The Farm House

The farmhouse was gorgeous, with superb views, especially when admiring them from the hot tub!

We had everything we needed provided for us, and didn’t even have to buy more wood for the log burner…it was all provided. We loved how we could share space in the enormous kitchen/diner, then sit round the fire in the cosy living room while the children decamped to the games room. The bedrooms are very generously sized, and all felt very private, giving us space and quiet time when we needed it. The en-suites and main bathroom are all superb! We recommend the Farmhouse for large parties wanting to enjoy the local scenery (lovely, quiet walks) and for exploring gorgeous north Wales.

Fabulous location with very nice views across the countryside.

Very well appointed accommodation with everything needed for a comfortable stay. Quiet at night but within easy reach of Bala with a vehicle. Thoroughly recommended for a leisurely break.

Nothing was too much trouble. Everything was great from the large kitchen diner, lounges, bedrooms and bathrooms. The hot tub was well used by all. A lovely peaceful setting with a delightful caravan site attached. Visited Bala which was in close proximity and had a lovely meal at The Bryntirion Inn, Llandderfel. Would love to go back to The Farmhouse at some time and would recommend to anyone.

We absolutely loved the place ,we came on a hen night ,it had most things we needed .

the house is massive ,we will come all back ,with it being the most amazing weather it would of been lovly to have lie down chairs outside ,and some of the mattresses need looking at, but all in all it was so brilliant, and the surroundings was so relaxing. We had a hamper pack when we got there ,which was nice ,all in all very happy

The house was spacious, immaculately maintained, and perfectly equipped for a comfortable and relaxing break. The bedrooms were exceptionally large, offering plenty of space and very comfortable sleeping arrangements. The bathrooms were spotless and well-presented, which made our stay even more enjoyable. The kitchen was fantastic, with excellent facilities and everything we needed to prepare meals with ease. Overall, the entire property exceeded our expectations. It was clear that a great deal of care has gone into making the cottage welcoming and well-equipped for guests. We thoroughly enjoyed our time here and would not hesitate to recommend it to others. We will definitely be booking again in the future!

We were a group of 9 adults.

We had a fantastic 3 nights here. The views are lovely and the hot tub was a bonus. The house is presented very well and everything you would need is there for your stay. A nice little hamper left in the fridge was a nice touch. The owners came to welcome us not long after we arrived, they were very friendly and knowledgeable about the area and were happy to answer any questions you may have. We would highly recommend booking here if you're visiting North Wales. We would definitely return.

We were a party of 10, aged from 13 to 91.

From the moment we pulled up, we loved The Farm house. There was plenty of room for us all and the views from the house were beautiful. The kitchen was well equipped. The welcome hamper was delicious. The beds were comfy and all of the bathrooms up to a high standard. The owners were very nice and popped by just see how we were getting on . We loved the outside space, and enjoyed using the bbq’s and the hot tub. The house has such a lovely vibe, and is well set out for a chilled and relaxing visit. We also bought our own games to play on the Wii and PS3 , so really, there was something for everyone. There are shops approx 10mins drive away . If you needed a “big”shop they are less than half hour away . There are takeaways less than 10 mins away too. I can’t recommend this place enough for a great break with friends or family .

We had a fabulous stay at the Farmhouse.

It is a beautiful characterful house with everything you could possibly need for a great time. The surroundings are lovely and the views from the hot tub amazing. The house itself is very comfortable, the bedding and towels clean and good quality, the kitchen has everything you could need and a fabulous big table for our large family to sit around. I would definitely recommend this lovely place it's just perfect to relax and listen to the birds.

Wow!

This property was amazing. Really spacious, clean, comfortable and a fabulous location for us with beautiful views if you love the green countryside. We went into Bala, a local little town and did the steam train which was lovely and then had fish and chips at the local chip shop there. It rained on the Saturday and we were all happy to stay in and play games, do a jigsaw and the men watched the football while my mother watched Frozen in the other living room. The rooms were all lovely and the facilities in the house were fantastic. The hot tub was a great hit even for my 80 year old mom. We will definitely go back again.

Great accommodation in a brilliant place!

Very good accommodation, absorbing 3 couples and 4 mixed children without stress.

Isolated. We were lucky with the weather. Dull, wet conditions might have made it less enjoyable as there aren't many attractions within an hour's drive. Facilities would have been improved by some medium-sized saucepans and large drinking glasses. Pints, say. Purists might prefer champagne flutes to the generic wine glasses. The dishwasher seemed to be full of crumbs or coffee grounds, despite several attempts at cleaning the filters and heads. A huge compacted plug of felt had to be poked out of the vacuum cleaner before it worked. That must have taken weeks to accumulate!

Beautifully positioned, updated and maintained luxury farmhouse accomodation that has everything a large group could wish for.

Family run by the lovely Jayne and Gerraint - a super-helpful, friendly couple, who made sure we had everything we needed. Best place our party of 11/12 has stayed in trips going back many years. We'll be back!

Very nice place we would like to go back again

This was the perfect place to stay for a large diverse group of us (7 adults ages between 30 and 79, 4 children ages 5 to 13).

The owners live adjacent, and were both helpful and friendly. It is a gorgeous, but not well known, part of the world, and we found plenty to do nearby.

Everything about this property is to a very high standard.

Nothing has been missed and attention to detail by the owners is impeccable. If you’re pondering whether to book this place, just do it. You won’t regret it. Thank you so much Jane and Geraint

Our stay at The Farmhouse was perfect.

The house is huge with ample space for our large group to gather. All of the bedrooms are lovely and again spacious. The property is furnished and cleaned to a very high standard. We loved the hot tub and the large kitchen in particular. The owners were attentive and helpful in their communication with us but also afforded us privacy during our stay. The house is situated in such a beautiful part of the Wales - I wouldn't hesitate to recommend The Farmhouse!

A beautiful, big farmhouse in a lovely, serene setting.

All the amenities you could wish for are provided and instruction booklets as well; good idea! Plenty of places to visit and activities to do in the area. Very friendly and helpful couple, Jane and Geraint, and made us feel welcome. The hot tub was very well used and enjoyed, even in late evening when you can lie back and watch the stars! Everything maintained to a high standard. Well worth staying there for a holiday.

More of a stately home than a cottage!

A beautiful property, spacious yet homely. The children didn’t want to leave. Lovely and clean, with literally every amenity, all you need is bath soap and toothbrush and toothpaste. Alpacas geese and sheep with the backdrop of beautiful rolling countryside…and a jacuzzi to enjoy the dark skies site.

We had a lovely family get together at the Farm House near Bala for a special Birthday celebration.

The house is very clean and beautifully furnished, with the downstairs bedroom a real bonus for anyone requiring disabled access. Many thanks to the owners, Geraint and Jane, who are very friendly and attentive, providing details of local activities and places to visit along with a lovely welcome basket. Although the weather was very cold, the house remained really warm throughout and the sitting room log burner is a real bonus. With amazing views in a quiet location, the Farm House is perfectly located for exploring the surrounding area and beautiful Welsh countryside.

We had a great holiday the house is amazing so much room was lovely to have a dinning table we were all able to sit around and the added bonus of the smaller sitting room which was a quiet area for anyone that wanted it.

Hot tub was a really good size and proved to be a great success. Jane and Geraint were really friendly and helpful even left me a lovely birthday card and a lovely welcome basket basket would love to return again sometime.

Beautiful location well kept hosts you could not wish for better, very attentive.

Hosts gave good advice on where to go for a really good day out. Made sure we had everything we needed on arrival a hamper with home made cake included. Butter, milk ,eggs ,bread, tea ,coffee, sugar and the important toilet rolls. The jacuzzi was hot and ready to go, really relaxing holiday. The bedrooms where all spacious ,clean and inviting. We had the best holiday for a long time wales

it is a beautiful home and well equipped with anything you'd ever need. The hosts, Jane and Geraint, are friendly and attentive without being intrusive in any way. The location of the property is excellent for exploring lots of local attractions without having to travel too far. We were extremely comfortable and are highly likely to return in the future. Fabulous property - wonderfully spacious and general layout of the house worked really well.

The owners were very communicative both ahead of our stay and whilst we were on holiday - they made us feel very welcome and gave some great recommendations of places to visit. They also left some really thoughtful, locally sourced welcome gifts - including bara brith, welsh cakes, welsh butter and beer. The hot tub was a great addition and a really good size and it was helpful in the evenings having two reception rooms as it meant the children could watch tv in one room whilst the adults were in another. The garden space is well maintained with a good bbq available to use. In terms of location - it is remote but with that comes beautiful views and a very peaceful break. It is about a 10 minute drive to Corwen (a lovely little village, with a nice cafe for breakfast and a fantastic 'giant adventure' walk in the surrounding hills). Bala is about 10 minutes drive away as well - a nice town with a beautiful lake. Larger towns (including a large supermarket) were about 20-25 minutes drive away. All in all, I couldn't recommend this property enough, in particular if it is a holiday for multiple families as the space is great.

The owners were very friendly and couldn’t do enough for you. We had a lovely welcome package when we arrived. The house is well equipped and plenty of space for everyone. We cooked a roast on our first full day. The children loved the games room, hot tub and gardens. We visited lots of places in the local areas. And have a lovely meal on our last night at the blue lion. Would highly recommend this property

We really enjoyed our stay at The Farmhouse….

It was extremely well equipped and spotlessly clean. Every one of the six bedrooms was spacious and beds were comfortable. The hot tub was fabulous.

It was the occasion of my Mum's 80th birthday, a reunion across continents, and a few sibling birthdays besides.

Upon entering the property, we were immediately impressed by the light, spaciousness, and quality of the farm house. Every bedroom offered wonderful views, an ample comfortable bed, and modern en-suite or nearby bathrooms; there was no need to draw straws! The two living areas allowed us to spread out according to our preferences for solitude or entertainment, while the hot-tub provided another venue for conversation and enjoying the outdoors. But the highlight was the combined kitchen and dining area with a huge table for a dozen or more that allowed us to share meals and celebrate birthdays in comfort. We didn't travel out many times but we did enjoy Bala Lake and nearby towns. Now we just need another excuse to come back! Thank You so much.

The wi fi was better than two years ago but still intermittent Also the front door did not lock and was not repaired the whole week leaving our valuables at risk The owners were notified several times but it was not mended and told it was a low risk area!

Lovely stay had by all - had everything we needed fab kitchen for family gathering to eat and a cozy fire in the evening on main room.

Owners are very welcoming and the hamper of goodies was very thoughtful. House is well located to discover North Wales.

We, 9 adults and 3 young children, had a most pleasant holiday at The Farmhouse.

The house and grounds exceeded expectations. The large downstairs bedroom was particularly beneficial for the oldest member of the family. The hot tub was a great success with all ages. Apart from one loose tap in the bathroom, we had a wonderful stay. Many thanks to the owners and Sykes. Very good value.

The house was delightful, larger and more impressive than the marketing photos indicate.

The setting is private, large and really good for families or just adults. The facilities were excellent and the hot tub was a big hit with everyone. Close to Bala Lake, it was forty minutes to the coast or within ten minutes or more for all kinds of walks, being on the fringes of Snowdonia. The holiday was made even more enjoyable by the hosts, Jayne & Geraint, who made us feel welcome and were tremendously helpful, yet were sensitive to our privacy. In all it was a terrific holiday for our group and we hope to return there before too long.

What a wonderful experience.

The cottage was outstanding in comfort, charm and in a fantastic location. The hot tub was a wonderful bonus and the kitchen facilities allowed us all to be together at meal times. Cooking facilities were brilliant and more than adequate and WOW - the bedrooms were a dream!

The property was lovely.

Me and my friends had an amazing time. The hot tub was a lovely addition to the property. The house is equipped with everything you need. I spoke to the owners the night before and they gave me a run through of everything. They even provided me with lasagne dishes as I was cooking for a large amount of people.

Jane was very welcoming and friendly, a lovely gift basket of local produce was there on arrival as well as a birthday card!

The house is beautiful, lots of space and the facilities perfect for what we needed. The hot tub was just the cherry on top and we had an amazing time. Plenty of space for 12 people and could not recommend more!

The farmhouse was amazing ‘huge’ and had everything our large family needed re: bedrooms/ensuite/bathrooms.

The dining table and kitchen area was amazing so we could all dine together in one place and the living room was lovely and cosy with the open fire. The games room and jacuzzi were a huge hit with the kids AND adults! The owner Jane was amazing; friendly ans helpful throughout. We will definitely stay again when some of the children have got older.

The Farmhouse is grand and spacious.

There was a place to store everything, for example, plenty of coat hooks, cupboards etc and the laundry room was wonderful for drying out swimming costumes! It was warm and comfortable, and the wood burner was an added bonus during the colder nights. The hot tub was glorious, and it was great to relax in the sunshine, listening to the lambs in the nearby field. Unfortunately, the internet couldn't cope with our demands and was intermittent. If it was possible to install a decent broadband connection, we would be willing to pay a bit extra for the week, as it would have made the media room more accessible. There was also a Wii which hadn't been mentioned in the listings, and we would have brought games for the Wii had we known. The blue ray controller was missing in the media room too. There was also a downstairs toilet (as well as the enough suite for the downstairs bedroom) which was useful, and I hadn't noticed that in the listings either. However, considering the house had not been used for a while due to lockdown, it was a wonderful place for an enjoyable, relaxing, quiet break away. We particularly enjoyed visiting Brenig, the lake at Bala and wandering around Ruthin.

Fabulous house!

We stayed with a party of five and had this huge house to ourselves. It could have contained 12 people comfortably. The facilities were great with en-suite bathrooms in many of the bedrooms and a brilliant kitchen with all utensils and large oven. The well maintained hot tub was the icing on the cake. Highly recommended!

Lovely house set in a beautiful and peaceful setting.

The house was spacious and with everything we needed, kitchen is the heart of the house which we spent much time in. The green area at the side of the house was great for the children and the ‘big’ kids!! Owners very helpful and friendly, nothing was too much trouble. Hopefully looking to return next year.

Absolutely amazing house.

Perfect owners. We were originally a little concerned that they were so close, but they were perfect! Popped round to introduce themselves the first day, made sure we knew how to contact them, but otherwise they just let us get on and enjoy their beautiful spacious house. Hot tub was lovely. And the owner checked levels etc every morning, so no horrible chlorine smell/taste. Wonderful holiday in a gorgeous location.

Just spent a four day weekend at The Farm House and it was great myself and 10 friends have an annual early Christmas and the house was perfect.

Plenty of space for a big group, very comfortable, the hot tub was great fun. We had such a great time we have booked again for next years trip!

17th August 2019 to 24th August 2019 The whole family (8) had a brilliant week holidaying in this lovely house which accommodated our every need.

The hot tub was also a great addition, the views from all the windows and hot tub were just wonderful. The house is situated ideally for access to so many wonderful days out and we had many. Geraint and Jane are great hosts and did everything to make us welcome - Thank you, we hope to return. from the Hursts, the Costellos and the Stokes.

The house was fantastic, well equiped and incredibly clean.

The kids particularly loved the hottub (which was maintained and cleaned everyday) and the grass area behind to kick around the football. The hosts were warm and friendly and on hand for any queries that arose. Loved staying here would highly recommend it.

The house was extremely dirty.

I have a few pictures which highlight this. For the money paid I expected it to be spotless. There was a horrific smell from the main bathroom and one of the en suites which eventually led to us being unable to use the bathroom as the smell was so over powering. Not the home owners fault but there were a number of flies and wasp. In regards to the cleaning there were a number of dead flies around the house. It was a great shame as the property itself was amazing. The owners were not around until the Thursday so we were unable to mention anything. We did talk on that day but we were going out so was a quick chat.

Our original choice was cancelled the day before we were due to leave but with the help from Nicole from Sykes we found this gem!

The cottage was amazing and Jane and Geriant were great, all in all an amazing holiday. Thank you.

Where to start?

Beautiful accommodation...so spacious and never felt like we were all on top of each other. Geraint and Jane the owners were lovely people and really approachable and brought us extra saucepans for our Sunday roast. The kitchen is huge!! And lovely we could all sit around the table to eat together. Utility room was great especially if you had clothes that needed washing before returning home. Log burner was cosy in the evenings and all beds were comfy. The bath in the main bathroom was so deep, great to have a soak whilst looking out the window at the view. The hot tub was just splendid! Especially after our long days out. Really could have stayed 2 weeks or never left at all. Thank you we will be returning for sure

.....just as good as last time.....great hosts who are very caring. Fantastic farmhouse kitchen was put to full use !! Hot tub was great as we soaked in glorious hot water outside in near zero temperatures drinking just a little alcohol....in plastic glasses of course Watched films with amazing sound surround..and had a really fantastic family holiday

The owners were great and nothing was too much for them. They even sent my partner a birthday card. Really friendly. The house it self was amazing. Warm and cosy and plenty of space. We look forward to returning soon

Amazing property.

We have stayed here 3 times now. Great for larger groups with the 3 ensuites and another bathroom. The property also has a very large kitchen and 2 living rooms. Also a very large utility room where you can leave your bikes. The owners have a small caravan park next door but this doesn't impact on your stay at all. The house has its own entrance and privacy. The owners are lovely and are a phone call away if you need anything.

Fab house with friendly owners

We had a really lovely week at The Farm House.

The house itself was very spacious, beautifully decorated with an enormous kitchen-diner and ensuites to three of the bedrooms. The hot tub was an added bonus! The only slight niggle was that wifi was variable, but obviously this is often the case with rural locations and the panorama more than made up for it. Jane, the owner, couldn't have been more welcoming or helpful, and the lady who came to clean at the end of our stay was equally as friendly - it felt like they really cared about us having an enjoyable stay. We ate at two fantastic local restaurants - Palé Hall and Tyddyn Llan. Both were very good and were able to cater for our party with a vegan diner, but we found Palé Hall to be a particularly special experience. We feel sure they will be getting a Michelin Star very soon (we were told they had been in the week before). The restaurant at Rhug Farm was also fantastic at adapting their menu to make it vegan. We would be very keen to come back to the Farm House later in the year when more local attractions are open. Thanks again for a really lovely stay.
