“We stayed at this property over New Year with three young children and, unfortunately, it did not meet expectations, particularly given the high price.”

On arrival, the house was extremely cold (around 8°C), despite the instructions stating it would be set to 18°C. The heating system was difficult to understand, with multiple units throughout the house that all had to be set individually. With young children, this was very inconvenient and the property took a long time to warm up. A hot tub was clearly advertised and was a key reason for booking. The property information stated it would be filled at 10am on the day of arrival, however it had not been filled at all. We attempted to contact the property owner several times shortly after the 3pm check-in time but received no response. This lack of contact is unacceptable, especially in case of access issues or emergencies. If the hot tub was not working, we should have been informed before arrival. There was no communication and no notice at the property. We also attempted to contact Sykes Cottages for assistance but did not receive any meaningful support, only automated responses, which was very disappointing given the issues we were experiencing. During the stay, the drains also began to block. Again, we were unable to get hold of the property owner and had to resolve the issue ourselves. The house itself was generally clean, although there were a few areas that could be improved. It is marketed as a “smart house”, but the systems were not intuitive. Simple things such as lighting, curtains and music were confusing and unpredictable. Instructions were provided, but they were not clear enough, and we do not feel guests should need to spend time reading a manual to use a holiday property comfortably. Overall, while the property has potential, the issues with heating, lack of communication, maintenance problems, lack of support from the booking agent, and the hot tub not being available meant it did not represent good value for money. For the price paid, particularly over New Year, we expected a much better experience.
