Enjoyed a marvelous weekend at the cottage celebrating a, friends birthday.

Cottage had everything we needed to make the stay both enjoyable and restful. We loved the views and being able to say hello to the very friendly horse n donkey in the adjoining field. The owners were friendly n helpful and some fantastic places to eat were only a, short drive. Wil definitely be booking this cottage again... Such a lovely stay...

House was massive and well equipped - suited a group of adult friends perfectly.

Might be worth fitting locks on bathroom doors but other than that it was ideal for a weekend break.

This being our second time being in this property I am happy to say that it is a well maintained property,it has always been given us a homely feel and we don’t mind being there over and over again

This was our third stay at this cottage and it did not disappoint.

Very spacious. Tidy and clean on arrival with some lovely packets of welsh cakes courtesy of host Laura, to have with first cup of tea. Kitchen has all amenities and utensils required for large family cooking. We also took our own air fryer, coffee machine and slow cooker so that our family evening meal was ready on our return from days out. Bedrooms are spacious, rear garden opens out onto fenced farm fields where the cows will come to you. The kids loved to play hide and seek in the cottage, (it's that big). Our adventure days out included Beaumaris, Penrhyn Castle, Plas Newydd House, Newbrough Beach and Gypsy Wood Park which was great for the kids.

Wonderful views, big spacious house.

Had a lovely time. Did take our parents who are in there 80's so downstairs bedrooms were so handy, but they kept locking themselves in there bedroom and bathroom as old hands could not turn the round door handles, they locked themselves in a few time. If handles changed and a grap rail in the big bathroom shower this could be a good house for those needing a more disabled facility.

We were a group of 11 and had a fantastic time at Fferam Y Llyn, the house by far exceeded our expectations.

The house is huge and has everything you could need and more. Plenty of space for the children to play even on rainy days. Well thought out bedrooms with very comfortable beds and bedding. A perfect base for our weekend break, we will be back, thank you!

We were a group of 11 people and everyone was excited how the house was so big and everybody was comfortable on their own bed .

The house was very clean , the views from the house was breathtaking. We really enjoyed the house and we will definitely come back during the summer .

We were there with a large group including 7 kids. There was plenty of room for everyone to spread out and the kitchen was well equipped. Would definitely recommend.

The cottage was warm, welcoming, clean and very well equipped. The accommodation is very spacious and meant our party of 7 adults were not under each other's feet. A splendid base for exploring Anglesey and we would not hesitate to recommend Fferam Y Lyn to others and we would definitely return. We had a lovely stay at this property, inspired of the weather.

Its a lovely spacious property with lovely views and surroundings. It seemed to have everything needed for a comfortable stay. The utensils/pans in the kitchen were surprisingly high end. The rooms and layout were perfect for our needs. The separate kids lounge was handy. But in the evening, the seating in the main lounge was a little limited for all of us. This was easily remedied by borrowing a chair from the hall and the kitchen though. The Lady who owns the property made herself known to us a shortly after arrival. She was extremely polite and helpful. We had no need to contact her though throughout our stay, as the booklet supplied was quite informative and answered our questions. We would visit again, it was a lovely break and the first time we have collectively done this with 3 family's. For 12 people to share a property and not get on top of one another its quite a victory. The proportions of the house, I feel had a lot to do with this. The bay restaurant ay caemes bay is definitely worth a visit. Thanks again to the property owners my grandkids are still reflecting on the memories

Wonderful 2 family gathering in a property that easily accommodated us all Excellent spaces for dining and sitting together with lovely views towards the loch Children enjoyed seeing farm animals in adjacent fields.

Location good for getting to all points of the island and visiting a number of beaches. Host on adjacent farm v helpful.

We absolutely adored this property.

On arrival we were all blown away with the immense space it provides. Very well equipped in a stunning location, great aCCE as to the coast and a friendly host, Laura. We have booked again for next year. There were a few dust webs around. Particularly in corners, on beams and in family room upstairs (dressing room and en-suite). It helped having access to vacuum as we did run it around a few times. Utility room was brilliant and also well used. Icing on the already wonderful cake might be an outdoor line to dry clothes, a bbq (and even a hot tub)! Then it would literally be perfection!! Thanks so much. We had a great holiday x

We had a lovely relaxed holiday desire the varied weather.

The cottage was everything we could have wished for with plenty of room so that children and adults had room to spread. The garden was ideal for the children to play and loved the secret slide. The cottage was spacious, comfortable and every convenience we could have needed. Laura and her husband were lovely and nothing was too much trouble for them. We will definitely like to stay again

This was the second time we have stayed at this cottage.

There were 6 adults and 3 young children staying. You are next to a working farm with cows, sheep and horses which the children loved seeing. The cottage was clean and well presented. The kitchen has all the appliances and utensils needed. We had breakfast each day, and then prepped the tea in slow cooker (our own) for when we returned from our days out. Main living room is large enough to accommodate everyone and has large patio doors for access to garden. We have all come away saying 'same time next year'.

We stayed 23rd Dec - 28th Dec 2024 and had a great time celebrating Christmas here with the whole family as well as a birthday!

The kitchen was a good size with plenty pots n pans, utensils, crockery, seating for us all (11), American fridge/ freezer and a smaller fridge in kitchen too! Plenty storage space! Living room had beautiful views, all the rooms very spacious! Very peaceful location, we all had the best sleep, no light pollution!. Host was very pleasant, she allowed me bring the kids down to her livestock farm and she showed us around and gave us some interesting facts. Felt like a mini farm visit, Lol During our stay we visited the South Stack Lighthouse (amazing views!), Beaumaris Castle and Cemaes Bay. Highly recommend! You won't be disappointed!

My family had a wonderful time together in this lovely property.

The area is beautiful and the house was ideal with lots of space which was important as I am disabled and needed to use my portable mobility scooter to manoeuvre around. The only downside, which would stop me from booking again, was the aggressive attitude of the gentleman who arrived to do the cleaning as we were leaving. He berated my husband for parking too close to the front door, which had he asked could have been explained, as I had previously slipped and fallen on my crutches when the car was parked farther away. The lady who accompanied him was very pleasant and enquired if we had a good time but was interrupted by the man and told not to delay us any longer. I could have understood if we had been excessively late in leaving the property but we actually drove away at 10:18am. This was very disappointing as up to this point we had all had a brilliant experience.

A spacious and well-equipped property located in a scenic area badly let down by cleanliness and maintenance issues.

On arrival the condition of this property was very disappointing with regards to cleanliness. The oil-fired boiler situated at one end of the property has clearly had a recent leak which has resulted in a very strong smell of fuel oil at that end of the property, so much so we felt it was not possible to use the washroom, bedroom and facilities in that area of the property due to the level of fumes. In addition, basic property cleanliness was found to be very poor on arrival: 1) A large amount of the crockery had very obvious traces of food on them from a previous occupier. 2) Staircase was filthy 3) Fridge door handle had food stains from a previous occupier 4) Internal door glazing covered in stains and fingerprints from previous occupant/s. 5) Shower enclosure for the main bedroom covered in dried water stains from previous use 6) The owners dog seen using property lawn as a toilet. As such the area was unsuitable for the 2year old toddler in our party to play on. If the presence of free roaming dogs was made clear on the website description, we would not have booked the property.

What an amazing holiday home.

Exceeded all our expectations. Such a lovely welcoming feeling when you arrived. Very bright, clean and has everything you need. Definitely would stay again. We were a family of 6 adults 5 grandchildren age 1-10 years. Plenty of room and space for everyone. Lots of memories made thank you.

Nice spacey family house just let down by the pervading oil smell from the boiler at that end of the house Coffee machine not working

The property was spacious and well equipped.

Great to have good sized bedrooms and many bathrooms. Our different age groups could spread around the kitchen table and two reception rooms. The evening sun was at the front of the house and two deck chairs provided so we could enjoy the sunset. The location was wonderfully quiet, a real treat to walk on the local lanes with small amount of traffic. As the cottage is remote you need to plan your food shopping with your day trips and we had a Morrisons food delivery. A great house where fabulous memories have been made. Thank you

Enjoyed a memorable family holiday with three generations.

The cottage is spacious with plenty of room for little ones (aged 1 to 3) to run around, the room off the kitchen diner is useful as a playroom. As the weather was good, they loved playing in the garden as well as watching the farm tractors. The cottage is well equipped for catering in the kitchen and the washing machine was well used! We all had a great time!

The house was a lot bigger than I imagined upon arrival,so many rooms.

Laura the owner had thought of everything.Lots of items in kitchen considering self catering.Garden was huge and over looked the lake.This would of been great in the warmer weather for a BBQ and just sitting looking at the views.Views from back of house are the best I’ve ever seen and even better looking out from upstairs bedroom.En suites upstairs are large plus the downstairs bathroom was very spacious.we went as a group of 10 adults and plenty of room and space for everyone.Parking is fantastic we comfortably fitted 5 cars on.

This is our 2nd stay here (having previously stayed in 2022) the house is perfect for a large family group and we throughly enjoyed our stay.

The property is rural but with contained garden which is reassuring for having little ones present. We loved our stay here and hope to stay again in the future!

A really well appointed, comfortable and special cottage for three generations under the one roof. Lots of wonderful memories made. Would definitely recommend to others.

Fabulous so clean, comfortable, and plenty of kitchen equipment.

We were welcomed with mince pies and Christmas thought that was a lovely touch. Laura the owner popped by to see if all was good. Thought that was very kind of her too. The only little problems was we think the dishwasher may need a service and washing machine wasn’t working, the drum wouldn’t turn and made a very loud noise so we just washed buy hand. I never managed to report these as it was the night before we left. I’m sure had we have contacted Laura it would have been sorted. Will highly recommend and definitely return someday

This property was perfect for our big group (6 adults and 5 kids).

It was clean and comfy and there was so much space. We’d love to return in the future.

The house is perfect for family gatherings being suitable for adults and, youngsters and babies alike .

All the rooms are spacious, there is a large table that seats 12 people and the kitchen is very well equipped .The two lounges are a bonus . The decor throughout is attractive with each bedroom a different colour scheme. The property is in a very rural situation with a fine view towards the lake and it’s lovely to see cattle and sheep grazing in the fields close by. There is a good paved area and seating to take advantage of this very pleasant location.

We had a wonderful stay everywhere was very clean and we had all the facilities we needed the setting where the house was situated was idyllic with fields around us and a great view of a lake would definitely stay here again.

Great space for a multi generational family.

The children had their own TV room which was a bonus. Fabulous garden for the family to use. However looking a bit tired such as bathrooms and furniture in main living. All that said we had a fabulous week the owner was very warm and welcoming. Well worth the visit to the property.

This house is beautiful and so is the surroundings. Much bigger than we thought it would be. We stay for a 40th birthday and would most definitely come back. Laura was lovely so helpful and very friendly. Thank you so much for a lovely stay

What a fabulous week!

A very comfortable house. Spacious. Very well equipped. Lovely view which we savoured from the garden due to the fantastic weather. Highly recommend it!

A lovely property and very spacious, great views and clean on arrival, the perfect getaway.

Only negative I would say is that there is no proper outdoor furniture to relax on. Only a wooden picnic bench which isn’t much use. Also a decent size BBQ would have been nice.

We had such a lovely time here, owner was so friendly and helpful available to assist when we needed.

10 of us stayed in the house 7th-14th April 2023.

Ages 2.5 up to 67. All rooms are spacious. The downstairs bedrooms was perfect for us to stay in with our 2.5 year old as she could come and go without us having to worry about her navigating stairs. We used a blow up travel bed for our 2.5 year old in the downstairs double room and as they are so spacious there was no problem fitting it in. The room has pale curtains on the main window so the sun does make the room incredibly light. I would recommend packing a black out blind if this would be problematic for your little one. The house is well equipped with everything you can think of - definitely take the time to check all cupboards/utility room/storage areas when you first arrive as you will be surprised at what useful items they have available. The view from the back of the house is simply stunning! The table was also big enough to sit everyone on and the main living room is big enough for everyone to relax in - which isn't always the case in larger houses. We had a Tesco shop delivered when we arrived which worked perfectly. The house is remote so nice and peaceful. There is a handmade doughnut shop (Monnuts) 10 minutes away by car which are a lovely treat. The main tourist attractions / areas to visit we found were usually 25-40 mins away. I think we experienced every type of weather during our week there - including bad wind, during which there was a 2 hour power cut. The owners were very helpful and updated us on when it should be back on. I would highly recommend the house!

Beautiful cottage.

The perfect size for our group. We had a great break celebrating our friends 40th. The kids in our group had lots of fun playing together. We found the cottage had everything we needed for our stay and the booklet provided allowed us to figure out how to use some of the kitchen amenities. The owner was always quick to respond via text and popped around once to answer one of our questions. Would definitely recommend, both the cottage and the owner were great.

An amazing house!

! Every room is a brilliant size and lovely furnished and it was so clean. The kitchen was very well equiped and even though the area had a two hour power cut on our last evening, it didn't dappen our spirits! Thank goodness for the real fire during that experience. Good location for exploring around the island. Thank you for a wonderful stay, i hope one day we will be able to return.

We had an amazing week.

The property was so spacious and comfortable and well laid out and perfect for a holiday with three generations. Having 2 living rooms worked really well. We were away with 4 under 2 yrs and 5 months so they could play in view at all times. The bedrooms were big and well appointed and there were plenty of bathrooms/en-suites. The kitchen/diner easily accommodates 12 and has plenty of room to keep each other company whilst cooking. The garden at the back was lovely and big and would be a great play space - we visited in November so didn’t get out there as often as we would have liked. After speaking to Laura, we were also able to take the two 2 year olds down to see the cows - they both loved it. Lovely views across the lake and to the mountains and stunning sunrises made the early mornings with the little ones so worth it. Being quite central, we had easy access to all parts of the island. I would thoroughly recommend the property to any large family groups. It had a real home from home feeling to it. We had a wonderful holiday. Thanks Laura.

Well, what can we say?

This has got to be one of the best cottages we have ever stayed in. Clean, very well equipped, comfortable and a beautiful location with a glorious garden and views that are fantastic. Our extended family of 12 and 3 generations fitted nicely Although, loads of space for us all. It is not in the hustle and bustle of the major holiday hot spots, which is part of the attraction of being here. There are beautiful beaches within a 15 minute drive and the towns of Amlwych and Holyhead are about the same distance too. Daft comment but we had flawless deliveries from Tesco and Iceland as well...an absolute bonus as we did think we wouldn't be able to get one! We loved this cottage and Laura was a fantastic host......although we had no issues for her to sort out! Great place to relax and leave the rat race of city life behind. Cannot recommend this wonderful cottage enough.

An absolute stunning property in a beautiful location, the house and surrounding area was so peaceful with a really friendly farm directly next door, would definitely return and hopefully for longer next time…thank you to the host too for leaving some Welsh cakes for us to try

The property was really well equipped and extremely comfortable.

It was well furnished with equipment needed for families with very young children too. It was in a really quiet location with lovely views from the garden. If I were to ask for something else it would be for some more comfortable garden chairs to sit and enjoy the views but there was a wooden picnic table which was adequate to enjoy a morning coffee before going out for the day. It was ideal for several families to stay together. Plenty of room and comfortable furniture and beds. We would happily return for another stay. A nice touch from the owners who left flowers and Welsh cakes to welcome us. Thank you.

Absolutely gorgeous property.

We came to stay as 8 adults, 2x 4 year old and 2 babies and it has everything we could have wanted. It was a wonderful space for us all to get together as a family. We would definitely like to stay again in the future!

We were on a trip to photograph Anglesey.

The location was ideal, giving access to the whole island quickly. The property was large and spacious, very comfortable, clean and had all the amenities our group required. Access to the property is well organised with plenty of parking. Located close to a nearby farm with lovely views across nearby farmland. We will be recommending to friends.

The cottage is brilliant there were only two things that could have been better both my parent are disabled and found the settees to low in the living room also the step up to the shower in the main bathroom downstairs is about 1ft tall so if you are disabled take a small step to help you up into the shower and some blocks for under the furniture to raise the height

the holiday let was very clean & couldn't ask for more.

Enough parking for 2cars, lovely outside space with beautiful views. The owner was very welcoming & plesent to talk to love to go back. Many thanks to the owner.

Stayed as a family of 10 with children.

The property was so spacious the children would have been content to stay in the property and play and the adults had space to escape the noise. Very well equipped everything you could need. Only drawback only road walking near the property. Take plenty of food very few food shops although we had a couple of Tesco deliveries

Fferam Y Llyn is an excellent holiday accommodation.

If you are looking for a large family countryside location for your holiday you will have to go a long way to beat this property. The views from the very large lawn are great looking towards the large reservoir and the Snowdonia National Park mountain range beyond. The nearest beach is at Cemaes Bay which is about 15 minutes drive away and has a lovely sandy beach and safe bathing. The property is very well equipped and very comfortable. Our party consisted of 6 Adults and 4 children and was our second visit and it is very likely that we will return again. I have no hesitation in recommending this holiday accommodation. Beautiful cottage in beautiful surroundings and scenery.

Thoroughly enjoyed our stay, just one point to help find this beautiful place is the GPS doesn't at first find the cottage so directions how to find would help and once there put in your favourites and problem solved.

The house is great, the owners are very friendly and helpful.

Everything about this holiday was amazing, the house had everything you needed, it was stunning and in a fantastic location

The location was perfect and the owner was very friendly.

All the bedrooms were a good size. We had everything we needed at the cottage. This break was perfect for myself, husband and two toddler boys.

Everything we expected and more.

Booked very last minute, the owner made remarkable efforts to ensure we could enjoy our break from the moment we arrived. Clearly Covid 19 aware, everything was prepared and cleaned in ways that made us feel safe and comfortable from the moment we entered. The property is excellent in every way with just about every utensil and feature we could ask for. Beautifully laid out with rooms to suit full on family fun or escape to for quiet relaxation. Views from the property are stunning, no matter the weather. However, the country lanes near the property are a little tight in places. Generally, a great place to stay and one we would happily return to. Christmas possibly? :-) Massive thanks to the owner who was easily contactable if we had questions etc.

Great countryside location for a family holiday.

Nearest beach, Camaes Bay, ideal for young children with safe bathing and loverly sand. 5 miles from accommodation about 15 minutes drive. Great views towards the reservoir with the mountains in the distant background. Accommodation well maintained and very comfortable.

The cottage was excellent, my grandson claimed it was the best house ever.

We were a 3 generation group and there was enough room for us to have some space but big enough for us come together when we wanted to. There were a couple of problems while we were there, storm Dennis may have had a bearing, but the owners were helpful. The weather was atrocious while we were staying, the cottage is remote and there were limited attractions nearby for wet weather. Despite this everyone enjoyed the break and invented fun indoor games in the spacious house. We were all amazed at the hardiness of new born lambs in the fields around the cottage.

Excellent house and amenities, very comfortable.

Quite a few light bulbs out and no replacements but this certainly didn’t spoil our holiday. Just sorry we didn’t get to meet the owners.

Spacious and well equipped cottage catering for both young and one member of our party who has mobility issues.

It helped having facilities on the ground floor with even flooring and no steps.

Fantastic views from the house.

Clean well appointed. Loads of room. Beds very comfortable. Great place for children and family celebrations. Loved the log fire. Only things missing were a hair dryer , tea towels and any cleaning products which was a problem as shops so far away. I have stayed in a least 8 Sykes cottages and think it’s sad that it’s pot luck in what you find in the kitchen. I feel there should be a basic pack common to every house

The cottage was beautiful and in such a peaceful location, we managed to get out and about to visit most of Anglesey, which is also stunning, great sized house for a large family

We had a lovely family holiday, thought the Welcome Pack was a litte lacking, but we had come prepared.

The cleanliness didn't appear to be as described by other guests but did not spoil our wonderful time in the cottage (may be a little more attention to the cleaning) Garden and views were stunning, the owners and their family were very helpful and friendly (my grandchildren loved Pip x. We wanted to book the same week again next year but it had already been taken. Another Gem in Anglesey's Crown.

Plenty of space to all sit together or spread out. A great base to explore from.

We had stayed at this property last year and enjoyed the facilities so much that we decided to return this year.

The owners were extremely friendly, the property is excellent with plenty of parking space. The position of the property has great outlooks over the countryside with Snowdon in the distance as well as looking out at the reservoir which is close by. The property is adjacent to a farm which is owned by the same people and it was good to see not only new lambs this year but also new born calves. We would highly recommend this property.

Fabulous place!

It was very spacious and ideal for our large family group. The cottage had all the facilities you'd ever need for a home-from-home short break. Would definitely recommend and would certainly consider going back in the future.

We couldn't fault the accommodation one bit.

The pictures really do not do the house justice, each room is much more spacious than you could imagine. The second lounge off the kitchen for the children is absolutely ideal and they all loved having their own space (and the toy box). Mrs Hughes was lovely, and we all really wnjiy d chatting to her whilst she showed us around the farm. The children (and adults) were in their element. We really hope to make a return visit next year.

This house was very very good catering for all the needs of three generations.

It was especially sympathetic to children. We loved the space and the view was beautiful. It was warm and comfortable. We’re definitely returning next October half term.

The house is really lovely, very restful, and has everything you need.

The only things that would have made it better for us is foot stools in the lounge and TVs in the downstairs bedrooms, but apart from that we have a lovely week.

Spotless, very well equipped throughout. Large family kitchen/dining with everything you could possibly need. Having two sitting rooms a godsend - we designated one as the play room. Beautiful views & plenty of safe outdoor space for children to play. Games, toys, jig-saws, books & some outdoor toys provided. My family enjoyed a lovely holiday, particularly the children who had plenty of space to play both inside & outdoors. Would have no hesitation staying again in the future.

Three generations stayed in this lovely house for a family holiday and had a wonderful time.

The location of this accommodation was perfect for us, quiet and peaceful, with lots of room for the children to play in the enclosed garden without worry of them making noise and disturbing anyone. The Wendy House and outside toys were used from the moment the children got out of the car on arrival, and continued throughout the week. The adults enjoyed the spacious house and wonderful scenery, overlooking the lake with the mountains in the distance. The house was very clean with spacious comfortable rooms, a real home from home. Two lounges were really useful so that the children and adults could split off in the evenings to have their own space. The only slightly disappointing thing was that the Wi-Fi only worked in the kitchen, small lounge and bedroom behind the kitchen, and did not reach as far as the lounge so we could not use our Firestick to watch TV, though there were DVD's available. The owners were very welcoming and helpful, and were available for any advice or problems. We had one issue with a broken shower which was promptly dealt with. We absolutely loved our time at Fferam y Llyn and will definitely return.

It is in the middle of no-where, so you do need a car, but getting around on Anglesey is easy as its just not that busy, in early July, that is. Views over lake in back garden are stunning. (There are BBQ facilities there, even though were told weren't any, when I enquired via Sykes Cottages) We had fabulous weather , which always helps, but if we had been stuck inside, there is loads of space for 10 people, and all sorts of books , games, tv's to entertain. Great property, I would happily recommend. We were on a golfing beak ( 4 couples), and there are 4 good courses to play- Bull Bay, Henllys, Holyhead and Anglesey. All within 25 min drive or less, and golf under £25 per round

We have just returned from staying at this property for a week.

We were extremely pleased with this property as it met all expectations and more. Mr & Mrs Hughes were very friendly but not overbearing and we look forward to returning to this property next year.

Excellent cottage with great facilities for all ages, amazing views and idyllic location, which might be too remote for some.

Cottage provided home from home living, furnished to a high standard with everything you need.

The setting was stunning!

The property was far more beautiful than any of us expected! Wi-if signal was pretty weak but we rarely needed it anyway. The kids loved it, the garden was extraordinary, Pip and Rex the farm dogs were a particular hit with them! Absolutely amazing week that we would all most definitely do again!

Excellent place for family holiday, spacious accommodation with everything you'd need, and Anglesey has great beaches for children

No every thing was really good, except for a couple of very minor points, not worth mentioning.

The best property we have stayed in and ideal for a large family get together.

Outdoor space for the children was brilliant.

We all enjoyed the holiday very much and would love to return.

The host Laura was very helpful and responded to any questions very quickly.

We had a 2 young children in our party, which Laura accommodated for. The cottage is beautiful and really felt like a home away from home. We will happily return.

This is an extremely spacious, modern, well cared for property.

It is quite isolated but as a consequence is very quiet and it has delightful views.
