“We love the layout and structure of Laneton, and have enjoyed visiting for the last few years.”

The location is great, the parking is great. The price is reasonable. The front door keypad is great. The sofa and lounge layout is good for a couple. The location is great, the parking is great. The price is reasonable. The front door keypad is great. The sofa and lounge layout is good for a couple. The main bed is the comfiest in any cottage we stay in in the UK. We have put up with the foibles. Until now. I hope this review makes it onto your site and I welcome the response from the owners (I now have acquired the owners work email address (g…H@r….l…co…, you’d left some of it on the Netflix account page G, sorry) and will be messaging directly if not). I’d also very happily talk to Sykes representatives- but they won’t be brave enough. Unfortunately, the owners appear to have given up caring in any way about the property. The cleaners have given up any form of deep cleaning (look up above floor level please!) . The agents clearly have no interest. There was a piece of roof felt hanging over the guttering and over the front door on arrival. The guttering around the front veranda was ineffective in heavy rain overnight and a deluge was coming from the bedroom side gutter due to moss filled guttering and missing endstops. So at 11:30 I was out sorting that and just tweaking the positioning to ensure water was retained in the guttering. The owners must know. To be fair, after we reported the microwave not working last year, it had been repaired/replaced. The shower in en suite I was assured was sorted, after several years of multiple complaints from multiple users has not been sorted, so that was disingenuous. I tweaked the glass panel which was pretty much hanging off the wall with a found alun key coz it was dangerously loose, but the leak was still flowing under the foot of the frame. There was a cold breeze blowing through the window frame by the kitchen sink, a new development from last year. The boiler pressure died twice during our week (if it’s any help it’s likely the expansion valve) and this too have been reported by many over the last few years. I diagnosed and sorted this myself - saving two expensive call-out fees (you are welcome). It’s depressing to think how lovely Laneton used to be (the original pictures are still on your website - it doesn’t look like that any more). Sykes - you are pretty much absent in all of this, hiding behind a third party support chatbot and generic call centre (they told me they would ‘speak to the “brand” with a query, but only after two days of waiting to hear from them). You should be ashamed. Combine all this (and the squeaking floors throughout which have got gradually worse every year) and we have decided to rebook our Rhosneigr Nov 2026 with a different agent and in a different property. And it’s cheaper. We had a lovely holiday, but expect more from a cottage (and really the owner and an agent).

“Firstly, the location is a 10.”

The narrow entrance on the driveway is absolutely fine and makes the front more private. Yes, the envelope is a bit tired aesthetically but it is still a lovely property. Inside, everything was mainly in good order. In my experience, when holiday lets are dog friendly - they never are spotless. I have a poodle so I take my own throws for the couch, and out of respect for the owner. I cooked a lot throughout the week and the kitchen had everything I needed apart from washing up liquid, however, there is a convenience store at the end of the road. I always take extra toilet rolls because the owners cannot be expected to cater the whole stay. The bed in the master is another 10. Unfortunately, I have had major surgery and could only use the shower in the en-suite due to having dressings on my stomach. If the shower had been fully functional I would have given the property 5 stars and extended my stay another week. But I couldn’t chance slipping on the tiles when it leaked (it pooled into the utility room the first night even though I was careful and had a quick shower). Sykes maintenance promptly attended to try and fix the shower but it is at end of life. Plus, the tray is not level so quickly pools towards the section of the tray towards the bedroom door, then out of the shower door because it does not close. The large secure back garden and patio area is a 10. I got unlucky with high winds so I had to keep moving the patio furniture so it didn’t get damaged as it is brand new. I ended up travelling solo with my dog and I felt completely safe in the property; so for that I give it another 10. The smart TV’s were another little bonus. The furniture in the master is exquisite. If the wooden bench was removed and a full length mirror fitted in its place, the room would be even more luxurious. The bed is a standard double but the owner has not scrimped on the mattress. I quite liked the boat in the front - it was better than looking at the hedge or the property across the road. There is plenty of parking anyway. I can sympathise with the owner, not all quests are considerate and respectful to the property. That’s how the couch, walls and bar stools have ended up in such a state. When I have healed I would definitely stay again regardless of the shower. The property provides a bath which is my preference anyway. I just sadly can’t use it at the minute. Thank you again for being dog friendly. I took some nice pictures of the property - it is a shame I cannot add them to the review.

“It could’ve been such a great holiday home with its great location for beaches, eateries and good garden however it was sadly let down by poor housekeeping There were no toilet rolls upon arrival, missing soap, no cleaning/washing up materials in the kitchen, dirty build up behind the toilet lid, and the sofa smelt of greasy heads, never mind no bin bags and no info on when bin day is-the outside bins were either rammed full or locked.”

Having said that we had good comms with the owner regarding the location of a requested high chair which hadn’t been brought down by the housekeeper The poor housekeeping and ongoing ensuite shower issues will mean we wouldn’t yet recommend this holiday home, hopefully this will improve and make the most of such potential, we’ll keep an eye on reviews as it’d be nice to return in the future

“The recent reviews made me contact the owner prior to our arrival, raised concerns of the exterior of the property and the shower in the en-suite.”

On arrival the rear garden had all new outdoor furniture, new set up bbq and the garden was very tidy in general. One boat was left at the property but there was more than enough room to easily park our 3 cars. The shower in the en-suite could still be used and the owner said in the close season that he will fully renew it. Bins are emptied Fridays, this information would have been handy in the welcome pack which mainly provided takeaway menus. If you need the travel cot then you must ask for this prior to your arrival, Take some sort of mattress for it as its a very hard base otherwise.

“I concur with the previous poor elongated review.”

The only change, even after being informed by the letting agent of the poor review, was a new barbecue, albeit boxed up in a shed. The rusty old one's dumped at the front with the rusty old boat. Still no keys for recycling bins, that was mentioned 2024. No welcome pack/information. Just menu's for everything in Rhosneigr. We were going to cancel, but we're assured the outlined matters would ne addressed. They weren't. Although the agents were helpful in a relocation on Rhosneigr, we decided to stay. During g our stay, the shower in the main bathroom could not be turned down( colder) I did report this on the Sykes customer account, I've heard nothing since. The bathroom window doesn't function as it should. Cobwebs everywhere, so was it even cleaned? Prior to our occupation. The external photos are misleading, it certainly doesn't look or is presented like that anymore. We never used it. Dirty and old patio furniture, glass covered in algae on the patio area, shame it was a nice area. It's a shame, what a few tradespeople could sort in a day to get this 5 star again, so you cant blame anyone else for these shortcomings. Of note, unless you're not in a hurry, it is a protracted deal trying to communicate with Sykes. I have no ideas or resolution on this, it could be better trying to communicate, especially if the property is let via Sykes through another agent, it gets frustrating and time consuming. We loved Rhosneigr, sadly not Laneton. Work in progress I'm afraid.

“What a shame.”

It is a nice spacious house in a good location, fairly well-equipped, the bedding and towels were all clean and the floors had been swept, but don’t believe the pictures. The soft furnishings are filthy, the crockery stained and chipped, walls dirty and marked, cobwebs and spiders all over, wooden furniture damaged, and the state of the showers has been mentioned so many times before. The outside area was lovely a couple of years ago but is now a dumping ground for dirty and broken garden chairs, rusty BBQs and old bicycles, with cracked slabs and overgrown trees. The front of the house is looking very tired and there are now two boats rotting on the drive taking up parking space.

“As we pulled up to this property our faces dropped with disappointment at how tired it looked from the outside, however as we walked through the front door the hallway was a lovely surprise.”

Very clean & lovely furniture. The lounge could do with a big update & the welcome folder which could do with some useful emergency phone numbers, eg local vet numbers, doctors, etc. The kitchen has the very basic crockery & could with a deep clean. The main issue was it advertises a lovely garden bar area which we found this to have a horrible smell & so tired it was unusable, the barbecue area was not usable with rusty or broken furniture. On saying that the decking area was lovely, but we found the parasol was broken & discarded round the front. The step leading out to the garden is not the full length of the doorway which led to my husband having a fall. The pathway leading to the back gate has a very broken slab. Going onto the bedrooms we both had very comfortable good nights sleep. The en-suite shower was not used because we expected it to flood because of the sealing. There’s some lovely furniture in this property & it’s in an ideal location which only makes me more disappointed as with an update it could be an amazing holiday property or home.

“This is the third time that my wife and I have stayed at this property, this time also with her sister and husband.”

We would be reluctant to return. The place is starting to feel more neglected. As has been commented in previous feedback the en-suite shower floods the bathroom This has been a complaint for literally years and no is listening or cares enough to do anything about it. The sofas feel tired and give little support. Crockery is chipped. There are rotting bicycles by the side of the house. The outbuilding was flooded when we arrived due to holes in the roof. Additionally, one evening we were in the living room and there was a loud crash from the bathroom. The shower screen had fallen off into the bath. If anyone had been in the bath they could have been seriously injured. The next day I called the contact number but the office was shut and I had to call an emergency number. We didn't want to move the screen which was heavy, so couldn't use the bath, so I called the emergency number. This was not answered and I had to leave a message. I have no reason to believe anyone listened to the message. I called the main contact number again the next day and the issue was news to the (helpful) person I spoke to. The screen was fixed the same day. On arrival there is no welcome pack, no information about local amenities or even what to do with the rubbish, how to operate the heating etc. There was no toilet paper in one of the bathrooms. Again things I've fed back on before, but no one cares. The best rental places leave a few tea bags, coffee sachets, toilet roll and bin bags to you can relax for a while when arriving. Not here.

“1. Having reported a blocked drain and leaking shower seals in the ensuite shower room we were advised that the owner would visit the property to carry out any necessary repairs.”

This did not happen and we had to purchase a drain clearance product. However this did not fully rectify the problem. 2. We reported intermittent problems with the front door key pad. Again we were informed that someone would come out and rectify the problem. This did not take place. 3. The TV remote control was missing from the second bedroom. We stayed at Laneton in 2023 and were extremely impressed with all aspects of the property. However, this year we were disappointed with the overall state of the property and its cleanliness.

“The house is great, with a good location and a nice garden.”

We had a pleasant stay and have already booked it again for next year, but some things could definitely be improved upon. It had been cleaned but not at all well, there was dog hair all over including quite large “clumps” in two rooms and the sweet wrappers mentioned in a 2023 review are still under the bed! The shower in the en-suite has been criticised before and is simply not good enough, the screen is falling apart and it leaks from every joint. Please invest a few quid and replace it as one currently spends more time mopping up than in the shower. The bed linen and towels were clean but are all very tired and could do with a refresh if you want to remain a “premier” property.

“The location is great and the house is lovely.”

I do have to mention the cleanliness, as I was told it had a deep clean before we arrived but I wouldn’t say it had. There is black dog hair everywhere including on the bedding. Every morning I had to clear at least 6/7 dead flies that had fallen from the glass roof onto the breakfast bar. The smell of the en-suite and utility room was so bad we hardly used it. I did use the shower in the en-suite on the first morning, the owner did message me to say there was a leak, yes there was a leak this was due to the fact that the shower door didn’t close so the water when all over the floor which was very slippy. I do need to mention the amount of dog poop on the grass, my children ran out to play when we got there and got it in their shoes, luckily there was an outside tap to use. As mentioned the location is great, the layout is great and the Welsh cakes and dog woofins were a nice touch.

“Despite being reported on the first day and reported again on the following Monday the Trade Waste bin wasn’t emptied for the whole 2 weeks so the black bin liners were left in the shed.”

There were no instructions for the heating and as a result we had to have a heating engineer out to reset the control. The en-suite glass shower walls were unstable and the door didn’t shut properly. Although there were TVs everywhere they didn’t work well and there were no instructions. One tea towel for the whole fortnight. No oven gloves. No laundry bags for the bedding so bedding left in the hallway on departure. Welcome pack could have been better to include shortcut to beach through back gate. Disappointing property considering the cost but lovely setting and wonderful beach. Good cafe and takeaways!

“We have stayed at over 20 properties in Rhosneigr, and Laneton has the potential to be up there with some of the better ones.”

Sadly however, it is not. The positives are: Great location, including being able to enter through the rear garden. Plenty of off road parking, if you can negotiate the extremely narrow driveway and the 2 boats Sadly however, the negatives, many of which have been noted before, but not addressed, far outweigh the positives. Some of the issues are inexcusable when they have been reported as far back as a year ago, others feel like it is just a lack of foresight and planning into what would work best for guests. The negatives include: Cheap floating floors, which creak loudly with every footstep, throughout the house - once the first guest is awake, everyone is awake. The L shaped sofa is quite badly stained and will not accommodate the 7 guests the property is designed for. There needs to be at least one additional comfortable armchair so each guest can sit. I'm not including the footstools as not only do they not provide back support, they were also mouldy along the sides. The kitchen is not well provisioned - there is little point in providing a dishwasher, if you only provide 7 mugs, 7 plates and 7 bowls for your 7 guests. Necessity means you have to hand wash each item after each use, or if you want to serve food on a plate as we did, there isn't then enough to eat off. In addition, as mentioned in previous feedback, all the knives are blunt (no sharpener), scissors don't actually work, one set of tongs, also broken etc. The brand of coffee maker isn't named in the listing, so you can't take your own pods with you to make use of it, and there was stale water in it anyway, so I wouldn't trust it had been properly descaled etc recently anyway. There was a leak under the sink, meaning the dishwasher and washing machine tablets we brought and placed under there were ruined as well as other items. We fixed this. The boiler lost pressure while we were there, meaning no heating or hot water, as it was new year's day, my husband also repressured this, but looking back at reviews, I can see this had been an issue as far back as June. The shower screen in the main bathroom is in 2 pieces, consequently when you shower, water pours through the gap between, onto the floor. The shower screen in the ensuite is still as described last March - very difficult to close once inside as it doesn't fit properly and despite the best use of a plunger, overflowed after the shower had been on for just a couple of minutes. The ceiling in the ensuite is covered in mould from a leaking skylight, not pleasant to look at. The double room at the rear has a door to the garden. It is a full glass door, but there is no screen or curtain on it meaning light floods in. If you put curtains over windows, why not over glass doors a metre away from where you are sleeping? Other examples of simple things which would enhance the stay include having a mirror in the main bedroom near a socket - there is a mirror behind the door, but the socket to plug in a hairdryer is on the other side of the room so you can't look in it whilst drying your hair. A personal preference for me would be a king size bed in the master rather than the small double. Instead there are 2 massive bedside tables, which ironically have quite small drawers in them. Smaller tables and a decent sized bed with better quality pillows would much enhance that room, as would better quality towels; the ones provided are very small. As there was no tumble dryer, and the weather over new year was torrential, we had to make use of the radiators. The paint behind the radiators was flaking, so some of our clothes ended up with white paint on them. As I mentioned, the property has the potential to be very nice indeed but poor maintenance, not enough thought about guest experience and choosing cheaper options for beds, flooring, towels, kitchenware etc made this our most disappointing stay in Rhosneigr yet. Generally the property feels tired and worn and in my experience the way guests treat a property reflects the way they find it: When the shower ceiling is covered in mould, the shower door doesn't shut and is covered in limescale and the shower floods after just 2 minutes, guests don't feel the need to squeegee down the glass, ensure no water sits on the tiles etc. If you provide a top quality product, then guest will treat it as so. We have already booked elsewhere for next New Year I'm afraid. (Note: I have photographs, but seem unable to add these to this review anywhere.)

“This is the 3rd time we have stayed at Laneton, the 1st time being shortly after the property was refurbished.”

The standard of cleanliness has deteriorated, the 3 sofas showing numerous stains, even still being damp from cleaning attempts, various debris under beds including sticky sweets. The saucepans all required cleaning before use due to food deposits inside, the kitchen knives are blunt. The ensuite shower door doesn't close correctly due the the side panel coming away from the side support, result is lots of water leaking into dry areas of floor outside cubicle. There is lots of damp staining and suspected mould around the Velux window recess in the en-suite. On arriving at the property first impressions aren't good due to rusting chair on porch, dirty plastic bin and grotty door mat along with a strip of roof felt hanging down. On looking out onto the decking area at the back the table/chairs and seating is in bad repair, , the umbrella in bits and lying across the decking area, green algae on the chairs, basically unusable. There are 2 items that are not functional regarding fire safety, the fire extinguisher has no hose and nozzle fitted, so of no use in a fire, the 2 x emergency lighting torches in the hall do not work. With some TLC/maintenance/deep clean this property would be back to its original standard, it is in and ideal position, is well appointed and fitted out, just let down to a lack of attention to details. We have taken on board all your comments and discussed the cleanliness issue with the changeover team. With regards to the other issues regarding the condition of the property I was unaware of these problems but will travel to the property this weekend to put right what I can. We not looking to make excuses but it has been a busy season and there have been few opportunities for us to visit the house since the summer and check that everything is as it should be. As a customer you rightly expected better from the property and we hope that you will return and see the improvements. We will discuss with Sykes as the letting agents if there is a way to offer you a partial refund or discount on future bookings to in some way show we take your holiday enjoyment and quality seriously. “We were two couples staying for 11 days, and had a very good time.”

We'd been to Rhosneigr before - the location of the property is excellent, quiet but very close to the shops, pub and sea. The place is well equipped and clean, and on the one half-day that was sunny it was lovely to sit on the verandah. The dog enjoyed the garden. We did find the bed a bit hard which isn't uncommon in rentals. We only gave this 4 out of 5 as on arrival there was no toilet paper, no tea/coffee to have a moment of relaxing before unloading, and no instructions about the house/heating/wifi/bins - you have to work it out for yourself and quite possibly get the bins wrong, which many people don't want to do these days. It's really really not hard to leave some instructions and some tea bags/loo roll. We also phoned the agent half way through to ask if we could have a change of towels and sheets and were told we'd get a call back but heard nothing. We'd rather get a straight no than be ignored. It's often the little things and attention to detail that make the difference between a good holiday and a great one. This one was good.

“Lovely property, and location.”

The ill fitting shower door in en-suite and only half screen remaining on bathroom shower have been mentioned before. Ok but need attention. All utensils and equipment fine, fab property and we had a lovely time. Lack of an info pack and only a sheet to say to leave dirty laundry in IKEA bags, when none were left, were an annoyance but not a problem. Am a regular visitor to Rhosneigr and would happily come to this property again.

“We contacted Sykes before the start of our holiday about issues raised by previous occupants.”

When we arrived they had not been resolved by the owner and while Sykes contacted us on the Saturday and said the local office would be in touch this never happened. Issues raised - poo bags under tree: Reported in May 2023 - eucalyptus tree cuttings and other garden debris put in a mound at the side of house, eucalyptus is toxic to animals: Reported October 2022 - garden furniture needed cleaning, some of the seats are green: Reported May 2023 - shower screen missing in the main bathroom making the shower unusable: Reported March 2023 - black bin overflowing and only 1 blue bin with the lid missing so no idea what could be recycled. We had to take all our recycling to the bins at the library: Reported March 2023 - No oven gloves: Reported March 2023 - Washing machine would not spin: Reported in May 2023 - we had no hot water one morning and the boiler needed repressurising. This was the only new issue which was resolved during our stay. The seating in the lounge also had stains from previous occupants but we covered it with throws and didn’t raise this. It should also be mentioned in the description that the entrance to parking is very narrow. We were very disappointed with the lack of response from the owner. The property is well placed and spacious but the issues raised let it down considerably.

“We enjoyed our stay at Laneton, but they’re are some issues that detract from the quality of the property.”

First, the positives. Laneton is well-situated for the local shops, pubs, and beach. It was clean. It is spacious, comfortable, and has a large enough garden for two dogs. Now the negatives. The property needs some tlc and maintenance. The door of the en-suite shower didn’t close properly. In the main bathroom the shower panel was propped up behind the door making the overhead shower unusable. The central heating system was very noisy. The garden was dog secure but due to problems of debris was not especially dog friendly. There were problems with the bins (the black bin was full, the green bin had no lid and was full of water, two of the blue bins were missing). Finally, there was no cottage information telling you about refuse collection, location of fuse box and stop taps, etc. Oven gloves were also missing. Kitchen knives were blunt. The internet was slow and intermittent.

“I stayed in the property the same week last year & there was a leak on the bi folding doors then, I thought with it being the end of the season that it would be fixed at some point when empty.”

When I returned this year there were now two leaks on the bifolds with kitchen roll stuffed in to try & stop it. with the weather it required mopping up a few times a day as it was a slip hazard for the dog or people coming in & out, plus I didn’t want it to soak into the wooden floor!! Also with being there last year, I let my dog out the back as soon as I arrived as I knew it was secure, but I should have checked as there was a pane of glass on the path & he cut his leg!! I know it had been & was very windy as furniture was all over the place, but there is no way a pane of glass blew without smashing. It is a beautiful property & perfectly located, but I have booked another property for the same time next year as I don’t want to be worrying about water leaks while on holiday.

“A puddle of water was discovered near the the patio doors due to some bad damp above.”

Some Cooking utensils are dated and need replacing. The fridge door does not seal at the bottom. Cracked toilet seat. Poor seal at the bottom of the over bath shower screen. The place needs some TLC really. Although the property is dog friendly, there is a large eucalyptus tree in the garden. These trees are highly toxic to dogs. It had been cut and all the dead branches were stuffed down the side of the house. Nice location close to pub, shop, takeaways and beach.

“Our first time at Laneton but we’ve stayed in Rhosneigr many times, Laneton is excellent and compares very favourably with the other properties we’ve stayed in.”

It has a perfect position in the village with only a few minutes walk to the beaches, shops and restaurants, yet it’s so quiet and relaxing. Our party included a baby, a toddler, parents, grandparents and dogs and we all had enough room. Plenty of parking, a comfortable, well equipped house with a lovely balcony and sunny garden at the back; what more could you want?

“On the whole an excellent property which is reasonably clean and well appointed.”

Comments would be: The tumble drier doesn't seem to work correctly. Some general cleaning products would be useful to keep the property clean. No sharp knives as all blunt. This doesn't take away the fact we would happily return.

“The property had obviously undergone major upgrading works a couple of years ago ( some not done very well).”

In general it meet our expectations apart from some very annoying items such as - Not completely clean on arrival ( lot of dog hair evident). Both toilet seats move, Shower arm not fixed to the wall, No bed protection provided, No bags provided for bed linen. General debris left around the property which made it look untidy. Gravel drive untidy. Little ground maintenance undertaken.

Every comfort has been thought of, loved the door entry meaning no worries about losing the key :) The covered outside seating area in the garden was an unexpected bonus. The only suggestion would be to have a king size bed in the main bedroom :)

The property

Situated in the seaside resort village of Rhosneigr is this light and bright holiday home, boasting excellent features and in a fabulous location.

Laneton is a bungalow and offers a family of seven a fantastic base from which to delight in a coastal break in North Wales.

After sunny days on the beach, or brisk winter coastal walks, return to this homely setting and relax within the open-plan living space, where a collection of soft seating provides the perfect place to rest your legs, while the woodburning stove is lit and begins to roar.

A Smart TV provides the entertainment for the evening, or if you've brought a board game from home spread out at the dining table and delight in an evening of fun with your loved ones.

When everyone is feeling peckish, head to the kitchen space, home to an excellent array of appliances including a double electric oven and electric hob, and rustle up a tasty treat for all.

Head out through the patio doors onto the decking within the enclosed garden and watch as the children play on the lawn, as you discuss with the rest of the group how you'd like to spend the rest of your holiday.

When you're ready to turn in, find three lovely bedrooms all offering attractive sleeping spots; there's a master double room with an en-suite shower room, also home to the utility cupboard where the washing machine is, the second double room, and the triple bunk room.

Find the family bathroom when you want to freshen up which is host to a bath with a shower over.

From your doorstep you can find all you need within reach on foot, head out to pick up any food or ingredients supplies from the shops nearby, treat yourself to a pub lunch in one of the excellent pubs, or make an evening reservation within one of the restaurants for a special occasion.

Spend days at the beach in summer enjoying the sun, sea and sand, break up the day by venturing to get an ice cream from the local ice cream parlour, and come home feeling refreshed from the sea air.

When the climate is cooler, set off exploring the coast along the various routes and paths, and take in some fantastic scenery of North Wales.

Visit Holy Island, home to the idyllic Trearddur Bay, or delight in an exciting day trip to Ireland taking the ferry from Holyhead.

The popular seaside village of Rhosneigr is situated on the beautiful west coast of Anglesey, famous for its spectacular cliffs and magnificent sandy beaches. The village has a varied history including a 6th century church, tales of smugglers, famous off-shore shipwrecks and from the Edwardian era it has been a fashionable holiday destination. Today it is known for its magnificent beaches and renowned watersports, providing some of the best windsurfing and kitesurfing in the UK, with tuition available in the village. Activities include fishing, sailing, sand yachting, wreck diving, golf and hours of family fun on the enormous sandy beaches.
