“Fabulous location and views; wonderful walks and magical garden.”

We had a great holiday. However, some housekeeping which would be so easy to fix just spoiled it a little and we noted from the visitor book that this was nothing new. Previously mentioned - the shower screen was old and the black seals falling out - we repaired! Cushions in living room exuding feathers; clock in kitchen not working; cobwebs on bedroom ceiling; very mean supply of toilet roll - we had to ration near the end. Teabags also mean - and Earl Grey which is a weird selection and not ...

Cushions in living room exuding feathers; clock in kitchen not working; cobwebs on bedroom ceiling; very mean supply of toilet roll - we had to ration near the end. Teabags also mean - and Earl Grey which is a weird selection and not to ours or many people's taste; sugar very mean - a few paper straws in the bottom of the pot! In addition: the toilet seat was broken and the TV needs retuning - couldn't get some channels. Generally, if there was a choice between a bottle of wine and chocolate biscuits OR more loo roll, teabags and sugar AND some complimentary shower gels / shampoos we would go for the latter. However, many places we stay have BOTH!

We are extremely frustrated that this has again been a problem. We pay the maintenance company £130 for each clean and to provide the welcome pack and so it should be absolutely perfect. “We were a 3 generational party staying for 4 nights.”

The views from the living room are stunning and the surrounding gardens are lovely. Last time we visited there were just two of us and I had forgotten about the lack of comfortable seating. In terms of comfort the coach house really needs an additional small sofa or at least one armchair. There is a comfortable 2 seater sofa and 2 pleasant upright hard chairs plus the dining room wooden chairs. So for two people staying this is fine but for 3 or 4 people no where comfortable for them to sit. The welcome pack was a lovely bottle of English Wine and a packet of chocolate tea cakes. On the last visit we had issues with the cleanliness of the coach house - no issues on this visit everywhere was clean and tidy. The driveway is very steep so not for the nervous driver!! Having an EV charger on site was a huge bonus. The location is great - a 5 minute drive to Barmouth. Beautiful walks nearby. For two people this is a great spot and I will happily return.

“A curates egg for sure.”

Unsurpassed views..delightful garden...but overall in need of upgrading to equate to the position and ambience of the site. De- luxe definitely not...kitchen units tired and damaged...bathroom a hark back to the 70's with genuine foldback concertina screen over the bath and awkward toilet seat...carpet to the bedrooms also need replacement...but hey the weather was fantastic and Barmouth soooo nice..such a beautiful and underrated place to visit. Can recommend Dylans for a super evening meal...and the Mermaid fish and chips for a superb fresh and enjoyable take out on the prom..we took the ferry across to fairborne ...and the train to tal -y-bont..for fabulous walks back to barmouth along the beach...brilliant local walks all around...all in all we had a FAB time...but owners please update if you can the coach house and we would recommend 100%.

“A beautiful setting once we found the property.”

It would have been helpful to have detailed directions I.e to know it was tucked behind a lay-by. Property needs a good spring clean, lots of cobwebs and dust. Found a dirty baking sheet in the cupboard. Previous Sykes cottages have had welcome packs - not here there was a jar with musty tea bags. The EV charger was not working but the very helpful gentleman who lives below was able to assist. But on the positive side - lovely wild flowers in a vase. The cottage was warm, cosy and good supply of hot water. The views from living room are wonderful. This cottage is perfect for 2 people would have been cramped for more. The location is great just outside Barmouth, wonderful walks nearby.

“This place is a jewel, in a gorgeous setting with absolutely magnificent views, and a lovely garden.”

We spent many happy hours just looking out of the full height window at the estuary and mountains, and walking from the property. It is comfortably and tastefully furnished, with everything you need. There is plenty of space for two people, though four adults might find it a little crowded. The double bed is very comfortable but as often the case the single beds are less so. It was clean when we arrived, however there were a few frustrating things: in spite of being told there would be fire making materials for the wood burning stove, none were provided;1 toilet roll only was supplied, a tiny bit of washing up liquid, and just enough dishwashing tablets. There was a bulb missing in one of the bedside lights and the battery was flat on the kitchen clock. Looking at previous feedback in the comments book there seem to be a long list of minor housekeeping quibbles. It's a shame to dwell on such minor things, but they need fixing to make this a totally five star experience.

“The cottage is in a fantastic location with stunning views.”

Parking is off road, on a steep hill, but ok to access. It’s comfortable and relatively clean. Extremely quiet. Unfortunately little things like Cobwebs in upper corners and dead flys on the windowsills let it down. Lots of feathers from the living room cushions on the floor and sofa. Not sure how long it had been since the cleaners had been in. Bathroom wasn’t particularly clean. Bedroom lamp missing a bulb. Disappointed not to have a welcome pack, especially after reading positive reviews on the essential items previously left for guests. What added insult to injury was the half finished pint of milk left in the fridge! And no bags in the bins! Appreciate it’s a self catering cottage, but you would expect essential basic items such as bin bags in the bins, especially the kitchen. Only had food waste bags in the cupboard. Not essential, but WiFi was poor, constantly dropping connection. Not great when trying to entertain a youngster on wet days. A deep clean and a refresh of some of the furniture would really boost the place.

“The best thing about this property is of course the view which is amazing and always changing.”

There are new patio doors to the Juliet balciony and you can sit on the sofa and take in the beauty of the estuary and the mountains. There is a lovely garden although there is quite a bit of road noise when sitting out. The property itselt could do with some tlc and improvement in hanging space for clothes. I do object to hanging my clothes next to a mop and bucket! However all things considered if we return to Barmouth we would definitly stay here again.

The only downside the kitchen was a bit scuffy. The lack of information on how the utilities work. The place could do with books puzzles and maybe something for kids to do in the evenings.

“The property is lovely and cosy.”

It sits within beautiful managed woodland with an incredible view over the estuary. Very peaceful with walks possible from the door with no need to drive anywhere. The log burner is lovely and the flat has everything you need to cook in the evenings. Just don't forget to pack dishcloths and washing up liquid/ spray for non-dishwasher items and surfaces as these were not provided.

“Well equipped, but no promised broadband when we arrived on Saturday.”

This was reported on Sunday and we were told that an attempt to fix it would be made on Monday. It was clear having returned from a walk that nobody had been. We didn’t get broadband until Friday. While access to the internet wasn’t a major problem the inability to make emergency calls could have been. The person we spoke to on Sunday didn’t make any attempt to contact us. This is unacceptable. Tony

“Lovely views even in the Welsh rain !”

Barmouth is great.Though the maintenance of the property was lacking. The French doors were poor, the toilet was unusable for over two days untill it was finally fixed. The water supply was not fit for purpose, having no water at any time until we left We won't be coming back to stay.

Because of the lovely weather we had the opportunity to had bot, breakfast and dinner in the beautiful garden and enjoyed the amazing view. One suggesstion: let a serving tray or smth like that in the kitchen, it would make it easier to transport all the plates and cupes to the garden

“Bodowen Coach House is a delightful place to stay.”

The location is quiet with access to many walking paths literally from your front door. There were several book of walks in the house to provide details of many places to explore in the locality. The house itself was clean, comfortable and warm, with good views of the Mawddach estuary, and the garden a delight in good weather. We had very enjoyable week despite indifferent weather. Even the rain added to the experience - the waterfalls were spectacular! A very good centre for exploring Snowdonia and Mid-Wales. Highly recommended.

“The property is.”

certainly not a new property. It may be new to holiday let but it certainly wasn’t in new condition. Kitchen sink plug was not working. Taps to wash basin in bathroom were difficult to turn off and swivelled. Carpet in living room needed a deep clean . Window frame in bathroom did not look as though it had ever been cleaned.

But yes a full carpet wash always gives a great result, so we're happy to confirm we did that straightaway and actioned your other notes. Leave your vehicle in the off-road parking space where you can unload your bags with ease before entering your beautiful new abode.

Step into your new holiday home, where you will find a well-appointed bathroom, fitted with a bath and overhead shower where you can freshen up at the end of the day, as your towel gently warms on the heated towel rail.
