The property is lovely, spacious & the views are good.

We enjoyed our stay & the property is in an ideal location. The king size bed is very creaky & would wake you up every time you moved. The fridge in the kitchen is not adequate as it small and has shelves missing.

Great stay!

Nice quiet location. Tastefully decorated, very clean, and with beautiful window views. The host communicated well. It took us 5 minutes to reach the promenade with a playground and swimming pool, and it’s walkable to town and seafront. Town is about 10 minutes down the steps to the left. The wooden floors and tiled hallway are really gorgeous, pack slippers if you've got them. Great for active families, recommend.

AWFUL PLACE.

It might welcome pets but it is NOT PET FRIENDLY. Uncomfortable furniture, limited TV, cracked and peeling walls, front door curtain hanging about half down because of many missing hook, batteries dead in side lights, bulbs missing from others completely, fridge door badly broken and reported by other users, kick board under sink and dishwasher not fixed properly and jumps out everytime dishwasher door is opened. "Garden" is a piece of scraggy land behind garage. Whole place looks like a "work in progress" that has stopped. Most expensive place we have stayed at £1100 with least facilities.

On arrival there was no welcome pack So we had to go and buy milk The last thing we wanted to do after a long hot journey was to have to go out and find shops in a strange area Great having parking facility Kitchen was reasonably equipped but no milk pan Fridge had shelf missing so milk leaked unless propping up with something, as no milk shelf Fridge and freezer appliances were noisy We did not use any other appliance We found beds uncomfortable but that is a matter personal to each person.

Bed linen was not quality white and quilts were quite old and bit lumpy. It takes a good 25 minutes to walk to Llandudno as the property is at Craig Y Don Not Llandudno itself We did not have a dog with us and so glad has steps to garden area are not for the faint hearted and area has poor seating just for 4 people, not 6 and is unattractive with weeds Only having one upstairs toilet is not really sufficient for 6 people Same with just one bathroom with shower over the bath and to each of those areas there is a slight trip hazard. Also the front doorstep The areas to visit are lovely, particularly Conwy, which is why we chose this property as it was just a few miles away

We enjoyed our stay at 4 Tan Y Bryn.

It was just 10 minutes walk to the beach. The property was spacious with lovely views from the dining room. The beds and sofas were comfortable. The property is beautifully decorated. The garden is located down some steep steps so is fine as long as you don't have mobility issues. Llandudno is a lovely town with many shops and restaurants but is also a great base to visit other popular places. The communication from the owner was excellent.

We stayed at Tan y Bryn for a week .

It’s a very nice house full of character and we found it warm and largely comfortable.It’s a very convenient location with superb views you can be on the promenade on foot in 10 mins However on arrival the house didn’t seem very clean the towels weren’t very nice and the rug under the table in the kitchen was very grubby no welcome pack which is usually standard . Difficult access to the back garden down 21 steps no security light apparently this functions from the basement flat. These things are easy to remedy and inexpensive and would make it an even better holiday let Heather

This is a beautiful house with everything you need for a good holiday.

It’s a good stroll into town but we enjoyed the walk. It is elevated above the town so the view from the dining room is amazing. There is only one bathroom but the toilet is separate with its own wash basin, so it was no problem for us. The garden is secure for dogs but down some steep steps, so we tended to walk the dogs round the block at night. Apart from that small issue, this house is wonderful. I would highly recommend.

This is a great house, love the decor and character of the house, and the views were amazing.

Its also in a good location, just a 5/10 minute walk from the North Shore promenade, which provides a pleasant walk into the town.

Gorgeous property and excellent location for walkers and families with the beach, park, and walking trails on your doorstep.

Everything needed was there, lovely and clean and the views. You can't beat the views! Love this holiday cottage, and customer service had been outstanding.

Having stayed at many Sykes cottages before we were a bit disappointed with some parts for our stay.

having read other reviews we can see what others people meant. the beds were very uncomfortable, we could feel the springs though the mattress and the sofa felt like the springs had come loss. There was no welcome pack as in all other holiday places we have stayed in. No info on how to use the tv,heating and washing machine. if are providing things at least tell people how to use them.

The property was beautifully done in keeping with the era of the house , position is great within walking distance to the front and town , quite hilly in areas For anyone with mobility issues, I have a failed knee replacement I managed but it was hard work occasionally.

The house was very well equipped especially in the kitchen, And the views from there were amazing. The house could be quite chilly in the evening there were throws but they were very thin, as the flooring was beautiful natural floorboards could be very drafty . There were 3 tvs but only 1 worked , Not really an issue for us but may be for others. Perhaps down to personal preference but the main bedroom bed was quite uncomfortable so sleep wasn’t great , And duvet was rather thin , lack of mattress protector too. Again not major issues just niggles really. Pillows were quite flimsy too. My son said front bed was ok . The singles were very squeaky. On the whole we really enjoyed our stay. And would reccomend the house.’

Mixed feelings really, nice house, lovely views, had 2 complaints at the beginning of our stay about our dogs being noisy, also the garden for our dogs was down 2 flights of steep steps, so personally I don't think it's at all pet friendly, the flooring in the house is all wood and tiles, so the house was quite noisy and cold.

Decor needs attention in some areas and the bathroom door knob needs attention. The property is probably best suited to an adult family or a couple.

Superb property, very clean and tidy with a great view of the town from the rear bedrooms/dining room.

The house is in a very brilliant spot, being a very short walk to the paddling pool end of the promenade and only a slightly longer walk to the town centre, but also far enough out of the way for a very quiet night - Literally the only slight downside were the single beds which felt a bit creaky / noisy (Thanks to my pampered niece demanding a double bed to herself, one of those poor beds accommodated eighteen stone of idiot and really made its displeasure known :o) - Humans that come in the standard sizes probably wont have an issue. Overall, thanks for a brilliant weekend.

I loved this cottage and will be coming back The location was perfect The view spectacular Parking perfect Kitchen diner was a firm favourite and our main resting place .

An excellent house for a group holiday - sufficient space for 5 adults and a dog to spend time together or do things in two groups in different rooms when wanted.

Comfortable beds, a well-set up sitting room and dining room, and great view from the dining room down over other houses to the sea, the pier and the Great Orme. Facilities were everything we needed, kitchen was reasonably well-equipped and having a dishwasher is always a plus! Could happily stay here again if we come back to Llandudno.

The property is very spacious and well cared for.

The views from the back rooms are wonderful. The location is great for both wandering into town and exploring the local area.

Fabulous property in a great location - close to the Craig-y-Don park, splash park and a lovely walk into Llandudno centre.

We had a lovely couple of nights here.

Everything spotlessly clean and it had everything that we needed. Fantastic views of the sea and the rooms were very bright with natural light. I would definitely recommend. I think we got it on an offer. Without the reduction it would be a lot to pay! The only criticism is that the shower is over the bath (which is fine) but there are no handles to hold onto as you get in and out. I feel there should be something for safety.

Beautiful house, with everything you may need. Lauren and her husband were always one text/call away and their willingness to help with anything needed is unmatched. We left but didn’t want to! Definitely coming back!

Cosy stay.

We loved the property which was very spacious for our party of 4 adults, 2 children & 2 dogs, but we were slightly disappointed there was no rear garden (or back door) to the property.

All rooms were lovely, comfortable & light, with beautiful views from the large rear windows. We were very pleased we could park our 2 cars directly outside the front of the property (enough space for 3 cars) and we were thrilled our 2 dogs were allowed to stay. We had a fantastic holiday and would definitely recommend.

Beautiful property, great location, superb facilities and really comfortable beds.

Really lovely that they allow dogs, however I think they should point out that there is access to a garden but it is not secure and it is via steep external steps. To be fair, the description wasn’t wrong and there was no photo of the garden so I realised I took a gamble, but when you are told dogs are accepted you assume that there is somewhere where you can let them out. We were ok but others may have struggled. The garden could easily be made secure if there was just a gate added to the front wall. We’d definitely book again if returning to Llandudno.

Lovely characterful Victorian property.

Great views across to the Orme. Hard to keep the house warm on colder evenings. Also the mattress in the room at the back is extremely soft and sags badly. Other reviews have commented on this - it needs sorting.

This is a lovely place to stay and a good base for exploring the surrounding area.

The house was very clean and tidy on our arrival with good facilities and the bedrooms were really spacious and the beds and sofas nice and comfy after a day out. The large hallway with tiled floor is especially lovely

Everything was great about the house.

Also the landlords went out of their way to return a washbag we left at the house on day of departure. we would recommend anybody to stay there as great location etc. all would say, I slept in the kingsize bed and I like hard mattress' and unfortunately feel may need new mattress as you seem to roll into middle and on nearside of mattress to door where my wife slept she complained of a spring from mattress affecting her sleeping, maybe have landlords look at that for the future guests. thank you.

A very spacious and well kept house with a lovely homely feel.

The finish and furniture are all excellent. Everything you could need for a holiday is contained within the property and it has the advantage off off road parking. The fact that it caters for dogs was also welcome and the hard floors make keeping the house clean, very easy. The house does sit quite a way from the main part of Llandudno so be prepared to walk for 20 minutes or so to reach it, or a few minutes drive in the car. The promenade is about five minutes by foot and is a lovely walk. There are a large selection of shops, restaurants, takeaways and a large shopping centre in Llandudno. Shame there aren't pubs in easy walking distance of the house but that's not the fault of the property. The Queen Victoria in Llandudno and the Penrhyn Arms in Penrhyn both cater for dogs and have nice outdoor areas for people and pets. Penderyn Distillery is in Llandudno and is excellent value for £11.50 each which includes a guided tour and two generous drams. Adam gave us a nice welcome on arrival and we thank him and his family for allowing us to stay in this house. We wish you every success in the future.
