Bryn Awel is the white painted building on the left with a blue garage. Ground Floor KITCHEN / DINING AREA Well designed large open kitchen with a integrated oven with hob, integrated dishwasher, this bright kitchen area opens up into a spacious dining area.

With a most impressive oak dining table with traditional high-backed chairs seating eight people at the centre of the room. CONSERVATORY There is access from the kitchen into the conservatory which has spectacular sea views of St Tudwals island and Cardigan bay beyond.

There is a sofa and coffee table where you can sit and enjoy the views in this sunny room.

French doors lead onto LOUNGE A large light and airy lounge area with feature wood flooring and contemporary geometric style soft furnishings with a contemporary anthracite vertical designer radiator. There are three modern upholstered denim blue sofas which makes for a most comfortable place to relax with friends and family.

A focal point of the room is a marble hearth with log burning stove.

There is a wall mounted flat screen television with freeview, a contemporary pine coffee table and occasional table.

There are shelves built into an alcove that house a selection of books, games and DVDs. UTILITY Accessible from the kitchen, the utility features a washing Machine, tumble dryer, fridge/freezer. BATHROOM with tiled walls has a white superior modern suite comprising bath with shower over, pedestal hand basin and WC. OUTSIDE Beautiful private enclosed garden with traditional stone wall and fabulous sea views, views of St Tudwals island and Snowdonia beyond.

There is a traditional cast iron style garden table and chairs for you to relax whilst taking in the stunning scenery.

Charcoal BBQ. First Floor BEDROOM 1 This en-suite bedroom has been decorated tastefully in a crisp white and turquoise colour palette and features a stunning Juliet balcony which frames the impressive sea views, there is also a window allowing light to flood into the bedroom.

There is a matching white bedroom suite consisting of a King Size bed with bedside tables, double wardrobe, chest of drawers and dressing table with stool.

There are two occasional chairs and table in front of the French doors where you can sit and relax and take in the wonderful views. ENSUITE A white suite with walk in shower and heated towel rail.

The attractive harbour village of Abersoch is situated on the Llyn Peninsula in a region of Wales renowned for its outstanding scenery and varied walking. The village, situated between two glorious bays, is one of the most popular sailing venues in North Wales and important sailing regattas are held there throughout the summer months. Numerous shops cater for the tourist as well as pubs, restaurants and cafes. There are also opportunities for golfers as there is a course just outside the village and horse riding facilities are also available nearby. Watersports enthusiasts are also well catered for, particularly windsurfing, water skiing and dinghy sailing, not to mention renowned surfing at Port Neigwl (Hell’s Mouth). The long, sandy Abersoch Main Beach is probably the most popular beach in the area. There is a wonderful selection of beaches in the surrounding area of the Llyn Peninsula, including the beautiful and often quiet Porth Ceriad, with it's high cliffs, and sandy Porth Oer ("Whistling Sands"). Most of the coastline is owned by the National Trust and there are many remote bays, sandy beaches and cliffs, as well as wildlife havens like Bardsey Island to explore.
