7 adults, I child and I dog. Never felt overcrowded once. Lovely house, great location. Would highly recommend.

Our group of 11 family members stayed for 3 nights.

The house was perfect for us with an excellent bedroom, kitchen, dining and sitting rooms. An extra bonus was the games room which the younger members of our group loved. The house is well situated next to a fast flowing river. We climbed nearby Cadair Idris on the Saturday and visited Port Merion on the Sunday. Wonderful trip, thanks

We’ve been many times to Bryn Cemlyn over the past nearly thirty years and it never fails to deliver.

We love the house and the private access to the river is brilliant. We’ll hopefully be back again next year.

I booked this mini break for my daughters and their families so I didn’t actually go but they said the house was excellent.

Great facilities and the kids loved the games room.

Had an amazing time here.

Couldn’t fault.anything. If I could make a suggestion. Those woods you see . If you go right outside the gate for about 2 minutes on the right. You come to a free car park. And you can explore all different walks in the forest. It also has a place you can barbecue. You can paddle in the stream. brilliant location for pretty much everything.Great for big families. Would totally recommend this beautiful place

We absolutely loved the cottage.

Is perfect for a big group, the rooms are all great sizes, the games room is fun, kitchen is stocked full of pots and pans and crockery, we cooked every night. Morning dip in the river is a dream if you’re brave enough!! Lovely location

The accommodation was amazing, a large space with a fun games room in the basement to pass the time on those rainy days.

The views of the forest and river were lovely at the front of the home. All rooms were very clean, and the beds were very comfortable. I would highly recommend this to friends and family, and would very much consider staying again.

It's our 3rd time staying here ,we love it ,the house accomadates a family of 12 and a dog very well with plenty of room for all off us.

The views are amazing the river at the bottom of the garden is lovely it's very easy to feel at home in the house and we have already booked for next year

The bed in the 1st floor master bedroom is broken and in need of replacement.

The mattress was hard and thin and the bottom half of the divan has collapsed, offering no support. The bed in the 1st floor bedroom with the sink has another very thin, very hard mattress and broken slats. The kitchen scissors were broken and had been taped back together rather than replaced. One of the shower heads had also been taped up rather than replaced. The shower in the master bedroom needed a new washer as water was running out the back of the head and the shower in the ensuite of the middle bedroom of the 1st floor never actually got warm. All this is a shame as the house was beautiful, full of arts and crafts details and very spacious. A little maintenance and two new beds would have made it a really enjoyable stay.

Lovely house, perfect for a large group as there were plenty of rooms to spend time apart and loads of space and seats to spend time together.

Clean and well presented, plenty of crockery, cutlery and glasses. The location is great for getting out in the car for the day, the garden is secure (enough - our dog isn't an escape artist) which was wonderful for our dog.

Great weekend.

Lovely position, with a walk down to the river. The floor to ceiling windows in the living room were spectacular. Everything clean, all the things you would expect to find were there. Owner called to let us know there was noone coming the night we were leaving, so we could stay later, which was a thoughtful touch. A little thing: when we got there we spent a little while trying to open the wrong door - might be worth mentioning that, if only to protect the inside bolt.

The property was very nice and we feel very homy.

We would love to come back again. The owner was very understanding, easy to reach and answers my queries immediately.

Great cottage, plenty space for extended family holiday - there were 10 of us and 2 dogs.

Very relaxing, well equipped. The games room meant that we could fully entertain the kids (and adults) on an evening. Great that they take dogs. We also spend some time down by the river which is beautiful. You can actually walk to some great mountain walks (albeit a few mins on the main road first). Location is ideal, we visited Barmouth, Fairburn, Bala and Porthmadog that were all within 20-30 mins drive. There is a local co-op and Spa in Dollegau that are 10 mins drive away for all your supplies. There is also a pub a few mins walk that does basic, but very good food and serves some great ales. This was our second visit to the cottage, we liked it so much.

Lovely spacious house in beautiful wooded valley.

Lots of bathrooms and toilets, all very clean. We had a fair bit of rain, but still nice walks from the house, enjoyed by kids and dogs. The playroom was also very popular. A wonderful 4days with extended family.

It was a fantastic cottage in an amazing and beautiful location.

Was very clean and comfortable and ideal for our party (husband and I, 3 daughters, 2 son in laws and 3 grandchildren. And Smithy the dog!). We asked if a Christmas tree could be provided and 2 were left, plus boxes of lights and decorations so the children had great fun decorating the tree. The welcome pack of Prosecco, milk and mince pies and doggy treats was much appreciated. A really wonderful stay at a stunning house. The photographs really do not do it justice.

This is an excellent holiday house in a great location.

The house is huge with plenty of room for our family of 10 plus a couple of partners. There is a large cellar which is used as a games room with a pool table, table tennis table and dart board. The house has everything you need including a lovely big kitchen and dining room and the lounge can easily fit everyone in with five settees and four armchairs. The bedrooms are all large and the beds very comfortable.There is a river at the bottom of the garden which we swam and kayaked in. This is without doubt the best holiday house we have stayed in and is very competitively priced. The owners are very helpful, friendly and easy to contact. We have already book for next year.

What a wonderful time we had at the cottage and it was so much bigger than we expected.

We will definitely be back.

Lovely property surrounded by stunning scenery.

Location ideal for access to Barmouth, Fairbourne and lots of lovely walks. Big spacious property with plenty of amenities. Loved the basement games room and fact that there was a dryer down there which we need to use a few times with the rainy weather! WI-FI not brilliant with lots of people connected, but I guess that’s to be expected! The current photos of the property don’t do it justice as it looks to have had a recent refresh with new carpets and sofas.

Lovely place very cozy.

We have a few issues which were quickly resolved by the lovely owner.

Our 3rd visit to Bryn Cemlyn, a large rambling house, plenty of room for everyone We thought the sitting room was amazing, the views from the full length windows were beautiful ( even when it rained!

) The tables and chairs in the window spaces were extremely popular plus plenty of sofas to seat everyone Everything we needed was there, we’ll definitely be back. An ideal base for a 3 generation family holiday

The cottage is in the perfect location to reach both mountain walks and beaches.

It is really spacious and well kitted out, and everything was lovely and clean. The river at the bottom of the garden is truly wonderful and was a godsend for us and the dogs as there was a heatwave. The only two things that would stop me giving top marks are that the beds are not that comfortable. And the second thing for me would be that I could not let the dogs off lead as the cottage is on the main road and the back yard where the picnic tables are is not secure. However, new mattresses and I would definitely go there again!

The house was fantastic and the family

We stayed in August 2 families Fantastic cottage set in the most beautiful location.

The cottage was spacious even with 10 people, we all had our own space, the dinning room and outside area was large enough for us all to sit round and the games room was a great addition. The only thing that let the cottage down was the kitchen, there was not enough work space or cupboards for food nor were there any instructions on how to work the oven and it wasn't big enough for 10. Would I recommend this cottage absolutely as the location was perfect and we had an amazing time

My friends / family who stayed with me said beds are not very comfortable otherwise everything is alright, we really like the location and the house

The property was amazing.

When I booked this holiday I didn't realise how big and spacious it was. It was basic but comfortable. I found the oven difficult to use at first because the dials have worn away and the beds were a little worn. In the main lounge there are four large leather sofas, the room was massive , plenty of room for my family which consists of 6 adults, 2 toddlers (under 2 years) and 1 infant and 1 dog. We made use of the games room and to our joy we found bats in the cellar. The walk down to the river was a little tricky but added to the fun. Plenty of parking - we had 3 cars on the property. Due to covid we kept to ourselves so I can not honestly say how friendly the locals were as we didn't use any of the pubs but I am sure they were fine judging how friendly the owners were. The scenery was beautiful, I loved the house, we left Wales wanting to move and live there. As a family we will definitely be going back to the same house.

Amazing walks from the door. Short drive to the beach at Barmouth. House is on a noisy road but we got used to it, it didn’t spoil our enjoyment of it. The owner was very friendly and extremely helpful when we had an issue with the fridge freezer. The games room provided hours of entertainment with table tennis and pool. Would definitely go again

Honestly, blown away by the size and the facilities.

We have already decided to make this an annual family holiday location! Loved it, beautiful setting and location.

I couldn't in all honesty recommend this placet o people with very young but mobile children or people with mobility issues, far too many stairs.

Having got that out of the way this house is fantastic, 3 x 3 seater settees plus 2 x 2 seaters in the living room and still not overcrowded. Very large kitchen and dining room. Good sized bedrooms only one of which wasn't en suite and the games room was a bonus. Yes it is on a main road, but I have heavier traffic going past my own home. Well situated to many attractions and OK the pub down the road isn't up to much, but there is a good selection of restaurants within easy reach. I would definitely book again and would recommend to adult parties

Great location for walking and mountain biking

Bryn Cemlyn is a beautiful place to stay.

My family had a fantastic time and will definitely be going back. The games room was a real hit (with the big kids too). With so much space my little one has now mastered the art of walking and climbing up and down stairs. Amazing

A lovely property and definitely one I would recommend with a great location.

The only thing I would say is that the listing needs updating. The listing describes a Pub within walking distance, however this has been closed for sometime.

Excellent base for a large group, as long as the bedroom arrangement suits (two triples).

Close to sea, forests and mountains, with walks directly from the house. It is on a busy road, but gated.

The beds were a little uncomfortable, but everything else was fab.
