“We’ve had a really lovely stay at Tan y fford.”
It’s in a beautiful area. Sadly, can’t walk from the house at all due to it being on main road. The house was generally clean however it was obvious pets had stayed as dog hair in corners of rooms. No tea towels which was frustrating. These are just little annoyances it was a fab place to stay.

We would just like to clarify a couple of points for future guests. Tan y Ffordd is in a rural location and is set significantly back from the road, accessed via its own private gated driveway, as shown and described in our listing. We are a dog-friendly property, which is also clearly advertised. The house is thoroughly cleaned between every stay, so we are sorry to hear that you noticed a few dog hairs in the corners and will certainly feed this back as part of our changeover checks. Tea towels are provided and are kept rolled in the kitchen cupboard alongside the dishwasher tablets and dishcloths, so we’re sorry that you weren’t able to locate these during your stay. It is in an ideal location to access multiple things to do. My only negative is that the mattress in the main bedroom has seen better days (could feel every single spring). Other than that, would definitely recommend.

Terence “What could be a lovely cottage to stay in is spoiled by the dire need of a refurb .”
The cottage was looking drab with peeling paintwork on bathroom skirting board , which was also a bit dusty . The downstairs double bed had drawer fronts propped up not fastened on so kept falling off . For a sleeps 6 cottage , kitchen crockery a bit lacking , eg only 3 side plates , 4 bowls and chipped plates and a couple of baking trays would be good to have . Fridge is missing a shelf so not easy to use . Tv remote had no back on or batteries , I did wonder why it was switched off at the wall . Front door doesn’t close to seal , just as well it’s only into porch , but inner door lock also needs attention as sticks . Good sized garden handy for our dog , but as previous renters hadn’t picked up after there dogs , I had to do a pick up before letting our dog out ( owners did have sign saying pick up mess but obv ignored by some ) Hot tub excellent as partially covered and kept its heat very well . Paths were a bit green and slippy I know it’s winter but they need a pressure wash . Cottage also warms up quickly when heating on which is great when weather bad . All in all the cottage just needs some love and attention to be worthy of all the 5 star reviews it gets .

The cottage is fully refurbished each winter and maintained throughout the year. As a busy property that sleeps six and is booked consistently, some general wear during the season is inevitable - though this is not reflected in the hundreds of 5-star reviews we receive. Had any concerns been raised during your stay, we would have been happy to address them promptly. The cottage is in a rural location approximately 1,000 feet above sea level, so outdoor areas are naturally affected by the elements, particularly in winter, and cannot always be pressure washed between every changeover. While we do check the garden, we also rely on guests to clear up after their own dogs. We’re pleased you enjoyed the hot tub and found the cottage warm and comfortable. Property Owner

The location is beautiful and peaceful, perfect for a festive break. The hot tub was a real bonus, and we loved spending evenings sitting by the log burner – so cosy. Fully equipped with everthing we and our dogs needed . The cottage was very comfortable and great value for the cost. The owners were friendly and helpful throughout our stay. We’d happily book again.

Laura “We had a really nice week with Tan Y Fford as a base for our planned exploring.”
The location is ideal for getting out and about and hot tub was a dream after long walks in the days. The property itself was very clean on arrival and had all the basics needed for our stay. Some parts of the property are a bit tired, the carpet on the stairs is loose, the front door handle very wobbly, the shower has some broken parts for example - although this didn’t impact our stay hugely, it was definitely was disappointing when we first arrived. Overall the property is comfortable and pleasant and we felt the pricing was fair for the week. It was great to be able to have the dogs with us, this is a huge plus point - however the garden was very wet and soggy and as we have large dogs the fencing was not adequate for them to be left unsupervised- not the owners or property fault but would be good to let future visitors know perhaps. It was great to walk in the fields opposite the property, but again this is not fenced so you can’t exercise them freely and this would have been a real help after/before a long drive. The welcome pack was amazing, and we were definitely grateful for all the goodies! ☺️

We’re sorry to hear your comments about the garden. The garden is securely fenced for normal-sized dogs, but we do appreciate that this may not always be suitable for very large breeds. Unfortunately, the recent wet weather in Wales has made many outdoor areas quite soggy, which is sadly beyond our control. With regard to the fields opposite the property, these are not part of the rental agreement when staying at Tan y Ffordd, but we were happy to allow access as a goodwill gesture when we saw you had two dogs on your booking, so they could enjoy some extra space. As these are working fields, and not part of the holiday let or garden, they are not fenced, and we do make sure guests are aware that only the garden itself is enclosed in our detailed welcome message. We’re glad you found the property comfortable and enjoyed the hot tub and local walks, and we hope to welcome you back in the future. Property Owner

We had a fantastic week stay cottage was beautiful everything you needed was there a lovely welcome pack and instructions how to use hot tub and the oven also were local walks are the cottage was very comfortable and the grounds lovely and very dog friendly we would higher recommend going to family and friends and Adam and Helen are only a phone all away if you need help with anything

Terri “Just spent 3 nights at Tan y Ffordd this week and we had a great time.”
We were a party of 4 adults, 2 children and 2 dogs. The cottage is lovely and has such a homely feeling. It is clean and tidy with all the amenities you need for a family holiday. The gardens and grounds are well maintained and secure enough to let dogs roam freely. The hot tub was lovely and clean and being covered, we were able to use it in the 'not so great' weather. We had a tiny maintenance issue when we were there, which didn't really affect us. However, once we made the owners aware they came out the same day and fixed it. Thank you Helen and Adam for a great holiday in your wonderful house!

Sandra “I would like to start by saying it is a shame, as the property itself is lovely and the location is perfect for exploring surrounding areas.”
Inaccurate, incomplete and misleading description of the property and services because items have been either replaced or removed and these are not up to date on the website. There was a daily problem with connecting to WiFi. Dropped ceiling in between front room and kitchen so watch your head. Hot tub was a good idea but needs to be maintained on a regular basis. The beds (mattresses) were very uncomfortable in the downstairs bedrooms and the double bed had dirty linen on it. The wardrobe door in the downstairs bedroom was broken and the drawers under the bed were broken. The settee was uncomfortable. Cleanliness of the property looks okay on the surface but the whole property could benefit from a deep clean. (Lots of mold, cobwebs and dust). The same with the maintenance of the property outside, securing and cleaning of the windows, replacing broken slabs and fixing broken decking steps. We tried to spend as much time as possible away from the property because of all the issues stated above. We feel we did not get value for money and when we made the owners aware of all the issues we had, they were reluctant to come and fix the issues or even to discuss them with us.

The hot tub was amazing. Warm open and cosy at the same time. Plenty of garden for the dog which is all fenced so felt happy to open door after a few days. Amazing communication for owners. At hand but not disturbing my stay. Hands down the first cottage to meet all my needs and more. Perfect in everyway.

It is a lovely, cosy cottage with all the amenities we needed for our 2 week stay. The hot tub was an instant hit. It was amazingly quiet and the surrounding area was perfect with the local beaches, and plenty of walking was done. The only downside was the single beds, they would probably be okay for young children but my 18 year old son didn’t find them very comfortable. We would definitely recommend this cottage and we will return in the future.

The Location was ideal to visit local attractions and we also really enjoyed the open Logfire. We did however have to go out and buy 4 bags of logs as there was none at the property on arrival which was a little disappointing, also the hot tub water did smell a bit and the filter display said filter change 5 days overdue probably causing this smell. The hamper on arrival was a nice touch and like I said overall enjoyed the stay.

In regards to your comments about the logs for the fire, we are a small family run business and unfortunately it's not financially feasible for us to supply fire wood for your entire stay. We do provide kindling, firelighters and enough wood for your arrival. We're sorry you expected firewood to be provided for your whole stay, however it does state clearly in our listing that firewood is only provided for one fire. We do leave contact details for a local farmer who can deliver wood to the cottage in the welcome folder, sorry you seem to have also missed this. In regards to the hot tub - the tub is drained and refilled for each booking, along with the filter being removed and cleaned. The message on the display panel is a reminder message for the filter change and automatically appears every two weeks, and is not linked in any way to whether the filter has actually been cleaned or not. It is just a preset reminder that is cleared by pressing a button. If the hot tub smelled funny then we would have happily come up to the cottage had you let us know. We had a Lovely welcome basket when we arrived. The house is in a perfect place for peace and quiet. The fenced garden was great for the dogs. Hot tub worked perfectly the whole week we were there. Furnishings are very good quality. The fire in the lounge was great for the cold evenings. The only criticism I would have was that the kitchen lacked some items like a jug, pasta colander and a strainer for rice but we managed ☺️ All in all a fantastic time was had by all of us. We will definitely return

Jackie “I stayed at this property at the end of August with 9 other family members and our dog for our mums 70th.”
On arrival the house was spotless, lovely and warm and nicky had left us some lovely supplies along with a birthday card, a lovely touch. The house is fully equipped for all needs and has a great utility room which was perfect for storing dogs bowls etc and muddy shoes. There is also a piano in the hall which my daughter enjoyed playing. There was so much space for us all and a nice enclosed garden for the dog. There is a hot tub but we didn't use it on our visit. The location was perfect for us , a short drive into conwy and a lovely pub 0.5miles where we had a beautiful Sunday roast. I highly recommend this property and would definitely book again if we had any family celebrations. 10/10

Good secure garden. Great hot tub! Its a great cottage to stay in . Perhaps a bird feeder would be nice to get to see some of the birds all around the cottage. Didnt find that we needed anything else, the hamper was amazing thank you.

The hot tub was fantastic and was such a great feature to the property. The owners were very accommodating and left us a fantastic welcome package. The only thing I would suggest is a new mattress in the top floor as we could feel a couple of springs, but apart from that I couldn’t fault anything else. Thank you for letting us stay!

The property
Tan Y Ffordd is a beautiful holiday home on the outskirts of Llanrwst, ideal for a family or couples to enjoy the countryside.
Set on three acres of grounds with beautiful views and wild meadows, this property features an interior that is both contemporary and farm-style.
With its beamed ceilings, slate flooring and woodburning stove you'll be able to relax inside and enjoy the wonderful countryside views outside.
With a garage full of entertainment and amenities, you will never run out of things to do, hosting a table football, darts board, and a washing machine.
Enter the main home, where you will find the well-appointed kitchen, which has all the amenities you need, including an electric oven, a hob, a microwave, a fridge/freezer, a dishwasher, and a breakfast area.
Savour nicely prepared meals in the dining room or make use of the large garden for an alfresco affair in the sunshine.
This area has minimal light pollution so be sure to stargaze from the bubbling hot tub.
Afterwards, unwind in the sitting room in front of the TV and when eyes tire, you can prepare for the day ahead in the fully-tiled bathroom.
The ground floor offers a double and a twin bedroom whilst on the first floor you will find another double, all with TV, Firestick and matching furniture.
Tan Y Ffordd is an excellent base for outdoor adventurers with its variety of cycle paths to explore and your amenities can all be found in the town of Llanrwst with a wide selection of traditional pubs for a treat.
Visit the magical village of Betws-y-Coed, home to some of the most beautiful natural landscapes in all of Wales, including the Rhaeadr Ewynnol waterfall, the Swallow Falls waterfall, as well as Zip World Forest for a thrilling day out.
The medieval town of Conwy is also worth a visit; Conwy Castle is a must-see for any history buff, and the Home Front Museum is a great way to learn about the town's past.

Llanrwst is a thriving market town which stands in the beautiful Conwy Valley, only four miles from picturesque Betws-y-Coed, known as the 'Gateway to Snowdonia' and which is North Wales's most popular inland resort. Surrounded by dense woodland and magnificent mountain country, this is a haven for walkers and outdoor enthusiasts alike. At Betws-y-Coed the River Conwy meets its three tributaries flowing from the west, and the beauty of the area is enhanced by cascading waterfalls, river pools and ancient bridges. Most famous of all are the magnificent Swallow Falls, situated where the Llugwy River hurls itself into a spectacular chasm.
