Roma

We have just returned from a week at this lovely property, with plenty of room for our family of four.

The games room was a big hit with the younger ones in the evenings. It is in a great location (you could throw a stone from the front of the drive onto the beach) on a quiet road, well within walking distance of the town centre. The beds are very comfortable, which has not always been our experience when holidaying in the UK. The owner was easy to communicate with and the only issue we had was happily resolved very quickly. All in all we had a great time and would recommend without hesitation. Thank you for letting us stay!

The owner was excellent at communication, great information shared prior to our holiday.

House is lovely, lovely welcome basket on arrival very thoughtful. Near the beach - lovely views from the house. We will be back. Thank you for a lovely stay.

Enjoyed our stay, great location and beds really comfortable.

Loved the games room and the dog friendly back garden

We had an amazing stay at Roma.

We felt at home as soon as we walked through the front door, and the property was immaculate. I cannot think of a better place I have stayed and it made my birthday weekend special. Joanne the owner was very friendly from when we booked and we cannot thank her enough. We will be booking again in the future.

Have been coming here for years.

Lovely property with easy access to so many beautiful places.

Roma is in a lovely quiet location right next to the sea & close to beach walks & town centre, we've stayed here a number of times & have always enjoyed our stay, we had a couple of minor issues this last stay, but the owner quickly rectified these within a few hours.

So pleased with everything that we've already booked another stay later in the year.

Great property, with everything you need for a home from home experience.

Comfy beds and really lovely smelling linen and towels. Some areas are in need of a deep clean ie fridge seal and between cushions on settee but overall good .

Well positioned, easy walk along promenade to centre of Rhos-on-sea.

Comfortable and a well equipped kitchen. However, sadly, beginning to look a little tired around the edges both inside the house and the garden where artificial lawn has weeds and very dated garden furniture. We had an issue with the microwave as it was badly damaged on the inside. On contacting the owner she arranged an immediate replacement but left us wondering why it hadn’t been replaced sooner!

Roma is a beautiful house, situated wonderfully for walks along the promenade.

Particularly loved the view from the bedroom with the fabulously comfy round black chair that twirls round, spent lots of evenings watching the sunset from that chair. Lovely welcome pack, not had Bara Brith for years and was just as nice as I remember. Did not find the corner sofa a problem like some said, it seemed very comfortable to us both. Great information folder provided by the owners, lots of personal recommendations. We did try Hickory's one afternoon, it was quite an experience, on the expensive side but we did enjoy it but would not return, (be aware if you walk up to Hickory's it is a long hill if you have mobility issues). We preferred the Rhos Fynach Tavern with a stroll along the mainly flat promenade and returned there several times for lunches & drinks. First time to Rhos on Sea but we will definitely be returning there and to Roma. We were so lucky with the weather as mainly dry all week which is unusual in April.

A beautiful house.

Nice and roomy with a great view of the sea from the front bedroom. Lots of facilities in the house if the weather is inclement and you don't want to go out. Easy access to Rhos-on-Sea.

Fantastic property, very clean and tidy and in a handy location for all of the North Wales touristy things as well as the local pub (excellent) and some nice wintry dog walks along the promenade.

House was very cosy, the beds were very comfortable and we especially enjoyed the games room and the Woodburner. 10/10

We enjoyed Our 5th Holiday at Roma - Location is ideal for Local Area and surrounding Attractions There are Sea views from main Bedroom - where You can also see Sunrises House is well equipped - only negative is the Settee in Lounge which is very uncomfortable and needs replacing Thank you

Loved the house and loved the area.

Have already booked for next December

Spotlessly clean and beautifully decorated for Christmas.

Fantastic views and very convenient location. It had everything we needed for a lovely relaxing New Year holiday.

Fabulous house we go every year and it’s always clean and has everything you could need, I would say the only thing needed to be changed is the sofa , it not comfortable, but other than that 10/10

Really happy with this accommodation.

The location is super, within easy reach of all amenities and with a sea view. Clean and well maintained and very comfortable. Would recommend and hopefully return again.

Had to scrape clean the freezer on arrival before use, frozen solid.

The vac stunk really bad when using it leaving a wet dog smell, Still we had a good weeks holiday, plenty to keep the kids occupied, and us of course, nice welcome pack THANKYOU. Felt very pressured on departure, had to be out for 10am, cleaners parked outside at 09.25, staring and waiting for us to go.

Lovely house in a brilliant location.

We had everything we needed and more than what was expected. Amazing welcome pack and the property set up for dogs to be welcomed to. With anybody with a mobility issue the stairs are steep but in two parts to allow for a little rest, which was easily manageable for one of us who uses a walking stick. The games room with dvds, books and games is ideal for a rainy day but a stone throws from the front for a walk by the sea. Owners are thoughtful in everything they provided and do care about your stay without hassling you, as we received an email to check everything was ok. We enjoyed it so much we’ve booked next year. Thanks again for a lovely holiday.

My family and I hadn't been on holiday for.

.. well, ever, so after I was taken to Rhos-On-Sea by a friend, I looked for a place to stay for us. I found Roma. Boy, what a place. Roma was clean, comfortable, easy to navigate. Beautiful views (we even got to hear the waves at night!), and honestly just a little pocket of heaven. Walk-in shower upstairs, so friendly to those with low-mobility, but the stairs may be an obstacle. Easy to follow instructions for all the appliances, plenty of places to retreat to for some quiet time. Back garden was lovely too, especially hearing the sparrows arguing in the bush right next to the table - I suppose even sparrows have differing opinions. 10 minute walk to the local Co-op and other amenities. I could go on, but honestly, it was perfect. Well worth the price, and God willing, we're coming again next year (though hopefully a little earlier to avoid some of the rain!)

Amazing property.

Just a stones throw to the sea front, with great views. Kitchen had everything you would need, including plenty of glasses, crockery, cutlery and utensils and cleaning products. Clean dishwasher washing machine and tumble dryer. Beds were comfy, good sized bathrooms. Good games room. There is a lovely well kept garden with artificial grass. Premier shop/ post office within 10/15 mins. Would highly recommend Roma for a great holiday stay. . Thank you very much for the welcome pack.

Excellent property - home from home.

Wonderful location. All the facilities were of excellent quality and I would highly recommend this holiday home.

when we arrived and opened the door, we both thought that Roma was a lovely place to stay.

The games room was an added bonus as our son and grandchild joined us for part of the holiday. I don't think that there was anything missing that we needed. There are plenty of places to visit (which we did). All the rooms throughout the property were a generous size and well maintained. We were about half a mile from the main shops but for us, this was not an issue as the walk on the sea front was fantastic. we both have thoroughly enjoyed our stay at Roma and Rhos on sea and will be looking to book again in the near future

Have been coming to this house for years, always an enjoyable experience.

Loved the house the location and the ease in booking , we had a great stay and would use again .

Really nice holiday let good location nice and quiet all you could possible want included inside and outside, takeaways and good stocked shop 10 minute walk 3 minute drive wouldn’t hesitate to stay again

WOW - what a property.

Fully deserves this 5 star and is definitely home from home. The owners have carefully considered everything that is needed in a holiday home and ensured that it is available. From stair gates at the top and bottom of the stairs, a fire guard around the open fire, dog bowls, games, dvds, comfy beds, the list goes on an on. The addition of the games room gives extra space for families to spread out, but the lounge is large enough for everyone to sit together in the evening. The kitchen is very well equipped and has plenty of space to cook and the dining table is large enough to sit everyone. Roma is perfectly located in Rhos on Sea, with the town being a steady 10-15 minutes walk away from the property along the promenade. Rhos on Sea itself is a lovely charming little town with ample shops, restaurants and pubs (Tapps is a must!). Rhos is also an ideal location to explore the local area, with Conwy and Llandudno only a short drive away. All in all, Roma provided us with the perfect home from home and we will certainly be back. Fully deserving 5 star review!

We had a lovely holiday at Roma.

Rhos not too far to walk to, plenty of local buses, running all times and regular. Nice walk to the Little Orme and Seals bay. Good Wetherspoons in Colwyn bay. Nice sandy beach and prom in Rhos. Roma was lovely in general with plenty of cups, glasses, plates and kitchenware. Nice touch leaving milk, tea, coffee, zero% mulled wine, cherry bakewell etc. Negatives were few.. Fan in ensuite was unusable as it was very noisy (made owners aware). Sofas in lounge a bit sunk and uncomfortable, some towels (green ones) basic and flat ( didn't use). Floorboards on landing felt loose, sunken and wobbled the pipes when walked over. These are only minor negative points and I wouldn't hesitate booking here again. Owner (Joanne was lovely btw).A great holiday in all .

good location, easey to settle into very comfortable

Amazing comfortable house.

Perfect location. Some things I hadn't realised was that they left us tea/coffee/milk and sugar along with some cakes and wine. A lovely welcome after a long journey. There was also a hairdryer and a fan in the rooms. These are just added extras that are needed! My mom is a bit wobbly in the shower and takes a bath mat with her on holiday. She needs not have taken it as one is provided! The kids loved the games room and we loved the jigsaws!! Definitely somewhere we would come again next time we holiday in this area.

Had a wonderful stay in Roma.

Kitchen well equipped for everything you need. Beds comfy and 2 rooms had fantastic see views. Not to far to walk into Rhos and nearby Colwyn bay. Thankyou to owners for the cakes and prosecco they left for us as I was celebrating a special birthday. Particularly liked, that the lawn in the garden was astro turf which stopped our dogs entering the house with muddy paws. The games room was an added plus. We would definitely book Roma again in the future.

We had a Relaxing time on Our 4th visit to Roma - enjoyed Seaview from Bedroom - watching Sunrises Weather was varied - Cold & Frosty - Sunshine and mainly dry - lovely for Our K9 Walkies Only negative ( nothing to do with Roma itself ) was 24 hours without Water - due to burst Water Main - luckily this was end of Our Holiday Have already booked again for next year

We really enjoyed our stay at Roma the owners were very helpful, the house was absolutely spotlessly clean and the equipment and facilities provided for us were excellent can't say anything negative about this property.

The property is in a brilliant location for exploring North Wales we would like to return in the future if we visit this area again.

Loveliest holiday home we have ever been in and we have been in many!

Would thoroughly recommend. If you have children then the games room will keep them happy for a week!

Lovely property very comfortable.

Hope to stay again.

We stayed at Roma over Christmas it was a lovely spacious house.

Very clean and warm and in a lovely location. We would definitely stay again

We have been coming to Roma for last 6or7 years because it is one of the best holiday homes in one of the best areas - simple as that!

! Perfect position Comfortable Our dog instantly feels at home Perfect for local amenities & walking but sooo much to visit within 30/45mins Everything catered for - even a games room Plus the owners are spot on & communication is low key & just right for us We will be back

House was fantastic.

.plenty of room for everyone & our autistic lad really appriceated the games room & all its offerings in dvds & games but more his peace & quiet. Cant fault the house..had absolutely everything you needed bar a couple wooden spoons for the kitchen & a personal preference,a kingsize bed in front bedroom would have been better,as found it bit tight! The cake was a nice touch & so was having the basic things like tea ,coffee, oil, handsoap, toilet rolls etc in place. Driveway was just about big enough but not an issue & back garden was spot on for Eddie the dog..very secure! All in all,a very nice pratical house & def would book again.

Roma is a wonderful place & the location is fantastic, it's peaceful for a completely relaxing break & only a few yards from the wonderful seafront of Rhos on sea, which you can stroll to the chapel on the beach which is one of the smallest in the UK, then stroll a little further to the harbour & shops, cafes, pub & co op supermarket.

Roma has everything you need for a very comfortable stay. Our only issues were the washing machine, Tumble dryer & oven could all do with a very good deep clean, we have mentioned this to the owners & they said that they would sort it with the cleaning team, because of the appliances being in this state we did not use them so can't comment on if they work OK. But if issues are sorted we would definitely return. Hopefully all will be good. Looking forward to next stay. Regards Mr & Mrs D Williams .

Rhos-On-Sea it's self is a lovely place, great little gift shops and some fantastic cafes (marmalade's being the best).

As for the house Roma, it's in an ideal location, just needs some TLC spent on it ,we found the beds to be hard and uncomfortable and that goes for the corner suite in the main living area ,the arm chair you may aswell be sitting on the floor it's that low with no support.(this is 5 adults all shapes and sizes thinking the same). The 2 seater suite in the game room definitely showing it age. Cleanliness needs action, from door mats to kitchen utensils, frying pan nonstick coming off same as inside of microwave. We did get a change of towels and bed linen halfway through our 2 week stay which was appreciated

Just had a lovely week at Roma with my family.

The property is lovely with everything you need, and the beds are really comfy. Unfortunately the write up for the garden says ‘lawned’ and it isn't, it’s artificial grass which isn’t very pet friendly. I fully understand why its artificial for maintenance reasons, but this should be changed in the description.

Lovely, comfortable house and in a great location.

Kitchen very well equipped.

Had a fantastic time, the house felt like a home and met all our needs as a multi generational group which included a 9 year old and a dog.

We loved it so much that we’ve booked again for next year

For a family of six - Roma is literally a home from home, complete with comfortable and spacious Lounge Diner, awesome games room with TV, Xbox, Dartboard and Retro Games Machine which I loved.

We spent ages in the games room. The kitchen has everything you need to cater for 6 when you don't feel like eating out with built in appliances and dining area for six. The artwork in the house complements the seaside location, along with quality seaside fabrics to make your stay as comfortable as can be. The master bedroom with round swivel chair overlooking the sea is brilliant, and I spent ages just sat looking out the window. The other bedrooms were also comfortable and spacious. The bath is the deepest bath I've ever seen - so give it a while to fill up, and along with the powerful shower, WC and sink its plenty big enough for a family - but there's also an ensuite to bedroom 2 and a WC under the stairs as well, however if you're a big bloke then opt for upstairs one. Poppy - the dog was safe and secure in the rear garden and we could just let her out and not worry about her getting out - both side gates have bolts. Roma is perfectly located in Rhos, you can just cross the road and walk down the slope adjacent to go crabbing or walk down to the promenade to the shops and definitely the Fynach Tavern! We would definitely stay here again - the house is perfectly located, furnished to a high standard and clean - also plenty of parking on the drive and just outside on the street. Many thanks to Joanne for providing a lovely house for us to stay in.

Wonderful house with a lovely seaside theme throughout.

Marvellous sea view from main bedroom. Comfortable and clean. Great location. Quiet, peaceful but still close to nearby Rhos on sea which is a lovely little town. Owner provides very useful folder of instructions for the house. Also provides information on facilities/shops in the area. We had thoroughly enjoyable holiday.

This a wonderful house in a great location, exactly as described in the listing.

Well located for days out in the area. House is well maintained and very well looked after has everything you need for a break away. The cakes were a welcome treat on arrival as well as tea coffee and sugar and even a pint of milk! We had a fabulous stay with the dogs and would love to return again in the near future. Would highly reccommed this property to anyone looking to stay in this area! Superb!

Really enjoyed our stay at Roma.

The location was great being right on the sea front with wonderful views of the sun set The accommodation was fine , very spacious and a nice big garden . We would definitely consider going again . Thank you .

We loved everything about Roma house.

You couldn't have wished for more. The rooms were very spacious and clean. The kitchen had everything you needed and more. In the games room there were loads of games to choose from. Great outdoor area too. The house is in a good location to get to different parts of Wales too. The only thing that may need updating is the corner suite in the living room, which when sat on sunk in areas. The games room couch needed updating too.

One of the best holiday homes we have stayed in.

Lovely house and dog friendly garden plenty of room for 3 adults and 1 happy Sprocker very clean and love the holiday feel furnishings all through. Turn right at the end of the road have a 10 min stroll and pubs shops etc are all there which leaves the house quiet and peaceful. Would definately recommend and hope to visit again.

Roma cottage was beautiful and very comfortable clean ,our bedroom had a big bay window looking out to sea great having a cup of tea in bed early morning just gazing out to sea ,it as everything you need in it in every way ,close to promenade and shops about 5 minutes walk ,would we go again Oh YES DEFINITELY, thank you for a lovely holiday to the owners ,brilliant stay ,

Property very clean and comfortable ,well equipped and located ideally for walks to Rhos on Sea and prom.

Not quite as described on Sykes site ie parking one car on drive, remaining parking available to road side - photos show lovely sea/prom views however these are restricted to up stair bedroom. Suggestions - if hedge could be cut down to front of house by say 400 mm this would give sea view from lounge plus make lounge much lighter. If approx 1m of front wall removed, drive access would be much improved.

Roma was exactly as described and in a perfect location.

Well equipped and no problems with facilities. The sofa / armchair in lounge could do with replacing as saggy. Games room was very good. Our only complaint was standard of cleanliness. It was ‘surface clean’, which is all that can be achieved in a couple of hours. However, on changeover, there should be a deeper clean - say one cleaner for 4 hours or two cleaners for two hours - the property is empty from 10 til 4 so this is very doable. There was dust, dirt, wrappers etc behind / underneath and dog hairs ingrained in carpet. As our party consisted of young children, we discovered this, as they were playing on the floor and a toy went underneath or behind, they toys - and the children - were covered in dogs hair and dust. I feel that these holiday properties are expensive to rent for one week, and to reflect that, the owners should ensure the whole place is spotless by employing cleaners for at least 4 hours so they can achieve the high standards one expects at home.

This is our second stay at Roma.

This house is well equipped, comfortable and clean. We love Rhos-on-Sea and the views of the sea from the bedroom are wonderful. Looking forward to staying again in the future.

Our 2nd stay at Roma and another lovely holiday.

Every need catered for, lovely and warm, great location. Thank you for the goodies you left us and for the use of the highchair, much appreciated. Very comfortable for a family holiday with lots of space. We will return for sure.

Lovely stay again at roma can't wait to book again

Following last year's Feedback suggesting Hand Rail alongside Bath - this was actioned and was much safer - Also We requested Wrap around Fire Guard ( as We saw this was available from a previous Holiday Guest Review ) and this was provided - very good that Owners actually take note of Feedbacks / Requests ( many do not ) - Thank You Only small negative was cleanliness of Oven and Cooking Trays that badly needed replacing This was Our 3rd Visit to Roma - We enjoyed Our Holiday and were very lucky with actual Weather

Excellent really.

Owner very quick to respond to a couple of minor queries. Can't fault their speed in replying and rectifying. 3rd time visit....enough said!

ROMA was a big spacious cottage with every facility and utensil you would need for a comfortable stay.

Everything has been thought of here. The owner very kindly provided a full fireguard to the log burner as we had two 2 year olds in our family. I would highly recommend this cottage and we’ll definitely be back to stay again.

We have stayed in Roma many times now and it is always a great place to stay.

The rooms are a good size, the beds and sofas comfy and the kitchen has all the mod cons you need. We come to visit my daughter and her family who live up here and we can even have them visit us for the day with great comfort. The games room really comes into its own at such times. Hopefully, we will be back again some time.

Over the last 6 years I have stayed in many of Sykes cottages, but I have to say that this is the best i have stayed in,for location, facilities, sea views, and many other things, the owner was very helpful and informative too, I understand now why it is booked up virtually all year, needless to say,I have rebooked for next year and cannot wait to go back,100% recommend for anyone.

Lovely house can't wait to stay in January again

Fabulous place to stay has everything you could need for a family?

The games room was a great hit, a warm cosy place to stay, with excellent views

Home from home, very comfortable.

Perfect for two couples and children, facilities more than adequate and the play room was a big bonus my grandaughter loved it, so many things to play with and just across the hall from the lounge so the adults could relax and chat whilst being able to keep an eye on her and dip in and out of playing with her. The dog was very relaxed too as the garden was secure and perfect for him. We had some lovely days out but our grandaughter of 3yrs would always ask are we going back to holiday house, she loved it and slept so well too as the beds were super comfy. We felt like we could relax the minute we arrived as the very comprehensive details we were emailed prior to our arrival explained everything in the house perfectly. Loved it.

Had a really happy stay and the view from the large bedroom was amazing.

It was a well equipped kitchen and the games room was an added bonus. We are more than happy to recommend this property.

Lovely property, very clean and comfortable.

Will definitely return

We had a great week at Roma.

My kids loved the games room and the bedroom upstairs to look out onto the sea. We have already booked to go back next year!

Perfect for families.

Great space and lovely garden. Quiet area not far from centre. Lovely touches for a family experience. Highly recommended.

A beautiful holiday home with everything one could possibly need.

Thoughtfully furnished with a seaside theme. Very convenient for the North Wales sights. Your can watch the spectacular sunset from the front bedroom. This was our 2nd visit and we have booked again for next year.

Great location 1 minutes walk to the sea front, house lovely and clean with a well stocked kitchen with every utensil you can think of.

Very comfortable living room with tv and great views from all bedrooms of the sea. Great games room which got used a lot, with a lovely big kitchen for cooking and dining, would recommend this property to anyone thank you very much for our stay

Excellent accommodation and location.

The house is beautiful and really comfortable and well furnished.

The owners have thought of everything to make a stay at their house really special. The information we received prior to our stay was a very nice touch, covering everything from the details of the house to locations of shops nearby and local restaurants. We really enjoyed our stay. Thankyou. Denise & Mark S

Just back from a fantastic time at Roma.

The accommodation was excellent, well appointed and comfortable. Great location and lovely to wake up to the sea view. Rhos On Sea is an ideal place for exploring the North Wales coast line . We will be back for sure xx

Great family house , ideally situated for local area

We've just returned from a fabulous holiday at Roma.

Ideally situated - close to shops, pubs, restaurants and best of all the beach. Roma is very comfortable with every need catered for - great supply of kitchen utensils/pots & pans etc./glasses - everything you could possibly want. Beds very comfortable, nice and warm with great views. Really enjoyed the games room and have actually booked again for next year so that we can continue our darts tournament! Thanks Joanne for the goodies you left us, much appreciated and most of all thank you for a wonderful stay at Roma.

Roma was Clean - Warm and Welcoming - good Location - this was Our 2nd Visit and despite Cold weather was a welcome Break Only 1 comment on a Safety improvement - Bath was lovely long and deep but a Hand Safety Rail along Wall - under Window would make getting in and out much safer as there was nothing to hold onto ( We did take Our own anti slip Bath mat which helped ) Otherwise no Problems / Complaints - Thank You

Lovely house happy to stay again and again.

We have stayed at this property several times now and it is always just right for our needs.

It is always clean and very well appointed with plenty of crockery and kitchen equipment, as well as comfy beds. I just wish it was available more so we could stay more often

Lovely house, comfy and very well equipped.

Great location, easy walk into town. Be aware, most shops and cafes are closed on Mondays! Note for owner, bath leaks and shower needs a deep clean. Also damp patches noticed in twin bedroom.

A very spacious, comfortable, warm property which had everything we needed in the kitchen.

Ideally positioned and immaculately clean throughout. Very helpful instructions for all gadgets were available. Many thanks. We enjoyed our stay despite the dreary weather.

Really comfortable well equipped holiday home , had a job getting the grandkids out of the game’s room .

Well situated for all that North Wales has to offer . Nice touch was milk and cakes in the fridge, would recommend Rhos on sea and Roma to anyone who was thinking of visiting North Wales .

We loved our stay at Roma it is a lovely house in a perfect location, and we especially liked the games room, that was an added bonus.

Would definitely stay there again.

Had a great holiday last year so a return visit was the only way to go.

Beautiful house that has everything for a great stay. Within easy reach of Rhos on Sea and Llandudno with all their amenities. It’s a real home from home. Can’t wait to come back.

Lovely property with a great games room for all the family , Rhos on sea is a beautiful place with easy access to surrounding areas.

The sea view from the bedroom window is amazing hence the love seat there. My only quibble is the property is overlooked from every angle but would still recommend.

Roma was the perfect holiday cottage.

The owners had thought of everything and more. Great communication with the owners. The only reason we wouldn't return is we never want to deal with Sykes again. We booked and paid in full for our stay at Roma, including insurance. The same evening we received a email saying our holiday was cancelled! I called Sykes and was informed that they were doing IT work when I booked and the price wasn't correct! Surely a phone call explaining this would have been better customer service and asked if I wanted to book at the increased rate? So FANTASTIC holiday home, GREAT owners, just never again with Sykes.

Thank you!

We had a fabulous time at Roma. The house was lovely & in the best location! The view from the master bedroom was by far our favourite thing though…! Perfect communication from the owner. The welcome gifts were a really nice touch too. Can’t recommend highly enough.

Beautiful comfortable holiday home, accurate descriptions & lovely location.

A beautiful house in a perfect situation.

Everything you could possibly need is provided.

Roma is a lovely homely property that is well kitted out and enjoys some lovely views.

The area is lovely and quiet, Rhos on Sea is so beautiful and as yet unspoilt. We look forward to returning soon.

We really enjoyed our stay at Roma.

We have stayed there before and it works really well for us. The rooms are all of a good size but comfy. Everywhere was clean and as this was the first time we have stayed since covid, the extra measures re laundry etc seemed sensible. The location of the house is good with sea views from upstairs. We will be back. Would love to come in the warmer months, but it is never available then.

Really enjoyed our stay at Roma .

The house was clean comfortable and very well equipped. The owners answered any query we had and checked everything was OK for us when we got there . The facilities were second to none . Comfy beds and good bathrooms plus a secure garden for our little dog . Wouldn't hesitate on recommending it to anyone and the sea views were lovely

Cannot fault the property at all.

..First rate, with welcoming touches.

A fabulous place to stay.

Very clean, warm and comfortable. A real home from home and so spacious with nice furnishings and modern decor

The property was clean and extremely well equipped and well maintained.

We appreciated the extra care the owner had taken in providing a beautiful Christmas tree and welcome gifts We would love to stay here again and explore the wonderful area more.

As soon as we arrive at Rhos we get this utterly relaxed feeling which is completely enhanced as we pull into the drive way at Roma!

! We’ve been a few times now & the house suits us & our dog perfectly - we can chill locally, loads of great walks without getting into the car but within easy travel distance of great beaches, waterfalls, properties, shops & restaurants The owners are a joy to deal with, the house has everything we want, the WiFi is good, the central heating spot on, a wood burner and good showers!! And the view from the main bedroom is just stunning. What more do you need Love Rhos. Love Roma Happy Day’s

A lovely, spacious home from home in a great location.

In general everything was okay.

But there are some things I would like to mention. First, the rooms look much larger on the photos as they are in real. For us 3 the house was large enough, but for 5 or 6 people it would be quite tight. I expected a larger double bed in the master bedroom, especially as there is enough space. And it should be mentioned that the ensuite bedroom is the small bedroom, not the master bedroom, as usually. The family bathroom never got really warm. Just a small towel heating is not enough and the preset operational times cannot be changed. Unfortunately it did not fit to our habits. The games room was a bit disappointing. Maybe it was because we never played such games before. The contact to the owners was very good and a problem with the kitchen lights was fixed immediately. Thanks for the midstay cleaning and the welsh food. We enjoyed our stay. But I would not come there in summer. There is no sand beach nearby and the prices for high seasons are absolutely unreasonable high.

Roma was an ideally situated and perfectly appointed family holiday let.

Along the flat promenade, Rhos-on-Sea is located only a short walk away and by car other North Wales tourist spots are easy to visit from this central location. Inside Roma, the 3 bedrooms all have sea views, there is an kitchen diner with excellent facilities, a separate lounge and games room and even a spacious garden. This makes Roma suitable for any family stay (and ours included a baby & dog) and we shall certainly return to both Roma and Rhos.

Such a lovely house in a great location.

Very clean. Everything you could ever need. Very comfortable and a lovely secure garden for our dog. I felt totally relaxed and refreshed at the end of the week. We will definitely be back.

We would have loved to return to Roma House for another holiday next year, but we have been priced out and it is no longer affordable, which is a real shame as we have always holidayed in the UK.

We really enjoyed our stay at this cottage.

It was nice and comfortable to be in during a few wet spells. Had everything we needed, beds were comfortable. Location of the property is great. We loved the Games Room, shame the speakers on the arcade machine didn't work but it was still great fun playing all the old classics. We would definitely go back to both the property and North Wales.

Lovely holiday home with all home comforts and beautiful surroundings.

A fantastic enjoyable family holiday.

Roma is a lovely house nicely positioned next to the promenade.

The house was comfortable and spacious. Parking was no problem with space for one large car on the drive and plenty of on street parking.

Very good accomodation in a great location.

Lovely sea view from the front bedroom. Was going to book again for next year but the price went up £150 overnight which has deterred us. Couple of points to feedback: the restrictors on the upstairs windows means you can't open them sufficiently in warm weather; also the position of the shelving in the games room makes it all too easy to bang your head when standing up from playing the arcade game. We speak from experience...ouch!

Key safe difficult to use Master bedroom window too hot in the hot weather.

Roma ideally situated for walks by the sea and close to shops and amenities.

Couldn't fault holiday cottage will definitely be looking to stay there again in the future. Great place to stay and great place to visit with lots to see and do.

We had a great holiday at Roma.

It is a lovely property, plenty of space and a secure garden for the dog. The house is clean, cared for and well equipped. The owner is also very helpful and sent plenty of information beforehand. We were fortunate to have good weather so could sit outside or walk along the seafront. There are sea views also from the largest bedroom. Excellent location, plenty of local amenities and easy to get further afield. Definitely recommend this property and hope to return in the not too distant future.

Our 2nd stay at Roma and everything as good as 1st visit.

Roma is a very relaxing and comfortable home. Housekeeping was 1st class at Roma during Covid-19 rules and regulations. Thank you Joanne for milk and cakes left in fridge for us, enjoyed by us all. Would recommend Roma to future visitors.

We really loved our stay at Roma.

Location perfect - right over the road to the rock pools etc. Rhos-on-Sea is delightful and people so friendly. The house exceeded our expectations. Beautifully presented with all furnishings and fittings great quality. Our girls loves the games room and gave us plenty of space. We’ll definitely be back. Thanks Joanne!

Located in a brilliant position overlooking the sea and within easy access of shops and other amenities.

Spotlessly clean and has everything you need for a pleasant stay. It is a definite home from home. Beds are super comfy and showers are proper power showers. Would recommend.

House was lovely, well equipped and clean.

Lovely sea view. Owner was very pleasant to deal with. Toddler loved having a play room. Would go back.

We enjoyed a fabulously relaxing week at Roma, a brilliant home from home!

Thanks for the welcome cakes too. Would have rebooked for next summer but no dates left!

Excellent accommodation, immediately felt at home.

Appreciated the welcoming wine chocolates and cake. Games room was excellent for the children. Very well located. A gem.

ROMA was a perfect choice for our 3 generations of female family members and dog Sally.

Well situated - waking up to seaviews and sounds of the seaside. Quiet area for young (and older). Great facilities inclusive of well decked out playroom: though we were very lucky with the weather for our two weeks. No time for a BBQ. Off road parking with plenty of extra spaces on a quiet road. Plenty for us to do in this part of Wales. We even had a "teddy bear hunt" on Snowden!!!. A visitors book would be a useful addition to browse through and leave personal comments. Thanks for the welcome drinks and goodies and bed clothes change and clean after our first week. If ROMA is available we'll be back.

So good we have already booked to return next year!

it’s a gem of a find the location was perfect for us, the house was very clean and very well equipped the owners have thought of everything, the games room was perfect for our grandson and son to use, we didn’t want to leave, but we can do it all again in 2020 when we return.

We were so impressed with this property that we have already booked it again for next year.

Enjoyed the house very much, ticked all the boxes, lovely garden, very well equipped One of the of the best cottages/houses we have stayed in,and we have been on many disappointing holidays with other companies where the description was not very accurate, ie 10 minutes walk to the beach, yeh if you like scrambling through a field with cows and bulls!

!!, shops nearby if you are a boeing 747!! Secure garden, fence full of holes etc. Sykes as usual always give accurate details and the owner, Joanne was extremely helpful. All being well we hope to return next year.

Great location.

Excellent walks along shoreline.Reasonably close to town and some amenities. Nicely located for excursions along coast both ways. We had excellent weather so got out every day.Poor weather would create a few problems,so facilities at home very important Which at ROMA were excellent apart from the wi-fi not working(has been corrected now). Overall we had a great time although very cold all week, but then it was April.

We made a return visit to Roma at the beginning of March,as before the house was easy to find, the house was warm and welcoming.

A lovely house with excellent facilities an ideal family home. There is an enclosed garden ideal to sit out weather permitting, and especially if like us you have a dog with you. The area was quiet but very close to all amenities. We look forward to returning again next year.and highly recommend Roma.

Clean very well equipped house in a good location.

Would definitely recommend to family and friends. Hope to revisit in the not to distant future.

Loved the house and location, it had everything we needed and more!

Located just off the main coast road, all bedrooms had a sea view. We had a walk up Little Orme, well worth the effort on a clear day for the views. Also walked around the Great Orme, Also fabulous views . We would definitely look to stay here again .

Beautiful place ideally situated

The property is exactly as listed and the efficiency of Sykes was much appreciated.

Roma is a lovely property, well presented with all your needs and in a very good location. The communication with the owners was exceptional, very polite and lots of useful information. Would definitely book again!

We have just returned home after having a fabulous time staying at Roma , the house is just perfect and suits all ages .

Everything is catered for and is of such a high standard. The location is perfect and the communication with the owner was excellent and we could not have asked for anything more during our stay . We definitely plan to return

The six of us had a great weekend at Roma - comfortable and well equipped.

The three children (6-12 years) especially enjoyed the games room with its astonishing range of games and pastimes....the retro computer games were a special hit! We would happily come again, if we are this way again....which may be next year!

Lovely clean house.

I imagine it is really good in the summer as it's near the beach and also has a pleasant little garden to sit in. It is a 10 minute walk into the town of Rhos on sea, which is a pleasant little town with ample cafes and restaurants etc. Great idea having a games room with another TV. Also has downstairs lavatory, which is ideal.Would definitely recommend.

Lovely homely house, which we all had a fabulous family holiday in.

Everything you needed was included. Beautiful sea views from the bedrooms. Would definitely stay again.

roma is a beautiful holiday home to stay at, spotlessly clean, comfy beds, good quality kitchen equipment and utensils, lovely sea views from all the bedrooms, games room a big hit with our 2 young grandsons, nice size back garden which our dog loved, off road parking at front of house, a very comfy and relaxing holiday home to stay in.

thank you for the milk and cakes left for us on our arrival - appreciated. would not hesitate to reccommend roma to all future holiday makers.

Roma was bigger than expected and extremely clean and comfortable.

The little extras, cakes & milk left for us were greatly appreciated. Towels and bedding were excellent quality. The location of the property was excellent, a short walk from town, nature reserve and bus stops and the beach was on the doorstep. The views from the upstairs windows are beautiful and we enjoyed watching the sun setting over the Little Orme from the huge, comfy chair. The variety of board games, dvds, computer games & smart TV's kept us busy. We made use of the bbq and the lovely garden and had everything and more in this gorgeous house. Did not want to leave but hope to return soon.

Roma is a lovely holiday cottage, very comfortable and well equipped.

We especially enjoyed making use of the barbecue. It is situated in a wonderful location close to the sea and the walks along the sea front were exhilarating. It was ideal for a much needed rest.

This a superb house in a fantastic location.

The owners were very helpful, and have put a lot of time and effort into ensure this property is welcoming, comfortable and well equipped - my children particularly enjoyed the games room! I have no hesitation in recommending this property and would definitely book again if returning to the area.

Had a great time using the property.

In a quiet location, but what we wanted. Just a couple of small things against our stay. On arrival the kitchen bin was half full of rubbish. 1 dinner plate was cracked, a few long black hairs in the ensuite bathroom. All in all though a lovely property to stay in and we would highly recommend.

Family of six had a very enjoyable stay at Roma.

The property was lovely and warm, clean and had everything we needed. It was extremely well presented with nice finishing touches and the games room was an added bonus. We would highly recommend this property and would stay there again.

The cottage was beautiful, very well appointed and furnished.

The facilities were excellent and it was ideally situated in a lovely location, for both walking and shopping, it was also pet friendly with a very nice enclosed rear garden. I would highly recommend this property and we will definitely be returning in the near future.

My Sister and I have just spent a lovely week at Roma with our dogs.

The holiday home has everything needed for a home from home getaway. The fittings and fixtures are of a very high quality and we couldn't fault a thing. As we were away during the very cold spell, being able to light a log fire was an added bonus; although the central heating was more than sufficient. The playroom is such a special addition for a family with children and the large fully secure back garden was ideal for our dogs. The owners, Joanne and James are wonderfully friendly and accommodating. We would highly recommend this spacious holiday home to discerning families. Jean, Maureen, Benji, Gemma and Oscar (Wirral)

Excellent place to stay.

Cottage is modern, very clean and had everything we required for a perfect holiday. We will be booking again to stay next year. The location is just perfect and loved the sea view from the bedrooms.

Roma was an amazing property.

It had everything we needed and more. The games room was an added bonus and catered for all ages with a wide variety of games, books and DVD's. The owner was extemely helpful and responded to queries quickly. A great stay!

Myself husband, son, daughter and dog thoroughly enjoyed our short break.

The Roma was spotless and comfortable with Joanne the other end of the phone if needed. We will use Sykes cottages again and will hopefully book the Roma again.

We had a fantastic holiday at Roma.

Such a comfortable house and very well kitted out. The location is perfect for seeing North Wales and the house is right next to the beach with a sea view from the bedrooms! In fact, we loved it so much that we’ve already booked again for next year :)

Great house, games room a real plus with Xbox and arcade games.

Kitchen had everything you could need. Great beaches on the doorstep for walking the dog.
