“The property is lovely, on arriving the cleaners were still in the property, so we were delayed access by about 45 minutes, however we did get an apology text later that evening from the cleaning company that they had van issues that day.”

The property is well maintained, large and comfortable. The bed is very comfy and we had a lovely stay. It was fantastic to have an EV charger on site to use, no issues with using it. A short walk from a lovely pub, no distance at all to the beaches and lovely and quiet! The hot tub was lovely, it was ready for use on the first night. Lovely to have some snacks and milk in the fridge on arrival- thank you! Just a couple of things to note- the shower door upstairs does not seal fully, so when ...

Just a couple of things to note- the shower door upstairs does not seal fully, so when using the massage shower water jets out directly through the door on to the bathroom floor, also oven gloves and scissors would have been useful in the kitchen. The garden is technically enclosed, however the front gates are the only weak point for dogs, we did close these but there is no locking mechanism for the gates so they would swing open/blow open in the breeze, something to secure these would make it fully secure. We did have an issue with hot water on our first morning, we messaged the owners who responded within two minutes and talked us through the system to sort it out (the last guests must have fiddled with it) but sorted quickly and easily! We stay in a lot of homes like this, and usually around north Wales and would happily stay again!

“The house is in an amazing location, with great views and near a lovely pub (Pen Y Bryn Arms), and a local shop.”

House is a great size, with many areas to relax in of an evening. The furnishings and facilities are great, but there are a few maintenance issues that could do with resolving (Back door was very hard to open, and conservatory rear door very hard to lock) A lovely and large rear garden, with a great hot tub and patio furniture. The garden is not full contained, so not 100% dog secure if you are taking the family pet like we did. Not the owners fault I guess, but recycling is super complicated and the bins take up a large amount of space in the kitchen. Also we were there for 10 days and the rubbish was not collected at all (with 6 adults and 3 kids, the bins were super full) The owners provide a comprehensive set of instructions for all possible eventualities, but it also includes a big list of do's and don'ts. The one we disagree with is the Hive heating controls, as it was suggested to not change this from a scheduled setting, but we found this way too hot upstairs. Also the hot water heating was on a schedule, which ran out after 1 hot bath? which for 9 people is not enough, it needed to be a constant supply. Overall, a few little issues, but it is a great house, lovely location, and the owners are easy and pleasant to communicate with so it's definitely a 4 star stay

“We had a 3 generation holiday plus two dogs during the Easter break.”

We all thought the photos did not do the place justice. Every thing was clean and well maintained and there were plenty of pots and pans.Hot tub was a very big hit with the grandchildren and they were disappointed they couldn’t use it the first day but I understand it’s cleaned thoroughly between guests. Also the first night, we struggled with enough hot water for the family to have showers, but we sorted it on the second night. The garden was fantastic and the kids loved playing and seek. Ideal position for visiting the zoo and Llandudno. Very happy with our stay. One confusing thing was there was a notice in the main bathroom that said “Tissues only in the bin” At the time we assumed that meant don’t put toilet paper down the toilet, but on reflection, I think it could have meant don’t put anything but tissues in the bin! That could do with being explained more clearly… Otherwise we loved it

“The cottage is in need of a little TLC, the outside needs a general weeding tidy up and the upstairs bathroom needs a deep clean around the shower.”

The mirrors in the bathroom are rusty. The orangey was very cold so we didn't use this space, the sitting room didn't have enough sofa space for us all to sit in together. Generally the cottage was okay.

“Lovely property, 24 through 27th Dec, nice big rooms, clean and tidy but would of liked bleach or toilet cleaner in bathrooms and the rooms to smell like they had been freshly cleaned.”

Most of the bottom sheets had mild staining but clean.Hot tub great, beds could be comfier but the top floor superking bed was so comfortable very warm room had to open window. Lots of space, fabulous kitchen, heating nice. Upstairs shower doesn't work properly, few niggles but overall we enjoyed it, just disappointed that no xmas decorations at all, had to bring 2 trees etc pets need to be supervised in garden as gaps in hedges, but we managed ..not accessible for disabled or elderly who have trouble with steps, very high step in to kitchen from outside , overall lovely property and great views , pub and shop and curry house turn left 5 min walk

“Beautiful property , great kitchen , nice furnishings and lots of space.”

Views are also fantastic. Would definitely stay again. We had a very comfortable and happy holiday in Pine Lodge. The location is perfect for local attractions, walks and the town is close by. A few negatives. There was a problem with water pressure pump while we were there which made it difficult to shower. However these things happen and the owners tried to sort it as soon as they could. It is advertised as enclosed garden and it isn’t. There is a gap between property and the hedge of at last 2metres. We had our dogs and it was a nuisance not to be able to let them out without supervision. Not being able to flush tissues down the toilets should be explained pre booking. A few reviewers have mentioned this. Not something we have come across before. There is no hairdryer. Which is so unusual. Therefore I didn’t take one. We were only given one tea towel for the week which was insufficient as we like to eat in. The owners were very helpful and responded very quickly. Overall a great place to stay.

“Had a fabulous stay at this property.”

It was great to have 2 double bedrooms downstairs with a full bathroom and another separate toilet. Then 2 bedrooms and a bathroom upstairs. Great garden and loved the hottub. Using the bins for toilet paper was a bit of a shock. It's not mentioned anywhere before you go. But overall I would definitely book this place again.

“Beautiful home from home for a week.”

Lovely welcome on our arrival to a clean and well equipped comfortable place. Sweet treats for our arrival were a lovely surprise. Beds were particularly comfy. Gardens are spacious and well maintained, hot tub a great bonus for the family. Set in a beautiful seaside town with loads to see and do close by. Would recommend anyone to give it a try

“What a great place to stay.”

We were a group of 5 adults and a 2 year old, there was plenty of room for all of us. The hot tub was a great bonus and the garden was big enough to keep an active 2 year old busy. The treats and milk left for us was a nice touch. Very close to amenities, Zoo, beach and castles. We had a problem with one of the beds which was rectified promptly. The only minor negative was not being able to put toilet paper down the toilets, but we all got used to this and understand why it had to be done. Would definitely recommend this property.

The house was perfect,large and spacious,it was everything we wanted, just one or two criticism, the drive and surrounding areas was covered in weeds,not a nice sight driving in ,the back patio also very weeded not a nice sight when sitting outside, around the hot tub empty cans and needed a good brush, but once this all done ,it would be 10 out of 10 , and we will definitely be booking again in the future

“We just had a lovely 2 week stay in this lovely large bungalow.”

The owner of the property is constantly on hand via text message and very helpful. He text to see if we had a good journey and arrived safely etc, plus to leave his number in case we needed it. He even checked to wish us a good journey home. The property is absolutely gorgeous inside and very comfortable. The bed linen and towels are of the best quality I've ever felt. We spent all our time in the sun room as its so gorgeous. A lovely big garden slightly let down as it's not fully enclosed, which meant our little dog had to stay on a extending lead for the holiday. The kitchen is gorgeous and very well equipped. We were informed about the bins and recycling which is important to us. The hot tub were great and my first time using one, the water were very cloudy by Friday morning and we expected someone to come automatically to maintain it like they do ready for new arrivals saturdays, no one arrived so I text the owner, he said he had let the company & someone will come to do it. When no one come by Sunday I text again, he said they would come Monday, no one came until nearly 5pm so we lost nearly 4 days use of the hot tub. We paid a lot of money to be able to have that facility so we were very disappointed,. The bungalow is lovely overall outside but the porch on the garage needs maintenance, especially the back. Overall I'd give the property 9 out of 10 and only deducted a point because of the issues mentioned. But it wouldn't stop me returning next year, I'd love to go again, we had a fantastic holiday made better by gorgeous weather too.

“Stayed here for Easter weekend and would definitely return.”

Firstly yes there are things that could be updated but to be honest it adds character to the home. There has been 7 of us and 1 dog and I can honestly say we haven’t been on top of each other as there is so much space in this home. The garden is massive and gives a great view of the sea from the top. We loved the patio and hot tub with the pontoon lights. Be mindful the garden isn’t fully secure as it seems animals have push through the edge. We spent most of our time in the sun room which is so bright and a great space for games. Bedroom are spacious with lots of wardrobe space. We have had fantastic communication throughout, lovely welcome with snacks. We ordered from Tesco for a food delivery for when we arrived and the EV charger worked which means no stopping off in the way home. Thanks for a lovely stay

“Pine Lodge is in a perfect location for North Wales.”

Access to the A55 is two minutes drive away along with beaches, supermarkets and transport links. The property is large with huge grounds with sitting areas and hot tub kept in good condition. Beds, towels, bathrooms clean and comfortable. The kitchen appliances were modern and easy to use, I enjoyed cooking in the kitchen as it is well equipped and luxurious, overlooking the sea in the distance. The house has plenty of space for everyone, the weather was not good when we holidayed so having a comfortable house was essential. A couple of niggles for customer reference; there was no hair dryer, anti slip shower or bath mat (had to be very careful in shower) the hot water was hot, however, if somebody had a bath it used all of the hot water for the day, the heating came on at 8am for a couple of hours but that was it for the day (this didn't effect us as it was mild outside) garden patio could do with a good sweep and the sliding patio door was difficult to lock. I would stay again during autumn/winter when the price is a little cheaper, and if I was able to have heating on as and when required, but for us, with daughters, son in-law and grandchildren was a happy holiday. Would recommend.

“The house Is very big and spacious.”

We arrived just after 3pm and entered a freezing cold house. With guests arriving you would expect the property to be at least heated. After the heating had been on for 40 minutes we realised there was no heating upstairs at all. No hot water either. We contact the owners who said they would come out. They arrived at the property at about 8.45pm. The radiators upstairs needed bleeding which should have been checked before arrival. Lamps in one of the bedrooms didn't work and plug sockets in the downstairs left bedroom needs some attention. Hot tub, by Wednesday we couldn't use it? Water smelt stale/stagnant? We have used hot tubs on previous holidays and none have ever smelt like this. We did contact the owner who put us in touch with the hot tub person. He said it was over used? We used it 4 times? Nothing was done regarding the hot tub. We pay the extra cost to be able to come back after a day out to relax in the hot tub so this was very disappointing to be without it for the rest of our stay. Basic items missing, hand soap in bathrooms? Dustpan and a hand brush? Normal drinking glasses? All plastic apart from the small tumblers? The small bedroom with 2 single beds one of the mattresses has some stains on and some wires? Led lights around the bed frame just hanging off? Outside the back door some of the window sills are broken and jagged. The location is great to walk into Colwyn bay, I guess as the property is up for sale the owners are not really interested now to keep it up to a better standard for paying guests.

“We stayed at Pine Lodge for part of the Christmas holidays and it was fantastic.”

We were 5 adults, 2 children and an infant and there was plenty of room for us all. The house was clean and had everything needed to cook a dinner. Hot tub was great and the views from the house were absolutely amazing. The owners were very helpful and easy to contact prior to and during our stay. They left a welcome hamper which was so nice and put the heating on for our arrival. Thank you so much and we will surely be back in the future!

“We really enjoyed our stay in Pine Lodge.”

It was spacious, clean and had lovely views. I loved the conservatory room and we all enjoyed the hot tub! I have not giving it 5 stars as there were a few things that could be improved on to make the experience even better. When we arrived there were biscuits to greet us. This was a lovely gesture but could be improved on with something more practice like; mini cereals, milk, bread etc. The tea and coffee pots were completely empty! One thing that I felt seemed out-of place was that we were not able to put toiletries down the toilet. So a bin filled with dirty toilet roll became quite unpleasant. It seemed such a strange thing to be doing in a modern house like this. The kitchen was lovely and spacious but it had absolutely no basic cooking ingredients. There was no oil, salt and pepper or herbs. These types of ingredients would be really helpful to already be in a property as they are things that we would not really want to bring. We had to buy them all in the end. It would also be helpful to have some cutlery and crockery for kids. Finally, the communication between us and the home owner was very good but did not have a personal touch at all. They never signed off any of their messages with there name. I still have no idea who I was messaging. I find these small things are very important. The extra touches are what makes someone want to return and for them to feel welcome. Not using names is one of these seemingly insignificant things that are actually extremely important to people. We definitely enjoyed our stay and it is a suitable place to stay for a large family. Just be aware that it is also on the top of a hill!

“Pine lodge is a beautiful holiday home.”

Very clean throughout, only recommendations are for garden parasol and garden dining tables and chairs to be available as it was extremely hot and sunny with no shaded area in the beautiful back garden. Be great if a BBQ was available too. I’m looking forward to booking this holiday home again in the future.

“Pine Lodge is in a very nice area with lovely views.”

Owner is quick to respond and helpful as we encountered a few problems. This review has been difficult because the owner did respond quickly but I feel for the prices that it costs to stay things could be better so here goes. As noted in previous reviews there are no information books on how appliances work as in heating cookers water etc. It was stated by owner that all information would be left but it hasn't so you really are playing a guessing game. Fixtures in the property could be better as in paintwork. Doors sticking in the bathrooms which was a pain to be honest. Hot tub is a plus if you like them. Tv would be a real problem if you didn't have Internet knowledge which I don't so I am lucky my daughter was with me otherwise we would have had no access to watch it. There is no free to air channels at all. Drains are very blocked outside back door. When you wash your clothes they overflow and there is running water everywhere. The property could be so much more but I guess as holiday let's it is what it is. Having stayed in self catering accommodation all over this one I'm afraid didn't make the mark. There are positives tho as in space and location plus as stated the owner really does try.

“We spent a week at Pine Lodge to celebrate a birthday milestone with our son and family from Dublin.”

The property was in an ideal location for the surrounding area and took about 25 mins to walk downhill to the lovely beach, but a lot longer going back up as it was a steep hill all the way. The local pub 5 mins walk away was excellent, as was the local well stocked convenience store just opposite the pub. We found the kitchen to be well stocked with everything we needed to cook a meal and lots of sitting areas to chill out out in. The welcome pack left by the owner was really appreciated. Our grand daughter loved the little cubby room upstairs to play in and the hot tub on the patio was well used as we had quite good weather throughout the week. The garden was large and the patio was fully equipped with furniture which had the sun on it into the early evening. The owner was quick to reply to any queries both before and during our stay. Overall we felt Pine Lodge was a lovely property and would be more than happy to stop there again.

“Overall we had a nice week’s stay at Pine Lodge.”

There is lots of space and some nice little touches like making a little play den for the children and the hot tub. We also loved the swing chair in the conservatory. It made a great base when we weren’t out exploring. I do feel the property has potential to be improved. For example there is a glass door between one of the downstairs bedrooms and the large conservatory room which sound travelled through very easily. This meant when the kids woke at 5 we couldn’t use that room without waking the guests in the bedroom so had to use the other smaller sitting room which is sparsely furnished without any TV. Not the end of the world and it didn’t spoil our stay but worth mentioning. The TV doesn’t have live TV so you have to stream - so a bit more fiddly than just being able to turn on and watch. I should say the TV was huge though with sonos sound bar so once up and running it was a good experience. The big negative was when we went to use the washing machine mid-week (an essential with small children) we found the seal was full of mould. We had to spend quite a lot of effort (& buy cleaning stuff) to get it to a state we could wash the clothes. I can understand how this could happen in a holiday home if not used much, but not an activity we relished doing on holiday. The garden was fabulous for playing outside, nice seating area and the hot tub was a great addition and well maintained.

“We had a very enjoyable stay at Pine Lodge.”

We had a few small issues with the hot water and bin bags but these were dealt with quickly by the owner. The house was pretty clean and tidy when we arrived but we found some of the facilities lacking particularly in the kitchen as there was very few pans and things like no masher which we found a bit odd. The garden area was very big and our little children really loved running around. They also really loved the little play cubby upstairs and it was great that there was some toys and books provided in there. The hot tub was lovely and was enjoyed by us a few times during the stay.

“Let’s start with the disappointments.”

Although the Sky box featured in the images of the property exists the owner does not subscribe to Sky so why it’s still there seems utterly bizarre. Worse still, there is no free to air TV but Netflix and BBC iPlayer are available if you’re a fan, if not you’re in trouble. There is no DVD player, no games and the only books we found were for children so nothing to keep you entertained on a rainy day. The property has no literature whatsoever so to understand how to use kitchen appliances for example is either trial and error or a lengthy search session on the Internet hampered by flaky WiFi depending on where you choose to do your research. The kitchen although well specified has no saucepans so despite having an impressive gas hob we couldn’t use it. There is no emergency pack, torch, pens or paper, no tourist information or visitors book. We also noted numerous fit and finish issues such as light bulbs not working, curtains not fitting, doors sticking, paint peeling, a bedside lamp that can’t be used because the cable doesn’t reach the socket and so on. However there are many positive aspects of the property which shine through. It is spacious, warm, has plenty of hot water, a really comfortable super king bed, a quiet neighbourhood and spectacular views of the sea. The owners were available by phone and responded quickly. So a bit of a curates egg at the end of the day and although we did enjoy our stay we felt that the finishing touches just let the property down.

We do have access to Netflix and since there is a smart TV you can use BBC Iplayer, ITV Hub, Amazon prime, Apple TV, Disney plus and channel 4 etc using your own account if you subscribe to these services. I am sorry if you could not locate the operation manuals for the kitchen appliances. “We had a very short, 3 night break between Christmas & new year at this beautiful large house overlooking Colwyn Bay.”

The house has what seemed like a very recently fitted new kitchen, even the utensils still had labels. The hot tub was warm on arrival which the children managed to use only once as the weather was stormy to say the least. We had a spectacular view of the lightening over the bay one night. This house is very close (5 mins away) from the Welsh Mountain Zoo which we all enjoyed visiting. The only thing I would add to be helpful would be to request small waste bins to be added to main rooms, the only one, is in the kitchen.

“Very well equipped house.”

Comfortable seatings and bedding was of good quality. The photos did not do the house justice, it was so much more. Great outdoor space and seating, most spacious as was inside the house. The elegant coastal resort of Colwyn Bay has much to offer visitors of all ages, including sandy beaches, a promenade, a large park with a skateboard section, a leisure centre and bowling green, the Welsh Mountain Zoo, Eirias Park, a leisure centre, a theatre/cinema, numerous shops, pubs and restaurants (one on the seafront by the watersports centre, is owned by the celebrity chef, Bryn Williams, who also owns Odette's restaurant in London). Colwyn Bay is an ideal touring base and is close to the many and varied attractions of North Wales and it also benefits from many yearly events, including the Triathlon, the Forties Festival and the Prom Xtra. Set not far away in Llandudno is the Victorian Extravaganza which is also held annually. Virgin Trains travel directly from London Euston to Colwyn Bay and take approximately 2 hours 45 minutes, stopping at Milton Keynes Central, Crewe and Chester.
