Communal entrance and lack of sound proofing detract from the property.

Residents downstairs below us were noisy ; six inconsiderate adults who slammed doors, shouted at each other and were noisy, often drinking heavily and singing raucously. Could hear their conversations, use of facilities , phone calls and snoring. Barking dog was a nuisance. No teapot or hand towels provided and only two toilet rolls for potentially six residents. Property was clean and tidy and the view terrific. Stayed here at least four times but we will not be returning; we did not relax or feel at ease because of the noise.

Such a well decorated & furnished apartment with incredible habour & beach views.

We felt so relaxed for our week, it had everything we needed, we saved money on eating out as cooking & dining in the apartment was so lovely, especially at sunset. Beds were all comfy & plenty of storage space which is nice. Excellent value for money! I would return in a heartbeat! Only tiny slight suggestion would be a bathroom blind as if showering with the window open you can see the street.

Loved our stay in this well presented and equipped flat.

The view was one of the best I've had over the years of staying in Sykes cottages. Everything was clean and tidy. The only downsides were you could hear the flat below and most importantly, it doesn't look like the flat is going to be a holiday rental anymore.

I have stayed in this flat 13 times and so sorry I can't book it next year as its been sold.

It was welcoming, clean and beautifully presented. The location was amazing, with its harbour view, and easy beach access.

Equipped with everything you need for a perfect stay. It was spotlessly clean and very well maintained, beds comfy and clean. The view is out of this world. We had lots of sunshine on our trip so made the view even more beautiful. We did not experience any noise from the other apartments. Short walk away from a couple of nice cafes, the stag pub which we didn’t visit and a fish and chip shop which was lovely The host is lovely too and very kindly arranged a birthday balloon for my friend for arrival, thank you so much for a wonderful and memorable stay. We will definitely be back.

A great apartment.

The location is perfect within the town, a very short walk to the beach and views over the bay. The layout works well for a family, is very comfortable and there’s a well equipped kitchen.

I enjoyed my stay at Harbour View.

The accommodation was very clean and comfortable and the view from the apartment was amazing-I loved to look out at the sea and harbour! It was also very quiet during my time there as the other properties below and beside were not occupied-a bonus for me (reading previous reviews)! However I wouldn’t have booked this accommodation had I known that the heating was storage heaters-this should be stated on the details!! I consider this form of heating totally unsuitable for me (fine for the owner as it’s cheap!). Hot in the morning and cold in the evening/night is no good for a night owl! But I must say I found Cemeas Bay a delightful destination-great tearooms and chippy plus a fantastic beach!

Furnished with care; you get the impression the owner loves the flat, which is a lovely feeling.

Well-equipped, it had everything we needed. We rearranged all the furniture so it was facing the window instead of the television, and dutifully put it all back before leaving, though really it was better facing the wonderful sea view.

Excellent property with wonderful views of the harbour.

Would be nice to have a separate folder with all the info about the apartment, equipment and local amenities rather than an heap of papers in a kitchen drawer. Easy access to shops, pubs etc. Unfortunately there can be quite a bit of noise from the apartment below, especially when they are sitting on their patio with a few drinks. Staff at The Stag very friendly and food, although basic pub grub, was very good quality. Would happily stay in the apartment again when visiting Cemaes.

Have stayed at this flat about 10 times now and plan to go again twice next year.

This apartment has the most amazing views of the harbour and the bay .

the apartment itself is very clean. well stocked with everything you need.lovely touch by the owner's milk water and lovely cake .only down side is the on suite it's only a small box room with toilet and small hand basin no shower.but don't let this put you off.I would go back again had a great time.

Very nice apartment, with wonderful views of the harbour, furniture and fittings high quality everything needed is there, very clean throughout.

Owner had left us milk, teabag & Coffee with the added touch of a lovely Bara Brith Cake which was such a nice touch Highly recommend

We had an excellent holiday and the flat was lovely, excellent views and very comfortable overall.

The main drawback was the noise travelling from the downstairs apartment, the first few days we had people with a dog that barked and whined the whole time they were out, luckily they were only there for the weekend, the next tenants had dogs but they were very quiet. Would still recommend this flat as it is so well situated and it’s a lovely place.

A gorgeously appointed apartment with wonderful views across the harbour and out to the headland and sea beyond.

The kitchen is well-quipped with cutlery, crockery and appliances and thoughtful touches from the owners such as tea, coffee, milk and CAKE available on arrival made us feel very welcome. Thank you for a lovely stay

It is in a super spot over looking the sea .

.,,beautiful views …..the big bed could do with a new mattress and the sofa wasn’t that comfy but other than that it was a lovely week away and it wouldn’t stop me from booking the place again

Ideal place with views of the harbour, amenities in town good.

Off road parking excellent. Lots of walks around the area. Good bus facilities if you don’t want to drive. Property clean and welcoming. Lovely touch to leave milk and Bara Brith.

Great flat have stayed 9 times now

2nd time we've stayed there which speaks for itself,excellent in all aspects.

Whilst we enjoyed our return visit from earlier this year, we were again conscious of the musty smell in the communal entrance ( interestingly,the external door had been wedged open ,and remained so during our stay), and of irritating noise from the residents of the flat below, including their barking dogs, continuous door slamming, conversations ( clearly audible) and even SNORING!

! Improved soundproofing between the upper and lower flat should be considered.A usable can opener and a pair of kitchen scissors would be helpful. But, the location, views and car parking are worthwhile and we intend to return to this clean and well presented flat.

A great stay at Harbour View again - our second visit within 10 months!

Biscuits, milk etc laid out on arrival. Key collection easy to follow. Fantastic view over the harbour and beach beyond. Some good walks around and about and lots of amenities in the village. Tried looking for paddle board and kayak hire but couldn’t find anything though. Most activities/landmarks are a drive away. Frequent bus though. Asda delivery and Indian food delivery from Benllech tandoori found us easily.

Ideally positioned for access to the beach, perfect for a family beach day.

Good parking availability. The village shop/post office is handy and well stocked for essentials. Village has great access to the road system making travel to attractions and scenic drives easy to follow. Found a hoodie in the drawer in the twin room - obviously the storage had not been checked between guests renting the apartment. Could do with some better pillows but this is just our opinion. Communal entrance clean. The view is amazing and the opportunity to open the doors is great. Well equipped, comfortable and clean. The kitchen is well equipped.

Harbour View is in a perfect location with wonderful views .

Flat very well equipped , comfortable and clean . Lucky the bottom flat was empty most of our week, but some of the times it was quite noisy ( not a lot of sound proofing when property was constructed) easy to find and gain entry . Big bonus was the parking space . We had a wonderful week and rebooked for next year .

Great apartment and view over the bay, especially good value for money, cantcreally fault it.

The property was in a great location .

.. Great for kids because it's really easy access to the beach. The apartment has lovely views over the harbour. The only down side is that you can hear the people below and we were woken up several times to the sound of them rowing and slamming doors. Fortunately the property downstairs is also a holiday let and the people left mid week.

The property was clean, warm, well equipped and very comfortable.

The view is stunning and we will be back in August. It was a wonderful Winter break.

Great location- views are superb.

Apartment is bigger than we expected, though thought there was ensuite but just a tiny room for toilet. Clean enough, though feels it needs some love. Flickering light bulbs, definitely needs new mattresses and please just put a smart tv in so people can watch more than 4 channels! The entrance hall is dingy and quite often smelly with other tenants washing/wet shoes and quite yuck. Would be nice to have some staples in the house (milk, oil, sugar etc) as there was nothing but a bara brith and a couple of tea bags and we had to go straight out to buy things. The real issues for us (and we stayed 3 weeks) was the absolute lack of soundproofing for when people were staying in apartment underneath. Literally could hear every movement they made- snoring, talking, making cups of tea, noisy dog day and night, bathroom, use, you name it. Absolutely shocking and there’s no way it could meet any building code. I contacted Sykes about this and they basically said too bad, call police if it’s noisy, but it was just every day noise and no escape at night either, just sleepless nights trying to escape the snoring. Horrible. No way we would have booked to put up with that. Also had an unfortunate incident with the owner letting herself in whilst my daughter and I were sitting on the couch. No knocking at the door first, No quick exit, but she stood in the lounge room and tried to have a conversation instead. She had our check out day wrong and was very passive aggressive saying that she is the owner repeatedly without making sincere apology. Everyone makes mistakes, and a proper sorry would have been ok (still not great!) but to make me feel like it was our fault for feeling uncomfortable was not ok and really upset us. Again, Sykes said get over it basically. Terrible, and won’t be coming back. Too bad, as it could be lovely, especially with some sound proofing!!

A great place to stay with lovely views.

I was a little apprehensive when we arrived in the communal stair space as it was rather basic and smelt damp. But on arrival at the apartment I was more than happy. Great kitchen applicances and a lovely cake left for us. The living room was very comfortable and the heating worked perfectly. Range of tv channels a little disappointing. Bedrooms were beautifully dressed. The main bedroom mattress a little hard for us but that’s personal choice. Bathroom facilities all great. The balcony doors in both rooms were a little draughty on windier days and whistled as the wind got up. The biggest downside was the noise from downstairs. At night I could even hear the man snoring in the downstairs apartment. They also had a noisy dog and raised conversations could also be heard. We had Asda delivery and an Indian takeaway delivery. Used the village chip shop, the coffee shop at the harbour and grocery shop. All in all a great place to stay with great views and excellent level of comfort.

This a wonderful apartment we just love the views and walks on the beaches nearby.

Watching the turn of the tide each day was lovely. The locals are very friendly and everyone spoke. Do try the little cafe in the village. It was very clean and well looked after by the owners. The only thing missing was a casserole dish with a lid as we like to get meal ready before we go out.

The accommodation was perfect for what we needed and the view is beautiful. The apartment was well equipped and we found everything we needed. The beds and seating were all very comfy. It was very clean and tidy throughout. I would recommend this property to anyone wanting to stay in Cemaes, it is fabulous. We will definitely be booking here again.

Love this apartment stayed there for the past three years with our little family but the price has increased by 25% again so unfortunately won’t be there next year.

Generally has a great weeks stay, brilliant location with lovely views.

Surprised how thin the floors were as we could hear downstairs guests snoring vomiting and talking. The flat was generally very clean but I did find toenail clippings when I moved the bed to fit in our travel cot. We switched our children from the twin room as don’t feel wrought iron bed frames are safe for young children (didn’t spot this detail on the photos), and found lots of the doorways had nails or screws sticking up from the carpet gripper strip, meaning footwear was always required. As mentioned in a previous review there are still lightbulbs not working, and it was disappointing for the children when the paw patrol dvd case was empty. Overall good just a few things that could be changed to make it excellent. Thank you

we would like to commend you on a perfect flat, very clean and comfortable, this is our first stay in a flat, usually booking cottages, so we were pleasantly surprised with how roomy it was, close to the village shops and a view over the harbour which changed by the hour.

Lovely sunny week in Harbour View, and what a view and location, perfect for exploring north Anglesey.

The flat is very clean and comfortable and had everything we needed for the week, great property, we would recommend it highly.

Our 4th visit, loved it, weather was superb, great facilities, will be back again!

Would have liked more handrails in bath for my 88yr old mother to access shower more safely, brought our own stick-on but wouldn't stick to the tiles as ridged, Maybe more detailed local map/ guide to walks?

We have stayed in this flat several times and it's lovely that's why we keep going back and am going in September.

The only criticism is that some light bulbs have still not been replaced since last year. Had to get some bulbs out of the spare room for the lounge but there's still one missing in the kitchen.

We had a lovely stay.

We were trialing the apartment for when we stay with the family. In that instance there would be 6 of us for a week and so a couple of things to note in the 'facilities' column: - A dishwasher would be a great asset. I would say that most folk pack what they need for holiday, clothes wise, so don't desparately need a washing machine with no tumble dryer. (They could go to the local laundrette if desperate) Whereas no one really wants to keep hand washing up for 6 when they're on holiday. Other than that it was very nicely appointed, very comfortable and cosy, whilst feeling spacious

The apartment was well equipped & perfectly situated for us!

Plenty of room for 4 people. Very comfy bed in the main bedroom & loved sitting in the chair in there reading & looking out over the harbour. Plenty of parking behind the property. Great internet connection which was very appreciated! Thank you for our lovely stay & being understanding about the emergency roof repairs! We would definitely stay here again.

Perfect location. It’s a shame price has doubled for same week next year. Unfortunately my wage hasn’t.

Accommodation has been updated, looks lovely although bathroom door stuck, this was our 3rd visit, and booked for next yr already, everything we needed was there, had a run each morning along coastal path followed by quick dip in the sea- v refreshing!

! Lovely meals at white eagle, rhoscolyn and esp boathouse at red wharf bay, but had to book at least 1wk in advance, Looking forward to next yr already!

Our stay at Harbour View was exceptional.

The apartment was very well presented, warm, comfortable and clean. The view from the lounge and the bedroom was breathtaking and we were lucky to have excellent weather for the days we were there. Cemaes Bay is a quaint village with good facilities and amazing coastal walks

Lovely warm and very clean apartment ,with everything needed for our stay. Light and airy with beautiful views. Positioned in a good place for our days out walking.... interesting little village to wonder round and explore...can recommend the community shop for momentos and interesting 'home made' and 'crafty' gifts to take home! Great to come back to a warm and cosy atmosphere after a 'busy' day walking. A soak in the bath or a hot shower followed by a g and t watching the sun go down over the harbour and beach....what more could you ask for?

Flat was perfect for our family staycation.

Very well equipped and comfortable. View AMAZING. Locals very friendly. Meat from butcher fabulous. Would definitely visit again.

If I was to nit pick.

..the cabinet in the en suite is too low to enable the use of the sink properly,banging head when using.As I said this is nit picking! The apartment is home from home with fabulous views out to sea.Ceames Bay is a great base to explore the island and the accommodation was the icing on the cake.

The three Wisemans enjoyed the stay at Harbour View at Cemaes Bay in Anglessey.

looking out at the harbour the weather was mix . shops , beach, fishing trips lots to see at Anlessey. Hope to return. very pleased with SYKES and looking forward to booking next year.

The en suite is a misnomer!

It is literally a toilet and very small washbasin fit only for hand washing. However the apartment is very comfortable, well equipped and with gorgeous view over harbour. More instructions on how to use the TV etc and heating would have been helpful.

The views from this accommodation are outstanding.

Facilities within excellent. Perfectly situated with fantastic clifftop walks pubs and shops all close by.

The apartment was great.

Beautifully decorated with excellent quality beds,bedding,curtains etc. The kitchen was very well equipped with everything we needed and more. Amazing views of the sea and harbour only two minutes walk . Beautiful places to walk in the area. Pub with good meals two minutes walk away. Only slight disappointment was that a few areas could have been cleaner. Nothing too bad and was acceptable but for me that let the apartment down a little, Sorry. I would definitely recommend this apartment and would happily return.

An extremely well appointed apartment, very spacious with all the facilities for a young family of four.

Fantastic views overlooking the harbour with a sunset if the weather permits. Everything on the doorstep for young children who love beaches, one off the best fish and chip shops we have ever experienced is located a very short walk away, as is a pizza and beach shack takeaway selling pizzas to die for! The weather was perfect when we were there, if it could be guaranteed we wouldn't go anywhere else.

We had a wonderful few days at Harbour view and the apartment was excellent.

it's our 3 rd visit here now and love the place especially the view over the harbour.

It's very spacious with 2 large bedrooms and another twin.Just need the sun and most of the time you do 10/10 for us and worth every penny.

Very nice flat, wonderful harbour views.

We had a very small problem understanding how to use the TV. We rang the owner and she was very helpful and came round immediately to show us how the controller worked. The flat is very convenient for shop and eating places. We play golf so found it very convenient for Bull Bay golf course.

This was our second visit to this property.

We were the second family to stay when it opened last year. Everything was even better than the year before and we will definitely stay here again as well as recommending it to family and friends. Perfect property in the perfect location.

Staying at this location as working in the area and the property was perfect for our needs, Really comfortable - a couple of issues with the heating on the first day but sorted by the owner and treated as a matter of urgency.

I would have no hesitation in recommending this property and would very much like to revisit for leisure with my family rather than for a work project! thanks again!

Stayed at this lovely apartment for a long weekend with son and daughter I.

Law and 2 grand children aged 3 and 7. Plenty of room and gorgeous views. We go away regularly, so we fully appreciate when owners go the extra mile and provide good quality items, bedding, cutlery, earring and cooking utensils, as well as games, information, etc. We tried to book New Year here as soon as we got back, but sadly fully booked so will have to look for somewhere else in Caemes Bay.

We came here in May this year and loved it so much we came back in end September.

It’s a beautiful place the view is out of this world and sadly can’t come again until October 2019. Everything about the premises and village is first class So if all’s well we’ll be booking again soon .... it’s worth every penny .

We were delighted to find such a beautiful view from the living room and the proximity to the beach was excellent (perfect for walking our kayaks down).
