smell of smoking from either outside or a neighbouring apartment. You rang at 21:36 at night and left a message. You were called back as soon as possible that same evening. You wanted our housekeeper to investigate to find out where the smell was coming from and presumably to ask whoever it was to stop - we did try to explain that this is obviously not something within our control nor something we have any authority over. Hence you were told there was not really anything we could do. We cannot knock on neighbours’ doors especially at that time of night, nor even ask people to stop smoking in their own apartment or outside should we find who it is. It is unfortunate and we apologise if it disturbed your stay but it is very unclear what action you were expecting here, though we did gave you a courtesy call the next day to follow up. Regarding the rest, there is a cleaner who takes care of the stairwell. It is not daily though we can assure you it is way more than once a year and any cleanliness issues are taken care of when the cleaner is there. Even so, there is no need take your socks off in the common areas and we would recommend people keep their shoes and socks on until they are in the apartment. Regarding the lighting in the stairwell - we have checked on that and there is a timer switch on each floor which are all working. Not sure if you noticed these were on each floor but if you would have kindly raised the issue whilst there we would have explained and/or seen if there was another issue also that you noted. For the ‘bulbs missing from lamps’ if you had informed us at the time we would immediately have taken care of it. The ‘bedside lamp on one side doesn’t reach the plug’ has an extension lead to reach the socket - maybe you missed that but again, if you informed us at the time then we would have immediately let you know and addressed the issue. The towels are not tiny. We have a bath towel and a hand towel for each guest. If you wanted more then it is possible to ask. We have had no issue with the hoover smelling, so that is weird. The bag is changed when it is full or near full as per normal, though our cleaner checked the bag on the next changover. Despite it being only half full, we changed it specially. We apologise the table is heavy. We will look into what we can do there by maybe adjusting the gravity in the apartment. Regarding the ‘old and dirty wall stains…these look older than a seasons worth of wear’, they are not ‘older than a seasons worth of wear’. They actually appeared in July. Again, we could have explained if you raised this at the time and you could have verified with our neighbour as we informed them when they appeared (in July) to see if they had issues on their side. We are taking steps to fix this later this year. The drain cover is not attached by design and also as it needs to be removed in order to clean the pipes and drain - unfortunately guests wash a lot of sand down the shower despite the signage. Hopefully you managed not to be sucked down the drain hole. We will look at the shower head pole. That was not something we were aware of, so thank you for the feedback. The booklet and laminated signs etc are all cleaned on every changeover, but again, if you had raised the issues at the time then I am sure we could have arranged for a further clean whilst you were out of the apartment. The property

Abermaw Views is a charming and well-presented apartment, positioned on the top floor of a Victorian stone building on Marine Parade, it offers superb views of the beach as well as being within walking distance to Barmouths' attractions and shops.

Enter through the buildings grand entrance and up the shared stairway to the 2nd floor where you will find the entrance to the split level apartment.

Through the door and up a short flight of stairs you will find yourself in the heart of the apartment ready to explore your home from home.

On the lower level, to the mountain side of the apartment, you can find a charming galley kitchen, hosting everything you could need to enjoy your self-catered stay, including a dishwasher!

Through the kitchen is the shower room, with a large walk in shower, this provides an ideal spot to wash off those sandy toes after a day at the beach.

Heading to the upper level you’ll find two bedrooms, designed with your family in mind.

The Master bedroom has a 4’6” double plus a single bed.

The room looks out over the towns roof tops to the mountain behind.

The bedroom at the front of the property has bunk beds and spectacular sea views, no matter which room you choose to rest in, you can ensure that each of them provides a contemporary and comfortable interior for you to unwind in after a busy day of adventure.

The sitting room provides you with an ideal area to come together in the evenings to watch a film whilst curled up the comfy leather recliners or spend some time discussing the plan of action for the day ahead.

The room has incredible views over Barmouth beach and the Irish sea.

Leaving the sitting room, you can find a landing fit with a dining area for the whole party to gather, take a seat here whilst enjoying a delicious home-cooked meal or a board game, before retreating to the conveniently placed bedrooms just a few steps away.

In the morning you can enjoy the views overlooking the beach and the fresh air surrounding you, there’s no better way to start your day.

When everyone’s up and ready, take a walk into the bustling local area, providing you with a wide selection of amenities for all tastes to enjoy, Barmouth makes a fantastic place to spend your holidays.

Here you can find lots of independent shops, the Oriel art gallery, the museum of Tŷ Gwyn, and plenty of restaurants to indulge in when you don’t feel like cooking.

Be sure to stroll to the harbour, steeped in maritime history and offering magnificent scenery, it provides a lovely lunch spot, with the beach just a short distance away too where you soak in the sun as the little ones build sandcastles.

This property is also perfect for the avid outdoorsman, with the Snowdonia National Park on your doorstep, there’s no better place to walk, cycle, or experience wonderful wildlife in Wales.

Abermaw Views is a marvellous property, ideal for both the beach and the beautiful lands of the Snowdonia national park.
