    “We've been going here since 2016 and this visit and was very disappointing.”

    Two bedrooms had awful damp, one worse than the other, and unusable. The balcony has been altered and the tiled flooring removed and replaced with fibreglass. This got very hot in the sun and burned our feet when walking on it! That never happened with the tiles. The ground floor kitchen has a terrible smell of heating oil still, not as bad a previous visit but still very noticeable. It's such a shame to see the deterioration in the property and I hope that they can get it back to the comfy welcoming property it used to be.

    We are of course disappointed that you did not enjoy your holiday with us. It is always our goal to give our guest a warm welcome and provide everything the guests need for a enjoyable holiday. Since the last time you visited 7 years ago, we have updated the information on Sykes website 3 times to reflect an accurate description of Cedar Gardens. The tiles had to be removed in 2019 due to necessity, water was getting underneath the tiles and we had exhausted every possible solution to solve it. The drastic measure of removing the tiles was not wanted, but absolutely necessary in the circumstances. The pictures were immediately updated on Sykes website to show the fibre glass balcony. The property is extensively maintained, the whole property was painted right through at the beginning of the season. The gardens take considerably more maintenance than the average garden (it is half an acre! )The house is professionally cleaned throughout during every changeover and the windows and glass balcony are professionally cleaned every month. We have made many improvements in the 7 years since you visited that we are really proud of, and we feel they add to the guests enjoyment of the property. We can assure you that if anything is out of place or unsatisfactory, it is not through lack of effort or desire on our part. We had believed we had solved leak emanating from the balcony (which illustrates our ongoing problem with the balcony perfectly), but unfortunately that was not the case. The guests before yourselves did not inform us of the leak till 1 day before your arrival. Again we attempted to solve the problem in the time we had available, but obviously it did not work. We did apologize profusely upon your arrival, but we appreciate your disappointment, as it mirrors our own disappointment. Unfortunately we are on an oil tank, which is situated just outside the small kitchens window. The boiler is in a cupboard situated at the back of the small kitchen. We have had heating engineers out on numerous occasions. They have assured us on as many occasions that there is no problem or leak and that is just the result of living in such close proximity to the tank and boiler. It is just an unfortunate reality of living in the countryside. Property Owner

A delightful detached cottage, set in the grounds of Llanbedr Hall, on the foothills of Moel Famau, in the village of Llanbedr-Dyffryn-Clwyd, an Area of Outstanding Natural Beauty.

With far-reaching country views, featuring three balconies to relish the scenic views and expansive private gardens spanning half an acre, this residence offers an idyllic escape for families with children or adults seeking a tranquil setting for a vacation in beautiful North Wales.

As you approach this property down the private drive, you will enjoy breathtaking views across the Vale of Clwyd towards Ruthin Castle, and as you arrive at the entrance you will catch sight of the beautiful gardens just waiting to be explored.

Enter Cedar Gardens onto a half landing and then venture up to the bright and airy dining room with a picture window.

This splendid room leads out onto a balcony, the ideal spot for coffee after dinner.

A door from the dining room leads to the modern and well-equipped kitchen with a breakfast bar for enjoying tea and toast, leading out onto the spacious covered balcony where breathtaking views can be enjoyed, with particular impact provided by the ancient and majestic Cedar of Lebanon tree at the edge of the lawn.

Downstairs there are two inviting king-size double bedrooms and also a welcoming twin bedroom.

There is also a splendid sitting room with a further covered balcony where you can sit and enjoy the peace of the surrounding area.

Off the sitting room, you will find a kitchenette, where you can prepare a picnic or some afternoon snacks and drinks.

Outside, you can discover the delights of the upper and lower gardens why not play croquet, lawn bowls, or just find a sunny spot in which to sit and recharge your batteries?

The lower garden offers a lovely garden room, a hidden oasis nestled in a woodland setting, allowing you to embrace the outdoors while keeping warm and cosy, whatever the weather is doing.

Nearby, Offa's Dyke path can easily be accessed, opening up the beautiful scenery of Moel Famau and Loggerheads Country Park, whilst Llangollen's Horse Shoe Pass and the stunning Snowdonia Mountain Range can be explored from this excellent property.

To recharge and rejuvenate in the wonderful Welsh countryside, this splendid property is perfect all year round.
