The location is absolutely stunning.

I’ve been staying in the Dunes and surrounding cottage’s since 2010 and it’s quite possibly the best seaside location ever. The Dunes is clean, tidy and well appointed with everything needed to enjoy a comfortable stay. However, considering the current rental, the cottage is in need of some TLC. There are a multitude of minor issues which would benefit from some maintenance attention and general decoration. In saying that, none of the issues were serious enough to spoil our holiday. It’s also worth noting that even though the rental cost is high, the cost of the surrounding properties are becoming much higher. Overall, we had a great week and would have no hesitation in staying there again.

This is the second time I’ve stayed at Dunes and I saw a slight improvement from last year.

The extra star is for the comfy pillows in the downstairs bedroom (they were flat and uncomfortable last year). The bed had been moved to a more suitable position. Also, I had everything I needed in the kitchen. I brought my own washing up liquid and dishwasher tablets, but they had already been provided. However, the cleaning contractor is letting this property down. There was a lot of long white dog hair on the rug in the living room. This is particularly frustrating because I’ve got a toy poodle. I had to clean the balcony upon arrival - there were two broken deck chairs with large bits of plastic everywhere. I gave up with the pile of swallow muck from the nest. The glass on the balcony needed a good clean. There was bits of the previous guests rubbish around the bins upon arrival. There were stains on some of the pillow cases and towels. They should never have been put out for guests. Maintenance issues: I would have loved to have opened the downstairs sliding bedroom door (it was broken last year). I couldn’t get into the garage to see if the kayak was still there as the lock had ceased. A previous guest must have tried and bent the head of the key. The grass had not been cut and looked scruffy compared to the other well maintained properties. The back garden seems to be a beacon for dogs wanting to go the toilet. The owner has installed a sign but no one takes any notice. Sadly, the furniture is being damaged by guests. The backs of the dining room chairs had been badly scraped. The were stains on the furniture which were not there last year. It just ruins it for everyone else.

We loved our stay here, ideal to take the dogs to the beach, fresh river going into the sea, ideal for washing the dogs down.

We went wake boarding and had a swim. Loved it so much we have booked Easter 2027. 8 adults, 3 generations. Great property for us with 4 bathrooms and bedrooms downstairs.

I knew the accommodation was going to be basic based on the reviews.

However, I took a chance because the location was perfect for the beach and restaurants. The furniture in the lounge was mismatched and dated, but clean. I did like and appreciate the outdoor furniture in the front garden for my morning coffee.

What a fabulous place to celebrate an eightieth birthday, the views really are second to none from the living room and balcony and we loved being so close to the beach, walking our dog, beach-combing and watching the water sports, fabulous sunsets as well.

The Dunes really was our ideal holiday, spacious and comfortable with great views and shops, restaurants and pubs all within walking distance, we were a party of seven and we all agreed that we would love to stay again one day.

Great location and views, but we were disappointed in the lack of maintenance.

Some doors and windows didn’t open or close properly. the kitchen needs updating as did the main bathroom. It is very tired and with a bit of TLC could be beautiful especially with the views.

We had a lovely stay at Dunes.

We were concerned about the past reviews but it was clean. It is very basic but comfortable! The decor and furniture is sparse and it could do with some TLC. There was an awful smell in the downstairs bedroom that got worse as the week went on. Doesn’t help that you can’t open the window. All we could think it could be was the shower and the drainage from that! Location is perfect as it’s a 2/3 minute walk to the beach. We borrowed some bodyboards and there was a canoe that we also used which the kids absolutely loved! This property would be perfect if it was given a makeover and some TLC.

Dunes is a gorgeous house in such an amazing location, I loved sitting on that sheltered balcony in all weathers, taking in the stunning views.

I was a bit nervous about cleanliness after some of the previous reviews, but it was absolutely not an issue. We did have a lot of problems with the heating and hot water, and although I don't want to complain too much as these things do happen and I can't fault the efforts of the Menai Holiday Cottages team to get it resolved for us, February is not the best month to be without either. There were a lot of cold showers and having to get in bed just to warm up afterwards. Installing an electric shower in one of the 4 bathrooms just as a backup might be useful if this happens regularly. Furnishings and decor are a bit basic, my bed was rather uncomfortable and the lack of headboard meant I was retrieving my pillows from the gap all week, but the size and location make it a winner and we'd definitely love to come back - in warmer weather :)

Great location with lovely views, but the accommodation requires a complete overall and modernising. During our stay we had multiple issues including the boiler not working, bedding stained, and the whole house needs a deep clean Other reviews also stated about cleanliness.

Old oven still on drive along with a skip!

Looks clean at first glance but not on closer inspection. Needs a proper deep clean. Holes in bedroom doors. Vent in en-suite filthy. Old bottles, toys & tissues etc in garden. Grass needs cutting. Windows etc need cleaning. Shower cubicle door upstairs off its rails. No wardrobe or accessible space to hang cloths in king bedroom. Under sink cupboard filthy. Floors need a hoover & mop. Generally looks and feels unloved. Sykes promised me these issues would be sorted before my guests arrived and they weren’t as I read previous weeks reviews. Very disappointing. The only plus is the location. It’s perfect.

Dunes is a fabulous holiday home.

The location is superb just a minute walk from the beach and 10 minutes from the shops and eateries. Viewing the sunset from the the balcony was our favourite time of the day. The cottage itself was very comfortable, clean and well equipped. The only negative was the lack of instructions for the rubbish which ended up with the refuse collectors not taking it away. The disused oven is still there too.

We stayed at this property at the beginning of September and were really looking forward to our first family holiday with our 11 week old little girl and our cockapoo, Seb!

When we arrived at the property we were greeted with a bin that was full to the brim of rubbish and an old oven that had been left on the driveway in full view. When walking into the house, there was an empty cardboard box in the hallway, coffee stains on the table, finger marks on the microwave and other kitchen appliances and finger/hand prints all over the windows in the kitchen and upstairs in the living area. The highchair was full of food and stained, yuck. It was as if someone hadn’t even bothered to clean it properly after the last people. There was an empty shower gel bottle in the shower, hair on the floor and the most disgusting bathroom fan I have ever seen. The property needs a thorough deep clean as it was disgusting and although we have been given some compensation, I seriously hope the owners of the property do something about it for the next people who stay there. It could be a lovely property as the views are amazing and the location is just perfect but needs a bit of a revamp and as mentioned before, cleaning!!!

A perfect property for a family so close to the beach.

We particularly enjoyed sitting outside to take in the view of the beach and sea, as well as lovely walks nearby. Perfect for families with dogs, although the listing gave conflicting information about whether dogs were welcome. House generally clean although verandah was rather shabby with bird droppings and couldn't access the garage because of huge bin and disused oven outside the door. Very comfortable and warm house with all basic facilities. Owner, Jun, was extremely helpful in acquiring a travel cot for us. Thanks again, Jun. We had a lovely holiday and will certainly book again in future.
