Great stay, except that the bed linen was covered in what appeared to be bloodstains.

We slept on top of the bed with a blanket from the car because the bed linen was disgusting. We have stayed there before so we're very disappointed.

A lovely cottage in a perfect location for exploring Porthmadog and the surrounding area.

The size is perfect for two people with a very comfortable bed and good facilities and equipment. On arrival the cottage was sparkling clean. Yes the stairs are challenging but we did get used to them after a couple of days. All in all we had a very nice and relaxing holiday.

Lovely cottage in a quiet and picturesque location.

The treats on arrival were appreciated. Spotless, with everything we needed provided. Parking wasn't an issue, although we went slightly off-peak. A short stroll to pubs, restaurants and shops. Within easy striking distance of various attractions. All in all we had a great time and would happily recommend Llys Madoc to anyone. Equally, would happily visit again.

We stayed at this lovely cottage and it was a treat.

It was spotless, comfortable and as it was November cosily and warm. We enjoyed staying so close to the harbour and made good use of the pub just along the road. Service there was excellent and reasonably priced. Sarah was so helpful even offered to change booking dates as we had an unexpected hospital appointment. I have no hesitation to recommend this cottage.

What a beautiful little cottage, perfect for two.

Loved everything about it, perfect location within walking distance to restaurants, shops, pubs, tourist attractions etc. A few minutes drive to Portmeirion and Harlech Castle, both worth a visit. So glad I found this little gem.

Llys Madoc is a clean well equiped cottage in an excellent location, the only negative was the stairs which are very steep with a curve at the bottom.

We had a fantastic time at Sarah’s property.

Although the property was compact, everything we needed was available.

Only thing I really missed was a wardrobe. As we were there for a week, there was a lot of clothes to hang on the wall, I was worried it would break and it was awkward finding what you were looking for, but this was the only problem

We just loved being there very comfortable and easy walk in to town.

Hardly used the car. Sarah was very friendly and helpful. Thank you we had a great week.

We would like to show our appreciation on the appearance and position of Lys Madoc in Porthmadoc.

It was those little extras we had on arrival in the fridge was milk, butter and there was bread and cake. That most appreciated was the Molton Brown shower jel. What a luxurious surprise. We found Sarah was an excellent host as she enquired of our necessities for our stay and popped in to say goodbye. Would definitely book again but for longer.

Very nice Cottage in an ideal position, only two suggestions from our point of view, being in our late 70s we found the stairs quite challenging without full hand rails, the stairs are mentioned in the info though.

We found the shower very slippery once wet, a shower mat would resolve this. The owner has been extremely helpful as we left a bag containing meds and wash gear by accident. She is offered to post them on to us without hesitation.

The property was very clean, tastefully decorated and fitted throughout.

Outstanding veiw of the harbour and mountains beyond. Also you can see the steam train going over the bridge from the property.

Comfortable cottage in the heart of Porthmadog with outstanding views over the harbour and mountains.

If your looking for a base to venture out and about this place is ideal. 15mins walk, on the coastal path, to Borth-y-gest and its lovely beach. 5mins to shops and plenty of places to eat. Breakfasts, snacks, lunches and dinners are all around. Parking outside, on a first come basis and the owners' business next door. Lovely welcome basket, thankyou Sarah. After years of visiting the area we enjoyed staying here and not using the car. We were able to venture around and relax which is what we were looking to do. We were also blessed with mother natures gift of snow on all the mountains around which created a picture postcard look. Thankyou Sarah.

Absolutely LOVED it.

Suited us perfectly. Remarkable value. We liked the quality of the fixtures and fittings (Soft close toilet seats, recycling made easy, M&S crockery) the comfort and the location. An Otter at the marina! We may well be back, would be happy to. Much left undone, unseen. We suggest ...this is NOT a complaint.... a mattress protector (for the owner's benefit) and (ideally) a mattress topper for the comfort of users but to repeat, NOT a complaint. We use them in our own B&B.

Very cosy and comfortable cottage on the harbour.

Shops nearby and also the steam railway which was fun. Portmeirion well worth a visit. We enjoyed our week in Wales.

Whilst using the oven and/or the grill, the extractor fan was totally inadequate, which triggered the smoke alarm every time.

Very annoying. In the upstairs toilet the toilet brush holder and brush had not been cleaned out and was not very pleasant. On the "upside," the property was superbly located on the harbour and close to the town. Generally well presented, clean, warm and comfortable.

We had a lovely stay in this beautiful cottage.

It was in a perfect location and we wanted for nothing. Yes, the stairs were rather steep but we just took care. I would highly recommend.

An Excellent Weeks Holiday

The property on initial view looks and is stunning but get in and you find little things that cause concern.

The property has a bad case of damp both upstairs and downstairs, I have photos to show this but can not upload them to the site. It should also be made very clear on the property description that the staircase is very steep and very narrow. But taking these things into consideration we loved it and the harbour was outside our window.

Everything was perfect, the smoke alarm in the kitchen was very sensitive when using the oven.

This was our 4th time time at Llys Madoc.

Lovely and clean, warm, and perfectly placed on the edge of the harbour, with beautiful views. Everything you need for a lovely week away, and the basket of goodies was a welcome surprise. We had an amazing week away.

One or two small things that could easily have been attended to as follows 1.

. the toilet seat on the upstairs bathroom did not fit properly and was lose. 2 the front door did not open without a big kick because it was sticking badly. 3 there was no plug in the bathroom to either charge a razor or an electric toothbrush. 4 no downward hose in the shower and also some kind of handle to cling onto would have been helpful 5 the stairs were pretty steep and rather dangerous being the only fire escape from the first floor. They would benefit from an additional rail possibly at the bottom. 6 the table is a bit small and flimsy.

The cottage was lovely and the welcome pack was really generous and all good quality, as was everything else about the cottage.

We were fortunate to briefly meet the owner who was a lovely, pleasant lady. Everything was well thought out and such a really comfortable bed!

Excellent location, Thoughtful and friendly owner, very clean and comfortable, a slight problem for us (70 year olds) was the steep staircase with only a partial bannister.

An ok place for 2, but found the stairs a challenge!

In June we had a great time in Llys Madoc during 2 weeks.

Port Madoc is a lovely place with pubs, restaurants, the steamtrain and shops. Not to big, not to small, friendly people, lovely walks and the beach nearby. Llyas Madoc is an nice cottage and clean place to stay. Big kitchen, bathroom and bedroom. The owner is friendly and easy to contact. Arie en Tonny

Property had everything you could wish for and the little extras left by Sarah were a lovely thought. Position of the property was just brilliant: from the outlook, proximity to bars and restaurants and for getting out an about around North Wales. We would definitely not hesitate to stay again or to recommend to others x Thank you x

Excellently situated, very well appointed and extremely comfortable. It lacked for nothing and we would recommend it without reservation.

The cottage was warm and welcoming, in a perfect location for exploring the surrounding towns and countryside.

We love Porthmadog and this property, which is beautifully situated and has everything you need for a comfortable and happy stay.

This was our second visit and we're especially grateful to the owners for their friendly welcome and their promptness in sorting out a couple of minor problems.

We had a lovely stay and Sarah was very welcoming when we arrived and throughout our stay.

We weren't sure what to do with our recycling, as all the bins at the rear of property were full when we arrived and weren't emptied during our stay.

recommending Llys Madoc is only because of hesitancy to recommend anywhere to others on account of differing tastes / standards etc. It would otherwise be a straight 10. The cottage was at least as good as our highest hopes, and we had a thoroughly pleasant stay.

Llys Madoc was a lovely cottage very well fitted out and extremely comfortable, clean and tidy, in a fantastic location on the harbour at Porthmadog.

Parking was not an issue, although this was October and there maybe more pressure during the summer months. Porthmadog is great base for exploring the Llyn peninsula and Snowdonia, with good bus and train services. The cottage had immediate access onto the Wales Coastal path. Great cottage, great area.

It was like home from home, great location, beautiful scenery , Sarah the owner left bread, milk, tea, coffee, sugar, fruit cake and Welsh cakes for our arrival which was so lovely to do and much appreciated.

Would definitely recommend to friends and family. Throughly enjoyed our stay there. Thank you.

Had Llys Madoc saved to my favourites for ages and it didn't disappoint.

The cottage was clean, comfortable and well equipped. Sarah was really helpful on arrival and kindly left some Welsh produce. Ideally located for beautiful walks to Criccieth, a steam train trip into Snowdonian and a morning in Portmeirion. There's plenty of parking and a public bench outside to enjoy views over the harbour on a sunny evening.

We loved the cottage it was well equipped well furnished comfortable bed spotlessly clean easy parking However had problems with Wi-Fi dropping out also with water being contained in shower tray.

Partner fixed handle on downstairs toilet and sorted front door sticking.Excellent location would probably return thank you.

We had a lovely time staying at Llys Madoc.

The cottage was exactly as described - clean, well-equipped and well-located. Sarah was really helpful and accommodating, and the welcome basket was also much appreciated. The only real negatives were that there is no washing machine which can prove difficult for a weeks stay, as well as the stairs being particularly steep but this had already been mentioned. We also didn’t realise that there is an apartment above the cottage, so there was a fair bit of noise above the bedroom late in the evenings. Aside from these small points, we had a great stay and would return! Thank you, Sarah.

Cosy, clean and comfortable in harbour side location.

The property and Porthmadog had all we needed for pleasent stay. The owner was particularly helpful with lots of tips to get the most out of our visit. Would recommend without hesitation.

Absolutely fabulous little cottage.

Extras on arrival were exceptional and not expected. Bedroom, great Size and really comfortable bed. Ensuit bathroom, exceptional size and really nice. Only thing missing was a hand hose attachment in the shower which would have been helpful with my slight disability, otherwise perfect. Stairs were steep, but that was clearly explained in the house description so was not a problem for us. Downstairs toilet very convenient. Kitchen excellent. Really good layout and everything you need of good quality. But we found the hotplate difficult to use. Lounge lovely, good layout. Nice tv. Although for us we found the settee not comfortable, but that is just down to our personal choice and the slight disabilities we have and no reflection on the quality of them. Loads of info in the information log on how to use all the equipment and what to do locally. Views from upstairs and living room were a treat and just to walk over the road to the harbour was an added extra for us. Really quiet and peacefull location. But close to all local facilities, eateries and railway. Exceptionally clean and well kept. Owner, really helpful, nothing to much bother and so helpfull with local information before we arrived and help when I left an item behind after we left. Would recommend to anyone

A perfect cottage for a couple looking to immerse themselves in wonderful North Wales .

.. warm, cosy, comfortable, well equipped and in an excellent location. Porthmadog is a lovely town with many good places to eat within walking distance or a very short drive. Particularly ideal for anybody who likes walking, with great coastal and mountain walks almost right on the doorstep. Also lots of fascinating castles for those interested in heritage and history. We had a brilliant week!

Llys Madoc is a comfortable cosy cottage right in front of the harbour and steps away from everything Porthmadog has to offer.

The cottage is very well equipped, lovely comfortable bed, fabulous view from the bedroom window, large rain shower, great towels & bedlinen. Inside it is larger than expected. Sarah, the owner, was very easy to deal with. We would recommend this cottage and definately intend to visit again in the future.

Porthmadog is a superb centre for exploring both mountains and coast of North Wales. It also has good local shops and a supermarket. Thoroughly enjoyable visit.

Positives: Very good position for all the amenities in Porthmadog.

Good view over the harbour. Fairly easy to get to the beach in Borth Y Gest. House is excellent and very well equipped to a high, modern standard. Negatives: As there is no outside area (which we knew when booking) it was hard to dry anything. Could do with a airier rack to use to dry things in the bathroom.

The location was excellent, much quieter than expected.

Easy walking to shops, attractions and beaches. Very clean and well provided Really comfortable mattress though duvet was a bit hot for really warm weather.

The most enjoyable experience of our holiday was the location and notwithstanding the accommodation which was first class.

The cottage was comfortable, stylish also extremely well equipped it was evident that Sarah the owner had invested a lot of effort into making the cottage presentable. We also very much appreciated the provisions that Sarah had provided it was most welcome and enjoyable. We would definitely stay here again and would also recommend to friends and family.

The cottage was clean, nicely decorated and in a lovely position next to the harbour. Just one point I should make is that the stairs are quite steep so anyone with mobility issues might struggle with them. Otherwise all was good.

There was a nice welcome pack waiting for me on arrival.

Had some problems getting internet connection but The owner was very quick to resolve the problem. My phone signal was bad inside the house but worked outside. This was probably due to the location by a mountain side. All in all the location was fantastic and even though the parking directly outside the house is on a first come, first served basis, I could park there each day.

We had a brilliant week.

The location was perfect and we were able to get out everyday to different wonderful places. The cottage was brilliant, it was clean and very comfy. Sarah was brilliant and came to see us when we arrived. We were grateful for the bread and milk as it meant we didn’t need to rush to the supermarket. Waking up to the views of the harbour are just perfect. Recommend walking to Borth-y-Gest and watching the sun go down that was wonderful.

An extremely comfortable and delightful property in a very good location for the heritage railways to Caernarfon and Blaenau Ffestiniog and the coast path.

As usual our Sykes holiday was both relaxing and adventurous.

We will be returning to the cottage and booking again with Sykes. I would also like to say the owner was charming and very helpful the cottage was very well decorated and tasteful.

Only thing that was missing that would be handy was a microwave oven .

The cottage is set in a stunning location and was a perfect break to get away and just enjoy our week without distractions.

The landlady is super helpful and if anything was needed then she was there to help! We would definitely think of rebooking to go back here next year!

Beautiful cottage overlooking the harbour.

We loved our stay here and the place was immaculate. We really enjoyed the basket of goodies that were left for us which made it even more special. Would definitely recommend and stay again.

On arrival we met the owner Sarah, and she was so very welcoming.

The property was very pleasent on the eye, and Sarah's welcome pack was so thoughtful and generous. This lovely Cottage ticket all the boxes, and we had an excellent much needed break. To put things into perspective, we met Sarah again on the Monday morning, and I mentioned that the Toilet seat would need attention, and within just a few hours Sarah had replaced the Toilet seat with a new one. Nothing seemed to be too much trouble. We are an older couple, Den and I, we found the stairs a little steep but nothing over challenging and it would certainly not prevent us from recommending the Cottage or indeed renting from Sarah again.

We were really lucky with the week we picked, hottest February on record!

But the best thing was the lovely Llys Madoc harbour cottage, a beautiful home from home. Everything was just about perfect would highly recommend.

The cottage is nearly perfect.

The proximity to all services and public transport is a bonus. I think the steepness of the stairs should be mentioned,as they would not suit someone with a mobility issue.

The cottage promoted WiFi but the service was poor to the point of not being functional.

Improving this one thing would have improved the experience. Otherwise a lovely cottage and a relaxing break. We will book again.

Porthmadog is a lovely town and its people warm and welcoming. The majesty of Snowdon reminded one's soul to unfold, awaken and bow to the Devine.
