Royal Oak Farm Cottage

The cottage is in a totally secluded location, giving complete privacy, yet only about 2 minutes walk from many of the amenities in the village, and the off-road parking is a bonus.

It is an old building, but cosy and efficiently heated, with both electric wall heaters and an electric fire. We were welcomed with a gift of fresh scones with cream and jam and also milk in the fridge. Although it is a small cottage, the rooms are big enough not to be cramped and the small kitchen area has plenty of storage for your own food items, with a cooker which appears to be new, a washer/dryer which is very useful for drying towels, etc. and also a good-sized fridge/freezer. The large wardrobe cum cupboard is also useful for storing your empty cases etc. and while its bare stone walls mean it is cold inside, we didn't find it to be damp, and the issue of cold clothes was easily solved by laying them out on the bed for a few minutes. We didn't experience any smell of damp, which some reviewers had reported, despite the wet weather when we were there. It was lovely to be able to watch the birds on the nearby feeders when we relaxed indoors, and there is also a small outdoor seating area which would be very nice on a warm day. Overall, we found the cottage to be both well-located and comfortable and would certainly book again.

Great location for walking and exploring the area.

Cosy lounge/kitchen, but cold and damp bathroom and bedroom cupboard with black mold in a number of places. Needs some TLC.

Fab cottage so peaceful yet close to all amenities Lovely hosts

The cottage is in the perfect place for exploring North Wales.

Unfortunately the cottage is a bit dated and smaller than appears in the photographs. The en-suite was damp smelling and if the door was left open the smell permeated the bedroom. And, as with the case of many cottages , the bathroom would benefit from fitting a shelf and a bigger towel rail.

Beautiful cottage with everything needed to make it a relaxing stay.

The owners had put everything that we needed to make it feel like home, including the lovely scones on arrival. It’s perfectly situated in the village so it’s in walking distance of the shops, cafes and restaurants.

Enjoyed my stay at this lovely cottage, situated in a beautiful area.

Easy access to shops and pubs, lots of walking and mountain bike trails. Would definitely stay again.

As always clean and tidy, quiet and in a great spot as a base for discovering North Wales.

The owners are friendly and helpful, so we always keep coming back.

The photo of property is taken so as not to show there is an attached workshop, which,at times was noisy, hammering, sawing for example.

There is a lack of coat hanging hooks or for items such as dressing gowns. The only wardrobe space was very cold resulting in cold clothes. This property may be ideal April till September, but after that...forget it.

A very nice cosy cottage tucked away in a quiet and peaceful location but just a few yards to all the amenities of the town.

The owners were very pleasant and left some delicious scones, jam and cream which we enjoyed following our three hour drive to the property.

The accommodation was 'adequate'.

Much smaller than we were expecting, the pictures on the Sykes website differed from the reality (in particular the bathroom and the furnishings) leading to being somewhat disappointed. Kitchen facilities were basic, some of which were not very clean. Overall cleanliness wasn't up to much. On a positive note, the location was perfect. Also, the bed was very comfortable (the most comfortable part of the whole cottage).

This is our 4h stay at Royal Oak cottage, and again a excellent stay.

Lovely cosy cottage.

Hosts are really friendly and milk and scones are so thoughtful. Ideal for a couple wanting to stay very central in Betws-y-Coed.

We really enjoyed our stay at this lovely cosy cottage.

A perfect base for exploring the surrounding area and the weather was perfect. The cottage had everything to make our stay comfortable so thank you

Excellent little cottage and not too far from anywhere in north wales, arrived a little later but was still made very welcome by the owner and a lovely cream tea was waiting for us , very well layed out inside and really felt like home from home, very peaceful and relaxing , love getting up in the morning to hear birds chirping and feeding of the bird feeder , a delight was seeing a family of jays outside feeding, I have never seen them before,a wonderful sight to see, definitely worth a recommendation to friends and family.

Perfect week away.

We had a lovely welcome from the hosts at this beautiful cottage - especially the scones with jam & cream on arrival. The cottage was secluded which equalled peace & quiet. It was gorgeous inside & out, with everything you could possibly need to make any stay amazing, with a comfy bed too. It was a perfect base after day trips and local walks. We hope to stay again, and will be recommending the cottage to friends and family.

Lovely cottage in great location, wonderful personal touch with owner leaving fresh scones, jam and cream on arrival.

We found the cottage very comfortable, delightful setting and very close to amenities.

It was very clean and had everything we needed. Will definitely book again. The cream tea was a lovely touch.

Excellent cottage, ticked every box, loved it, superb for two, would definitely recommend this cottage and will return when we can.

Thank you.

What a wonderful cottage, everything we needed and more.

Hope to be back next year.

It was a lovely warm well appointed cottage in a beautiful part of the country Will look forward to coming back.

Great stay in oak cottage, very cozy, quite, and overall an ideal cottage for two.

The position of the cottage could not be better to tour North Wales and also ideal position in Betswy-y-coed a wonderful village with plenty going on. Only thing we found was the sofa could do with being replaced It seems to be going a bit flat but this is a minor gripe. Overall we enjoyed our stay in Oak cottage and would recommend to anyone wanting to explore North Wales.

A lovely 2 week break, very quiet and private.

The cottage is well equipped and a perfect size for 2 people.A comfy bed and a nice shower. Will definitely return.

Great location.

.walks directly from the door ... Owners live directly opposite in the farm house .. Very friendly couple just leave you to get on with your stay, but there if you need them .. Cosy well equipped cottage, very old building... my only issue was the musty smell in the cottage ... this did not stop us enjoying ourselves ..

Lovely cottage so close to everything you would want for a holiday in Wales Nice welcome if milk , scones cream and jam from the owner Cosy, warm cottage

Lovely peaceful location owners very friendly , only down side cottage smelt very musty

The best thing about this cottage, apart from its comfort, is the great location in Betwys-y-Coed so close to all the amenities yet still quiet and with a rural feel.

Excellent cottage in a beautiful setting, so close to the middle of the village.

Wonderful location.

Lovely cottage and really lovely hosts.

Ideal spot for walks from a pretty village setting.

Snowdonia, Portmerrion, Conwy Castle all under an hour's travel . Cottage in a secluded court yard which is a lovely suntrap.

Upon our arival we received a very warm welcome from Kathleen.

The cottage is in a beautiful setting & was clean & comfortable. There was everything we needed to make our stay relaxing & enjoyable. The cream tea laid out for us was a lovely surprise. Shops & eateries were only a few minutes away & there were plenty of nice walks. Lots of local places to visit without too much driving. We will certainly recommend Royal Oak Farm Cottage to our friends & family. We are hoping to go back again next year.

This is our second visit and yet again really enjoyed, location was excellent as were the scones on arrival “Yummy “.

Will definitely book again.

A well appointed, wonderfully presented cosy cottage, very close to the centre of Betws-y-Coed.

, a lovely village. A very quiet location with easy access to local amenities and walks and a great base from which to explore and visit stunning North Wales. Friendly owners and the welcome pack of scones, jam & cream was appreciated.

The peace and tranquility of the cottage`s position, despite being within 200metres of most cafe`s bars and shops and the very busy A5

Comfortable cottage .

.well positioned for both local amenities and visiting other places.. very peaceful

Excellent base to stay for North Wales, really quiet by the beautiful Afon Llugwy.

We could not have asked for a better location of this cottage, literally right in the heart of everything.

We were extremely delighted with the facilities at the cottage and the total cleanliness. The owners were most pleasant and helpful, we would certainly return t this cottage at some stage or highly recommend it.

Had a great wee at this cottage, great location

This cottage is really well situated in Betsw y Coed very quiet, close to all amenities for shopping or restaurants and easy access to walks etc.

There was everything we needed in the cottage.

Due to Covid, we had to prepare dinner at the cottage on a few evenings. There was a great fridge freezer, clean cooker and a microwave - perfect. The cottage is situated very close to the centre of the village and Kathy, the owner was very friendly and welcoming.

Really nice cottage with a perfect situation; close to all the amenities of Betws y coed but incredibly peaceful.

Wonderful quiet cottage tucked away in the heart of Betws-y-Coed.

Very cosy place and within walking distance of all amenities.Would recommend.

This is a fantastic place to stay.

Been twice now and will keep going back. The owners of the cottage are excellent hosts, very friendly, nothing is too much trouble and they are so welcoming. The cottage itself is just the perfect place for a getaway and the location could not be better. Honestly a wonderful place in every way!

A lovely, cosy cottage hidden away in Betws-y-Coed.

Ideal for exploring Snowdonia. Friendly welcome from the owner, with the added bonus of a Welsh cream tea.

This cottage is perfectly located in the centre of beautiful Betws-y-coed.

Very tidy and equipped with everything you need e.g microwave, fridge, hairdryer etc. A very comfortable bed and a good shower too. Kathy (host) welcomed me and showed me around and left me a lovely cream tea, which was very much appreciated after my long journey. Easy drive to Yr Wyddfa and within close proximity of many, many great walks with scenery to take your breath away. I cannot recommend this place enough. I had a great stay! A fantastic location within Betws Y Coed with the Railway Station and Bus Stop nearby.

Interesting walks immediately from the cottage. Very comfortable bed for an excellent nights' sleep in a most peaceful location. Constant hot water available. Confined kitchen space behind the wide settee.Unsuitable hanging clothes area off the bedroom.

Location is perfect and central to all amenities.

The cottage is in a very private location and just 5 minutes walk to the beautiful town. We were greeted by the owners who are both so friendly and helpful and were welcomed with a beautiful cream tea and fresh home cooked scones. So many beautiful walks and near to many attractions. We had the most amazing week and looking forward to going back!!

The location of the cottage is wonderful and plenty of parking.

It is quiet and secluded yet out of sight and all the facilities of the town, are only approx. 300 yds away down a private lane. The cottage is lovely, comfortable and very clean,.an oasis of peace.

This is our fifth visit to Royal Oak Cottage.

We love the place!

The booking process was easy and we can only describe the cottage as a 'Hidden Gem' right in the centre of Betws-y-Coed.

It was warm and cosy and the owner (who was lovely) even gave us a cream tea on our arrival! Would definitely stay here again!

An excellent cottage in a great location.

I really enjoyed our stay at Royal Oak Cottage.

We only stayed a few days but were really looked after

Superb cottage in an ideal location, only 5 minutes walk from the amenities.

thank you to our lovely hosts, we will definitely be coming back

After a bereavement I needed to get away.

Out of the way, but within walking distance of shops. It was easy to find on the web site and it only took one phone call, and it was all sorted for me. Thanks Eric.

Lovely cottage, really quiet and comfortable, great location, nice welcoming touch leaving tea, milk and scones.

We had a few relaxing days pottering about the village and walking upto the Fairy Glen. We'd highly recommend this cottage for a relaxing break.

Lovely lady who came out to greet us, and had time to have a warm chat, unlike other places where we were simply given a code to a key cache and a folder of instructions.

Cottage was homely and cosy. We appreciated the gesture of fresh milk, cream jam and scones waiting for us. Neat and compact, the surroundings were spectacular and gorgeous, with the Christmas lights sparkling around the village. We were both so chilled after 3 nights at the cottage, it felt like had spent a week there! Definitely would stay again!

Superb little cottage in the centre of Betws-y-Coed.

The owners were extreemly welcoming and very informative. A warm and cosy cottage in a very quiet setting. Highly recommended.

This was a wonderful place to stay, perfect location in the heart of Betws-y-Coed but secluded and peaceful.

The lovely owners left us scones and jam and cream on arrival. Easy to reach lots of beautiful walking including the snowdonia mountain range and plenty of others attractions around too - especially if you like visiting mines! Definitely plan to stay here again

The cottage was in a quiet location within easy access to village, it is in it's own grounds with walks to and around Betws y coed.

The facilities are good and lounge and bed very comfortable, the owners are very pleasant. would recommend this cottage to family and friends.

It was one of the most comfortable cottages we’ve stayed in Clean, well equipped , Proprietors were pleasant.

It was a perfect week.

Booked this lovely cottage twice now.

Exceptional location, everything you could want for an outdoor adventure week! Wonderful!

Mrs Houghton had taken a lot of trouble to provide all the little things that would make the stay pleasant and be convenient.

by any measurement this cottage was ideal for our requirements.

Cottage very well maintained and supplied with everything needed and more
