Abbeylands House

Abbeylands House is a lovely holiday property.

It’s position in.Llandudno is very central and very convenient for all amenities. The beach promenade and Pier are also only a short walk from the house. The house was very well equipped and had everything that our group of nine adults could want. As well as leaving milk and a small supply of tea, coffee and sugar the owners had also left for us a selection of lovely cakes and a very unexpected bottle of Prosecco. We had a lovely week playing games and doing quizzes around the lovely large dining table. The great selection of puzzles and games was very much appreciated as was the gamesroom. All beds were also very comfortable. I would wholeheartedly recommend this lovely property to others who are thinking of holidaying in lovely Llandudno.

This was a return visit with a party of 6 adults, 4 children and a dog.

With seven bedrooms, averybody had their own space and it was ideal and a special time again - thank you

A beautiful house, fully equipped for everything you would need for a family holiday.

This is the second time that my family and I have stayed at Abbey lands House, it was just perfect for us all.

The house is lovely and comfortable, the bedrooms and shower rooms are spotless and the bed linen was fresh and clean. The kitchen is fully equipped with everything which you need to cook a meal, again all the equipment was lovely and clean ready to use. We shared our meals on the large dining table using the beautifully designed crockery. During our stay the smaller children enjoyed spending time in the games shed also the were a selection of board games ect. The house is in a good venue being close to the promenade, shops and restaurants. Thank you for letting us stay at your lovely house we will definitely be back !

This accommodation was perfect for the party of 5 ladies.

The house was beautifully decorated. Beds comfortable. Bathrooms extremely clean. Kitchen provided everything for our stay . The extra touch of providing tea,coffee, two bottles of wine and mini cakes was a welcome bonus. Location was excellent. Would highly recommend this property

The bedrooms were all good size and the 5 of us had plenty of space. The house was beautiful and immaculate! It was walking distance to town, restaurants, and the beach. It was perfect. I'd highly recommend this beautifully decorated home in a lovely area of town.

The accommodation was excellent, our second visit to this beautiful home!

First time in winter this time in summer...the only complaint to be had was the blinds in top floor don't block the light, so made sleep in Junes short nights slightly uncomfortable for occupants in this otherwise excellent room. Blackout blinds or curtains would vastly improve the comfort for all in this lovely home. Many thanks for extras of cakes, milk and fizzy wine left in the fridge, much appreciated! We loved it! That and the vast selection of family games to sample round the large dining table!

Beautiful, well equipped, comfortable beds in a great location.

The house was lovely, the upstairs was perfect , we had a lovely time celebrating my husbands 60th birthday, the weather was amazing we spent all our time on the beautiful west shore beach.

Excellent host. Perfect location, walking distance from shops, beach, pier and local attractions. The house was spotless and had everything we needed. Could not recommend highly enough!

Lovely place to stay.

Only issues were kitchen related; none of the baking trays fit the oven properly, none of the crockery could go in the microwave and the cooker hob wasn't level. Other than that, beds were comfy, ample room, clean, great games room, and the wonky floors were a quirky feature!

Fabulous property for a family holiday, ideally situated between the two bays in Llandudno and a short walk from shops, cafes and restaurants.

Abbeylands is good location near to beaches and promenade. The rooms are clean and tidy. This is our second visit and we all enjoyed our stay again.

A spacious, clean, well stocked house for our family celebration.

Llandudno is a great place to visit and Abbeylands provided a comfortable and joyful base for us all. We had two small children with us and they loved it.

My family and I enjoyed a lovely week staying at Abbeylands House in Llandudno, its walking distance to the beach, the promenade, shops and arcades and only 10 mins away from Conway or any other beauty spots in North Wales

Great house, good location.

Great amount of bedrooms. Could do with a few new pillows, little bit lumpy & uncomfortable. Owners were very kind and left some milk and cupcakes to welcome us. Could have done with a few more toilet rolls, weren't enough to get us all through the 1st day. There wasn't enough comfy chairs/settees in the living room for 12 of us, some of us had to sit on dining chairs which were a bit hard after a while. Despite a few small negatives, we had a brilliant weekend in a lovely house but it would be even better in the summer,

Ideally situated large house close to all of Llandudno's amenities and attractions.

Beautifully decorated in keeping with it's traditional style this is our second stay in two years. It was a lovely touch this year to be welcomed by a lovely Christmas tree and decorations. Perfectly clean, spacious and just what we needed for our break away.

From initially walking through the door it felt so homely, each room was perfect. I stayed here with my family for my 60th birthday and we have had a wonderful time, the owners started our weekend off with leaving us complimentary cakes, drinks along with a friendly note and instructions. The house its self was spotless, lovely clean bedding and the kitchen had everything you could possibly need to entertain your guests. The games room and games corner entertained my grandchildren throughout the weekend too! The venue was ideal it was a few minutes walk from the promenade and shops. Many thanks to making my birthday family get together a special one.

Beautiful property which was spacious enough to accommodate the 12 people of various ages in our party ,very comfortable, had no problem parking nearby.

Thankyou for the birthday cake and the two bottles of bubbly, a thoughtful gesture.

The location was convenient to the town centre and even with 4 cars we still managed to park outside.

The super king bed was very comfortable but other members of our party complained that their beds were not. The kitchen was well fitted but the hob elements were tricky. There was always plenty of hot water and it was pleasantly quiet. We weren't able to successfully open the back gate so had to drag the rubbish bins through the house on collection day. The rooms were quite spacious.

Everything was set up so well making us feel special as we came together to enjoy the holiday - thank you

The house is really beautiful!

This was our second stay there as we had such a great holiday there two years ago. The owner messaged us before we arrived to say that we could get in a bit early if we wanted. When we arrived, the house was lovely and clean and there was a welcome gift of sweet treats on the cake stand. Abbeylands is so well situated, just a short walk from the shops and the promenade. Some lovely places to eat - we had a delicious meal at the Cottage Loaf. Some beautiful walks too, the Invalids Walk is just a few streets away and you can walk up to the summit of The Orme. The only problem we had was that on a couple of occasions we had trouble finding a parking spot in the street but we always found one within a short walk. There are books and games for rainy days - it is the perfect place for a holiday!

The property was just as we wanted, It was clean and well maintained and the games room was a bonus for the kids.

It was in walking distance for the beach and promenade. The weather was fab so it all made for a lovely few days with family. Would recommend for a family get together.

A beautiful house in a really convenient but quiet part of the town.

Excellently stocked kitchen, we cooked every day over the Xmas period for 9 people without any issues. Bedrooms were ideal and very comfortable. Owners were very welcoming and attentive. We were delighted to have welcoming ‘treats’ such as Xmas cupcakes, chocolate, festive fizz as well as tea, coffee etc. We had no problem parking all (5) cars. In an ideal world, the living area would have enough comfortable chairs for all, but this a minor point.

The kitchen was very well equipped with everything you would need if you were cooking and clearing up . There were ample towels . It was very clean and tidy . We all enjoyed our stay thank you . I would recommend it to all .

A lovely, spacious terraced property.

Convenient on street, free parking. Beautifully decorated. They made the most of the small outdoor area. Owners easily contactable and helpful. The kitchen appliances were straightforward and easy to use. A couple of small niggles, one tv which didn’t work and a broken hinge on one toilet lid.

We stayed here for a long weekend in July - a big group of 6 adults, 2 children and 3 dogs.

The house is beautiful and spotlessly clean. The kitchen has everything you need for cooking for a large group. Large dining table with enough space for us all. High chair and cot were left for our 1 year old which was perfect as it saved us bringing our own. The beds were comfortable and all the rooms were huge! Beautiful homemade cakes and Prosecco were left for us on arrival! The house is around 10 minutes walk from the beaches and town. We had a lovely stay and would definitely come again in the future. This our fourth Holiday stay at Abbeylands House and its good central point for the town centre,The house is excellent order with a super large kitchen, dinning room and large lounge Excellent bedrooms and toilets and bathrooms clean towels and bedding supplied.

Had a short weekly stay as we were working in llandudno it was perfect, short walk into town and for six guys working together we had a great time all seperate rooms and plenty of space for everyone.

The facilities were amazing. Absolutely everything that a family could ever need or wish for, including a variety of board games, welcoming Prosecco, basic essentials and delightful cakes. . Very spacious for 12 people and the additional exterior games room was a godsend. Very comfortable beds. Spotlessly clean. Some areas a little tired looking but we would definitely book here again. Reasonably priced too.

We spent a lovely family weekend at Abbeylands House.

It waa clean, comfortable and had everything we required for the holiday. The wine, milk and cupcakes were very welcome.

Plenty of bedrooms to choose from and bathrooms. We had everything we needed and it was spotless. My grandson loved the games room, what a great idea. We even received a welcoming gift of Prosecco, milk and some homemade buns, such a lovely touch! The house is near to all shops and just a 15 min walk to the promenade and pier. Lots of walks in the area and we even saw some seals on our walk round the Orme. Will definitely return, it's a home from home.

Extreemly high standards of cleanliness fixtures and fittings. Every kitchen appliance and crockery and glassware that we needed and a lovely welcome pack. This property was perfect for us and I will defiantly rebook.

A loverly comfortable house with everything you need for your stay a welcome pack in the kitchen including wine in the fridge the owners where so helpful the only thing I would say is the lounge needs more seats not enough for the amount of people staying we had a loverly stay and would book again

We had a wonderful stay at Abbeylands to celebrate my 50th birthday!

The house was absolutely perfect for a family celebration. The welcome treats were so thoughtful and the house had everything we needed and more. The decor is stunning and the facilities are excellent! The large dining table was fantastic for us all to eat together and discuss our wonderful visits to Conwy Castle and The Great Orme where we were lucky enough to see seals when walking back! I can’t recommend Abbeylands highly enough and would love to stay again!!!!

Ideally situated to visit the town, beach and for great walks. Lots of very good eating places within a few minutes walk, public transport available and lots of things to see and do. The house is extremely well equipped, very clean and tidy and well maintained. In a quiet area and very welcoming hosts with a much appreciated welcome pack. We will be returning next year. We stayed here for two nights with friends and family to celebrate my husband's 30th.

What an amazing time we had! The house is a brilliant size, and we felt like we all had our own space. The dining table was perfect for an evening of food and games. We all instantly felt at home. The owners left such lovely touches as well, and we really appreciated the cakes and prosecco. It was really hard to leave Sunday morning, and we are already at booking to stay here again!

Great property & a really good central (but quiet) location for everything.

Beach, walking, shopping, restaurants and cafes, bus routes and the train. Beds were lovely and extremely comfortable and everything is of a high standard & well equipped. The owner was also great and available if we had any issues (which we didn't!).

Clean and comfortable.

Kitchen well equipped. Good water pressure making showering enjoyable. Parking was in the road but we always managed to find a space. We enjoyed our stay very much.

We loved the location.

There is a good balance of seaside, Pier activity (arcade), food and other shops and a variety of good walks nearby. Something for all ages and abilities. We hardly used our car. Parking on the street was not an issue. A carpark close by was used on one occasion. The house had a good selection of games. Living and kitchen space was very comfortable. Our hosts were very welcoming and attentive to our needs. We certainly had a lovely holiday and are very likely to be back. Thank you Mrs Evans.

We really enjoyed the house. The family all had their own space & the property is in a great location to explore Llandudno without having to drive. The bathrooms were all very good & it was possible to have all 3 showers going at once without a drop in water pressure

This property is perfect for large groups of people, there were 12 of us and it was fully equipped, short of nothing, it has everything you need and is in a great position, no need to use the car unless you want to go out of town, would definitely recommend and stay again ourselves

Lovely property in a great location.

Parking not a problem for five vehicles on the street. Kitchen was well equipped. Dining table amply big enough. The lounge area was a squeeze and needs more comfort seating. Bedrooms are nice and the majority of the group had comfy beds. The curtains in the front first floor bedroom need attention. The only area we were all disappointed with was the games room it does need attention. The pool table was terrible. Would have liked a dart board.

Absolutely perfect in all ways- owners fantastic; we’re going to make this our new regular base for Spring walks from now on- so glad we found it; could not recommend highly enough!

Superb short family break for a trip to Zip World (30 min car ride away) the house was just what we were looking for, a home from home.

Super clean and comfortable. Although others have commented on the parking, we never had trouble. And the location was perfect for the different age groups. And so close to each beach for morning walks with the dogs. I wish we had brought swimsuits! Will definitely book again!

We had such a lovely few days in an amazing location but more importantly an amazing accommodation.

Abbeylands House is wonderful.

From furnishings, comfort of beds, facilities etc etc. All first class. We were a family of mixed ages celebrating my husband’s 80th birthday. All of us had a great time. One word ‘Beautiful’

Beautifully decorated house, decent size rooms and plenty of room for our extended family of 10.

Personalised note on arrival, and some lovely thoughtful items in the kitchen. Plenty of plates and cooking gear, large cooker with instruction booklet, cafetieres, and a games room, great for older kids. We celebrated my sisters 50th so we had a range of ages from 2 to 73, all had a great time. Really well located for walking to the beach, into town and up the Great Orme. Also Sainsburys local within 5 mins, but Asda, M&S food the other side of town. We walked to the beach every day, in fact LLandudno was brilliant for dogs, lots of dog friendly cafe's. We only used the car once to go to Bodnant Gardens (also allowed dogs - after October). Also Llandudno is very unspoilt, lots of attractive buildings and super seafront, family friendly, we will be back. We managed to park 2 cars in the street near the property, but it was very busy due to the Christmas fair, however plenty of parking nearby.

We had a wonderful stay here with our family.

The house was lovely, immaculately clean, well fitted and cared for and the welcome pack was thoughtful and much appreciated. It felt as if every care had been taken to make our stay a good one. With all of our grown-up family arriving late on a Friday, it looked as if the on-street parking might be difficult with so many cars but there was only one occasion when we didn't immediately find a space and had to park on the next road. Quiet at night and beautifully positioned just a few minutes' walk from the town centre and beach, with so much to see and do nearby. A great place to stay - thankyou.

I write alot of reviews and always like to put a fair for and against, despite being 12 of us and 1 baby, none of us have an "against".

.... absolutely nothing. We arrived to milk in the fridge, processco (which was amazing as it was my birthday!) And fresh cakes, what a personal touch. The house was absolutely beautiful, clean, (very, very clean) with everything we could possibly need. Beyond what we needed. Beds were comfy, fresh towels, toilet roll! (You would be amazed where we have stayed and there isn't any) we had four elderly in our party who were put on the first floor with our 12 year old son taking the first single, next landing daughter and boyfriend (twin - well you can try lol) and third floor was my daughter, husband and her baby, myself and my partner and our other 12 year old son! The house was so big we could all do our own thing when we wanted to and be together when we wanted to! Lovely back yard that caught the sunshine and an area with a football table (many a tournament in here over the course of our holiday) and a much needed washing machine as we had a baby. The dishwasher was fantastic, despite my father in law being insistent he liked to hand-wash (soon sorted that out) we had a big sit down dinner on one of the nights, we all fit around the table and there was ample table ware! We felt quite posh.

This lovely period property is not only wonderful, it is in an idyllic position.

You are so close to all the shops, cafes and other amenities and of course the front promenade. You can also walk to the west beach if you prefer the quieter side. All in all we absolutely loved our stay there and would definitely go back. Many thanks to the owners who let us rent out this beautiful house. X

There was eleven of us in total that stayed the weekend for my sisters 30th . Everyone fell in love with the property . It is modern , clean and central to Llandudno. The owners were also kind enough to leave us some delicious fairy cakes on arrival. Condiments such as tea , coffee and sugar . Two bottles of champagne and some milk! Extremely generous and kind . An amazing property for a large group, sadly not all of our party could make it but that left us lots of space to enjoy the house, great faclilties (might be an idea to list a washing machine in the amenities as we took far too many clothes because we didn’t think there was one ) very comfortable and extremely clean, right near the town which is as a bonus.

We enjoyed our holiday and didn’t want to come home so thank you for making our stay special

Fantastic house and location.

No problem with on street parking, spaces become available often and as there was so much going on in llandudno we didn't need to move the car during our stay. Beds were very comfy, plenty of space to eat as a family around the table and more than enough crockery. We had a great time and would definitely return. Thank you

The house was beautiful and the welcome pack was lovely too.

It was a very comfy house and beautifully furnished, we celebrated my husbands 60th birthday there so the cava was most welcome. We didn’t manage to park near the house but it was very busy. The only negative for us was the games room, we always book a house with a games room due to holidaying with our grandchildren but didn’t really feel this qualified as a games room, but everything else was spot on.

Overall, a very well appointed, clean and tidy house, easily big enough for our family of 11 with a bedroom to spare.

Property is ideally situated within the town. We would definitely visit again. Property could benefit from:- - Larger size kitchen refuse bin(s) - Dishes and crockery more suited to microwave use. - Pyrex type dishes.

Had a brilliant four night break with three generations of the family.

Our hosts were superb (extremely helpful when we locked ourselves out!). Lots of lovely touches, especially the cava and cakes when we arrived included in the welcome pack. Kitchen very well stocked with cutlery, crockery, pans etc as well as lots of basics e.g. salt, pepper, cooking oil etc. Very handy for both beaches and shops. Plenty to do in the local area. Highly recommend.

Our 3rd visit to Abbeylands House as a group of friends and once again we had a great time at the house and in Llandudno.

Well located to walk to shops, eating places and the prom and beach. The house is comfortable and well equipped with everything we require and offers very good value. We will be visiting again as we enjoy ourselves so much here.

We really appreciated the welcome gifts of home made cakes and Prosecco. Our stay was very comfortable; the house was warm with good showers. The Kitchen was well equipped and there was plenty of space in the Living and Dining Rooms for our large group and three dogs. Only negative feedback is in relation to the decking and rear yard. The decking was slippy in several places and there did not appear to be any outside lighting in this area.

Accomodation was excellent, plenty of room very clean beds very comfatable, absolutley loved the house fabulous location everything in walking distance.

Abbeylands House was a home from home.

Clean, tidy, warm and welcoming. The location was great (albeit on arrival it took a little while to find a parking spot) but the welcome gift from the owners, milk, home made cakes & prosecco where lovely. The owners couldn't have been more helpful. We fell lucky with the weather - enjoying an excellent sunny spell. The kitchen was well equipped, and the washing machine was great to run a quick wash. We took our 3 dogs who settled in well and the back yard was secure for them. My only downside was the general bin situation overall in Llandudno, which looked untidy on some streets and attracted flies. All in though, we thoroughly enjoyed our week at Abbeylands House and are already planning our return.

Really lovely accommodation in a fabulous location.

The welcome pack, cakes and Prosecco were a lovely touch and very much appreciated. The accommodation was clean and fairly spacious and given there were 6 adults, 3 children and 2 babies we didn’t ever have to wait for the loo as there were three! Would definitely recommend it but being across three floors I would be mindful if you have difficulties with steps and stairs as they are quite steep. Parking was a bit of an issue at times but most of the time we could find a space on the street. We organised a food shop to be delivered by Asda on the day of arrival but it is only a few minutes drive away if you do want to get any essentials. Thank you for a great week in Wales

Abbeylands house is a truly lovely holiday home , so much space for our post pandemic family reunion.

All of the rooms are beautifully maintained and very stylish but I think the best thing for us was the huge dining room table where we could all eat together. We would highly recommend this beautiful house and hope to stay again in the future. There wasn’t a single thing that could be improved, it was perfect.

Owner very helpful and lovely welcoming hamper. We did struggle with the key safe. We were worried about parking but managed to park 3 cars all week. Overall a lovely house which made our stay very comfortable.

Cottage was great.

Family of 12 was accommodated in comfort. Great location handy for the town centre and the quieter West Beach which the children loved. We were concerned about parking but it was not a problem and we always managed to park all our 4 cars on the street. Hosts were good with a few welcoming necessities and some pleasant extras upon our arrival. The addition of a washing machine would have made the cottage perfect. Sykes are sharks with some devious practices regarding the issues around Covid regulations.

Loved the house.

Very beautifully decorated and fitted. Very comfortable beds and spacious bathrooms. Lots of fluffy towels but it would be nice to be able to change them mid week as there is no washing machine as we had expected. Very welcome prosecco and home made cakes, tea, coffee and milk from the owners on arrival. Good location very handy for everywhere and no trouble parking 4 cars close to the house. TV s in all rooms. Only thing we would have liked would be a smart TV in the lounge so we could all watch a netflix movie.

A perfect rental for us , a group of 12 friends who get together every year to enjoy a weekend of walking etc in different places within easy reach of Liverpool.

Abbey lands and Llandudno were perfect. The house a great location in Llandudno just a couple of minutes from the promenade and a variety of shops, bars and restaurants. Dympna was helpful and generous, the Prosecco and cakes much appreciated.

Abbeylands House was the perfect setting to a 60th Birthday Weekend.

There was lots of room for the children to play & the house had everything you could possibly need. Great central location with only a 5-10 minute walk to the sea front. We cant wait to book and come back again soon!

We had a great time at Abbeylands House.

It is situated close to the shops / pubs / Promenade of Llandudno on a one way street which is quiet. Parking on the street which was okay. We stayed as a group of 6. The house is great, clean, really well equipped, comfy beds, big enough so there is space for everybody to have their own room each other but also come together. Lovely touches of fluffy towels, nice bedding, fizz and cakes on arrival. The owner is available to you, lovely and helpful. Highly recommend. We will be back!

A fabulous comfy stay with everything we could wish for.

Dympna was very attentive and answered any questions that we had beforehand and on the day of arrival. Dog allowed. Two bottles of prosecco waiting for us in the fridge and ice. Will definitely look to book again. We all had a lovely weekend.

Abbeylands House was a lovely comfortable home, which provided an excellent base for a multi-generational family holiday.

Everyone in the family loved the house, as well as the North Wales coastal area. We will certainly be going back Llandudno again. I would fully recommend this holiday house.

Really lovely house.

Everything was clean and comfortable. Very nice decor in all the rooms, beds very comfy. Modern kitchen with beautiful crockery. Lots of games etc for the family. Nice and warm. The sofas could do with an upgrade and needs a washing machine and tumble dryer. Apart from that everything else lovely, no complaints, thanks.

Abbeylands House was the perfect holiday home for our family.

Its beautifully appointed the decor suits the age of the house. It was sparklingly clean and we've no reservations in recommending it. Mr and Mrs Evans are charming and thoughtful hosts the welcome gifts of sweet treats, coffee, tea, sugar and milk not to mention 2 bottles of Prosecco was a lovely unexpected surprise. Well positioned property.

Easy flat walk into the main area of Llandudno nd to the pier. Could do with a washing machine and the games room was only for young children. The owners were very pleasant and helpful.

We were met by the owner and shown around.

She left us 2 bottles of Prosseco and small cakes which we enjoyed. Accommodation was spot on, plenty of room for 9 adults and 2 children (ages 5 & 2) adequate facilities for all, beds were extremely comfortable, kitchen & dining rooms well laid out plenty of decent crockery, cutlery etc , the house was about 5 minutes walk from the sea front with plenty of shops, banks & cafes along the way. Very quiet of an evening, so no problem getting children to sleep . Thoroughly enjoyed our stay and would gladly recommend. Hopefully, we will return.

Met on arrival and shown around the house which was beautifully decorated and had every facility needed. Within walking distance of the beach shops and restaurants. We ate at The Cottage Loaf which was lovely home cooked food and good atmosphere. Parking outside. The house was clean and well looked after would recommend to anyone. Thank you Abbey Lands.

We had eleven family members celebrating an 80th birthday. Would definitely recommend, even the wet weather didn't spoil our celebrations.

We have just returned from a lovely week at Abbeylands House.

It was a family get-together, and there were 12 of us, aged from 15 to 80. Bedroom splits were ideal for us, with 2 singles, 1 twin and 4 doubles. All decorated to a high standard with very comfy beds. The 3 bathrooms were ample and very clean. Kitchen was great with lots of pans and crockery, and no shortage of glasses, including gin balloon glasses which came in very handy... Dining table big enough for the 12 of us and the living room area was pleasant to sit in. Small area of decking outside the back door with table and chairs which was nice to use when the sun did appear. The location was great as only a few minutes walk to shops, bars, restaurants and the promenade. There is a nice bar right at the end of the pier that was lovely to sit outside in the sun. Had a good gin menu. Dympna, the owner, was very happy to respond to any questions we had. And the welcome gifts of Prosecco and cakes went down very well. Would highly recommend Abbeylands for anyone visiting Llandudno. We would stay again.

What a fabulous place!

The house is beautifully done, spotlessly clean and in an amazing location just 5mins stroll from the beach. Bedrooms are really lovely and there are plenty of bathrooms, all of which look newly fitted. Highly recommended for a large group, lots to do in Llandudno!

This break was a gift for my wifes 80yo mother, house was perfect.

The weekend was for my brothers 40th birthday and it was fantastic.

there were 9 and a little one plus 2 big dogs . The accommodation was perfect enough rooms for everyone to have there own space with TVs in the room. Beautifully furnished the kitchen was perfect and well equipped with all the pans and dishes with all the cooking we did. They even had dog bowls ready and loads of games to keep the little one entertained. a lovey surprise of champagne and cake to start the first night with a bang. The weather was hot so it was lovey to be able to sit outside enjoy the weather with a few cheeky drinks. Location was great only a short walk to front and the second day we popped to Betws-y-Coed. So easy enough for everything even the main high street. Look forward to staying again thanks

The house was beautiful.

Every room Had a unique feature. The bathrooms were crisp and clean and looked quite recently modernised. There was hot water for everyone in the house. The kitchen was well stocked and had everything we needed. The location was excellent for getting out and about. The owner met us to let us in and was on hand for any questions during the weekend. Couldn’t have asked for more!

This house was absolutely immaculate.

The beds were very comfortable, bathrooms were extremely clean and every detail was thought of. The house was lovely and warm, good heating system, easy to manage. We were greeted by the owner and shown around the house, very nice lady. There was tea, coffee , two bottles of Prosecco on our arrival. There was even little cakes and Halloween treats under a glass cake dome. Lovely touches. Lots of crisp, clean towels and bedding included. No rules about this, that and the other, just left to enjoy our stay. The house is situated in a great place, just a short walk to the beach and the shops. Lovely for an early morning stroll. Very good for the grandparents, nice and flat for walking. We had a wide range of ages in our party and we all loved it, very enjoyable stay. Would recommend to anyone, thankyou.

This is a real home from home.

I was met on arrival by the owners who were very helpful and welcoming, telling me everything about the house, local dog walks and nearby beaches - they have 3 dogs themselves and as a dog owner myself this made me feel more at ease. Having 3 Labrador dogs we were slightly concerned that the internal space might have been difficult to accommodate both the dogs and 6 adults. We couldn't have been more wrong. The dogs could be kept behind closed doors in the lounge/kitchen/diner at bedtime and on the occasion we popped out without them, in the hall/kitchen. The bedrooms are luxurious and all facilities are provided throughout the house including the addition of a very nice welcome pack. The house is only 8 mins walk from the west coach beach, long sandy and popular with dog walkers and out of season, almost deserted - we loved this. It's only 5 mins from the centre of Llandudno and a couple of minutes further to the sea front on the east (the main sea front - Pier, hotels, etc). There is a large grassed area (football pitches and cricket ground) about 3 mins away that is also a nice walk for the dogs that we always used in the morning. The only slight downside is that the outdoor space at the back is a small yard (hard surface) so we needed to walk the dogs along the road and around the corner into a ginnel which had a small grassy patch. This is okay during the day, but less pleasant very late at night. That said, we loved the home, its location and facilities and definitely aim to go back.

The owners met us on arrival and made us very welcome providing essentials tea coffee milk cake and two bottles of Cava !

A beautiful homely house very bright and clean everything you could need provided. Close to all amenities and beaches . Local bars and restaurants 5 minutes walk away. Car parking in the street no problem. A great stay would highly recommend .

We rented the house for a 3 generation family get together and it was perfect for us.

It is a first class house with modern facilities. The grand children enjoyed the games room and so if they are happy, it makes life easier for the rest of the family! I can recommend it without hesitation. We have booked it again for next year!

The property was lovely , the owner very friendly and generously left us some very welcome gifts on arrival.

We were a large party, 6 adults and 5 children and yet we were very comfortable in the property. The 3 bathrooms were extremely useful and prevented any delays in the mornings. There was more than enough crockery, glasses, cutlery and cooking utensils provided. The bedrooms were large and airy and the beds very comfortable. With 5 boys in our party the games room was a very welcome addition and was well used. The location of the house is a really good ,all facilities of Llandudno within easy reach . Although there is no parking at the property despite having 3 cars in our party we were always able to get a spot close by. To be honest the weather was beautiful and we rarely used our cars as all we needed was within comfortable walking distance. The only extras I would have liked was possible a washing machine or at least a drying line to cope with wet swimwear and a guest book to list were we would recommend and suchlike but this was a wish rather than a must have. Will look forward to staying again .

Just returned from a fabulous family break 8 adults and 2 dogs.

Abbeylands house was a very welcoming home from home. The house is decorated very tastefully in a Victorian style and every bedroom is individual. The beds are very comfortable and the linen and towels good quality. With 3 bathrooms one with shower over bath and 2 with a shower there was never any queue to use the facilities. Everywhere was so clean and fresh. The crockery and cutlery in the kitchen was good quality. The house is very accessible for local amenities shops, pubs, cafes and restaurants are a short walk away (10 minutes). Thank you to Mr & Mrs Evans for a warm welcome and comfortable stay.

We had a fabulous stay at abbeylands house.

It was very well equipped and spotlessly clean. In addition, the location was fantastic, being just a short stroll from the shops and amenities. The owners were friendly and hospitable (they even left us cake and bubbly which was a lovely surprise) We will definitely return there in the future because it was so nice.

The house was brilliant.

It’s a 10 minute walk from main streets and the sea so good location. There’s no designated parking so you have to get a space on the street. We were lucky and found 2 spaces very close by and owners were also happy to help with this and our luggage. Inside the house is beautiful - obviously well renovated yet keeping some lovely original features. There’s a large downstairs lounge/diner and great kitchen which is very well equipped. Unlike many rental properties the crockery, cutlery, glasses etc were both plentiful and super quality. Upstairs the bedrooms and bathrooms are equally well fitted, with comfy beds and quality bedding and towels. The overall impression is both comfortable and luxurious. The owners were on hand if we needed them and they even left us a bottle of bubbly and yummy cake as welcome surprise. The only things that could have been improved (and these are mostly minor points) are:- Coat hooks or coat rack in hall, small waste bins in bedrooms, coat hooks behind bathroom and bedroom doors, and possibly another wardrobe on landings to service the single bedrooms that do not have them. Otherwise the house was simply perfect!
